A Buyer’s Guide to Ono Island POA Rules & Regulations

As a homeowner on Ono Island and a Gulf Coast real estate advisor, I often guide new buyers through the nuances of living on one of Alabama’s most prestigious private islands. The Ono Island Property Owners Association (POA) and Architectural Control Committee (ACC) have a robust set of rules that protect the island’s natural beauty, waterfront access, and overall aesthetic. These guidelines aren’t meant to intimidate—they’re part of what makes Ono Island so serene, secure, and desirable.
If you're considering purchasing a home or building new construction here, here's a straightforward, in-depth look—through my lens as a neighbor—at what you need to know.
1. The Role of the POA and ACC
The Ono Island POA oversees community governance, security, and maintenance. The ACC (Architectural Control Committee) enforces architectural and shoreline guidelines. These two work in tandem to uphold the community’s visual harmony and environmental stewardship.
Before breaking ground or modifying anything on your property—especially on the water—you must submit plans to the ACC for approval.
2. Shoreline Construction: Know Before You Build
Waterfront properties are some of the most sought-after on the island, but they come with specific regulations:

Indentations for Boat Slips on 40-foot-wide canals are allowed up to 10 feet deep and must begin 15 feet from extended property lines.

Piers and Boathouses must stay at least 12 inches away from underwater marsh grass fringe.

Maximum Canal Intrusion: No structure may extend beyond 15 feet from the canal centerline.

Pier/Walkway Width Limit: Only 4 feet beyond the waterside setback.

Boathouse Roofs must match the home in material and color, and pitch between 4:12 or flat with sundeck railing.

Sundecks are allowed (without a covering) up to 16.5 feet in height from mean high water.

No floating docks or piers are permitted.

No fish cleaning stations are allowed on docks or piers.
Tip: These rules are especially important on the canals, where space and navigation can be tight. Always consult a contractor who understands Ono's rules—and I’m happy to share local pros who do.
3. Environmental Stewardship: Living Shorelines
One of the defining features of Ono Island is its dedication to protecting its living shorelines:

Underwater marsh grasses, also known as the fringe, must remain untouched.

On 40-foot-wide canals, if disturbed, this fringe must be reconstructed, and a $2,000 bond is required upfront for Corps of Engineers verification.

“Islands” or mounds within canals were designed to increase shoreline habitat and must not be touched—no docking, playing, or anchoring.

A 30-foot-wide unobstructed channel must always be maintained in the canals for safe navigation.

Natural grasses like cordgrass or sea oats cannot be cut or trimmed within 2 feet of the shoreline—this applies vertically and horizontally.
4. Style and Structure: Architectural Harmony
The ACC emphasizes tasteful, coastal architecture and high-quality construction:

Homes must be completed within 9 months of starting construction.

Landscaping must be completed within 90 days of occupancy.

No vertical storage closets are allowed on boathouses, though dock boxes and overhead storage are fine.

Exterior finishes, rooflines, and structural designs are carefully reviewed for consistency with neighborhood standards.
5. Living on the Water Comes With Responsibility
Whether you’re on Old River, Bayou St. John, or one of the canal-front lots, expect your plans to undergo extra scrutiny. That’s a good thing. It helps keep our waterways beautiful, navigable, and free from overbuilding.
