For many buyers, the dock, boathouse, lift, water depth, shoreline, and access to the Gulf matter just as much as the kitchen, the primary suite, or the view from the living room.
A well-designed dock can change everything.
It can make boating easier. It can make entertaining more natural. It can make a property more valuable. And when the details are thoughtful, functional, and beautiful, a dock can become A Work of Art .

What Makes a Dock Work Beautifully?
When I look at a waterfront property on Ono Island, I immediately start thinking like a boater.
- Is the water deep enough for the boat?
- Is the dock protected from heavy wake or exposure?
- Is there a no-wake advantage?
- How quickly can you reach Perdido Pass?
- Is the lift sized properly?
- Is there room for a larger center console, catamaran, bay boat, or cruising boat?
- Does the boathouse protect the boat well?
- Is there lighting for evening arrivals?
- Does the dock feel like part of the home?
Why Every Dock and Boathouse on Ono Island Is Different
One of the biggest misconceptions buyers have is assuming every waterfront lot on Ono Island can support the same dock or boathouse design.
That simply is not the case.
When I evaluate a waterfront property, one of the first questions I ask is:
“What type of water frontage does this property actually have?”
Because the answer affects everything — dock size, boathouse options, lift placement, permitting, water depth, maneuverability, and how the property lives day to day.
Is the Property on Big Water?
Some Ono Island properties sit on wide-open stretches of Old River, Bayou St. John, Arnica Bay, Perdido Bay, the Intracoastal Waterway, or other expansive waterfront locations.
These properties may offer larger water views, better maneuverability, and more flexibility for certain types of boats, depending on the lot, shoreline, depth, exposure, and applicable rules.
These are often the locations that attract owners of larger center consoles, Freeman catamarans, sportfishing yachts, and cruising boats.
Is the Property on a Canal?
Other properties are located on canals throughout Ono Island.
Canal-front property can be incredibly desirable because it may offer protected water, reduced wave action, easier docking conditions, and short runs to open water.
However, canal lots may also have different considerations regarding water depth, dock dimensions, boat lift placement, turning radius for larger boats, and future dock improvements.
Every canal is different.
Is There Saw Grass or Marsh Vegetation?
This is one of the most overlooked waterfront topics on Ono Island.
When I walk a waterfront lot, I immediately pay attention to the shoreline.
“Is there saw grass or protected marsh vegetation along the water’s edge?”
The answer can be extremely important.
Saw grass and marsh vegetation often play an important environmental role along the shoreline and may affect what can be permitted in the future.
In some situations, the presence of saw grass can create additional permitting considerations regarding dock placement, dock extensions, boathouse construction, lift installation, and shoreline modifications.
What is possible on one lot may not be possible on another.
That is why waterfront due diligence matters. Buyers should always verify potential improvements with the appropriate governing authorities, permitting agencies, association guidelines, and qualified marine contractors before assuming a dock or boathouse can be added, expanded, or modified.
Boathouse Design Should Complement the Home
A boathouse should never feel like an afterthought.
The best boathouses feel as though they were designed as part of the original home.
One of the architectural details I appreciate on Ono Island is that the boathouse should complement the primary residence. In many cases, the roof material and appearance of the boathouse should match the architectural character and roof of the home itself.
A beautifully designed waterfront property creates visual continuity between the residence, dock, boathouse, landscaping, and waterfront.
Everything feels connected.
Everything feels intentional.
Everything feels designed.
The Connection to A Work of Art

Every detail on a great sportfishing yacht is intentional.

- Run to Flora-Bama Yacht Club for oysters and a cold drink
- Head to Orange Beach Marina, Sportsman Marina, or The Wharf
- Return home at sunset without stress
That is the kind of detail that makes a waterfront property live beautifully.
What I Notice When Showing Waterfront Homes
When I am showing waterfront property on Ono Island, I do not only look at the house.
I look at how the dock lines up with the lifestyle.
I notice the lift, the water, the approach, the exposure, the boathouse, the lighting, the storage, the shoreline, and the way the dock connects back to the home.
Because sometimes the dock tells me more about how a property lives than the listing photos ever could.
