Are you wanting to spend time with your family and friends in the condo? If rental income is important, it is important to look at vacancy rates, lodging taxes, rental restrictions.

Q. What about Fido? Do you have pets that you would like to bring to the condo? 

A. Make sure to research the HOA documents and potential restrictions on pets as well as the size and number of permitted.

A. Do your due diligence. Is the HOA in good health? Are there any special assessments or talks of future assessments? What are the fees and what is included? Also, it is important to look at the lastest Board Meeting Minutes, Budget, and Reserve Funds.


There are more than 17,000 vacation condos, hotel rooms and beach houses in south Baldwin County. Orange Beach alone will have more than 9,000 of the almost 16,000 condos with Gulf Shores having about 4,500 and Fort Morgan about 1,600. There are a total of 2,473 hotel rooms in Gulf Shores and Orange Beach and none in Fort Morgan.
