As a full-time real estate advisor specializing in coastal luxury, I frequently get asked about Admirals Quarters in Orange Beach—and for good reason. Tucked right along the sugar-white sands of the Gulf of Mexico, this well-constructed mid-rise building offers spacious units, direct beach access, and a true residential feel in a resort setting.
Admirals Quarters Condominiums, located at 26200 Perdido Beach Blvd, is a steel-and-concrete Gulf-front building originally developed in the early 2000s. It includes:
114 Residential Units across floors 2 through 15
1 Commercial Unit on the ground floor (Unit C-100)
Residential Units: Numbered by floor and position, from 201–1509, starting at the east end of each floor and increasing westward
What makes this building stand out is how it blends privacy with comfort. It’s gated, meticulously maintained, and offers a more refined living experience compared to some of the larger high-rise towers in town.
Admirals Quarters features a range of 2, 3, and 4-bedroom units, each with generous layouts and Gulf-front balconies:
2-Bedroom Units: Ideal for smaller households or second homes. These units still feature two full baths, open kitchens, and wide balconies.
3-Bedroom Units: The most common floorplan, with over 2,200 square feet, split-bedroom layouts, dual balconies (in some units), large kitchens with islands, and private Gulf-view primary suites.
4-Bedroom Units: These corner residences offer exceptional square footage and panoramic views. Some are located in desirable end stacks, with increased balcony space and separation from neighboring units.
Each unit includes at least one private Gulf-front balcony, a dedicated laundry room, and an open-concept kitchen and living area that emphasizes the view.
Parking is often a pain point in beach developments—but not here.
105 Covered Parking Spaces are designated as Limited Common Elements and allocated to unit owners:
40 Spaces (P-1 to P-40) on the ground level beneath the building
52 Spaces (P-41 to P-92) on the adjacent ground-level parking deck
13 Spaces (P-93 to P-105) on the second floor of the parking deck
Each unit is assigned a covered parking space, and there is ample surface parking for additional vehicles or guests.
All balconies are considered Limited Common Elements, exclusively reserved for each unit but maintained under the association’s purview. Owners enjoy private access to their balconies, which are designed with concrete deck systems and protective railings.
Storage areas are also available, and beach access is secure and gated with a private boardwalk.
Living at Admirals Quarters comes with everything you need to enjoy the Gulf Coast lifestyle:
Gulf-front outdoor pool
Heated indoor pool
Fitness center
Private beach boardwalk
Secured lobby and gated entrance
Elevators (newly ordered as of 2023)
The building is professionally managed by Coastline Management, with active HOA engagement and consistent upkeep.
One of the most important updates on the horizon is the full roof replacement, planned for November 1, 2025 through February 28, 2026. Following a BECI engineering study presented in April 2025, it was confirmed the roof is at the end of its useful life.
Here's what to know:
Project Oversight: BECI will oversee specs, bidding, contractor selection, and quality control
Estimated Cost: ~$1.5 million
$500,000 covered by reserves
~$1 million to be assessed to owners
Estimated Assessments:
2 BR: $7,500
3 BR: $8,500
4 BR: $10,500
Payment Timeline: Assessments due within 60 days of final contractor selection (expected July–August 2025)
This is a proactive and transparent approach that speaks volumes about the strength of the HOA and the financial health of the association.
The association is comprised of five board members, recently reaffirmed during the April 2023 Owners’ Meeting:
President: Doug Gober
Vice President: Todd Allen
Secretary: Eugene Reese
Treasurer: Joe Pridgen
Director at Large: Terrell Lankford
The community opted not to expand the board to seven members, maintaining a more streamlined leadership structure.
✅ Low-Density Living: Only 8–9 units per floor
✅ Oversized Units: Great for full-time living or luxurious second homes
✅ Assigned Parking: No guesswork or jockeying for space
✅ Pet-Free Policy: Keeps common areas pristine and quiet
✅ Strong Financials: Active reserve contributions and transparent special assessments
✅ Great Rental Appeal: Particularly for long-term or seasonal stays
No pets allowed—strict policy, even for owners
Upcoming roof assessment adds short-term financial responsibility
Limited short-term rental activity means potentially lower cap rates (but higher quality of life)
Admirals Quarters is one of those rare Gulf-front properties that offers both livability and luxury. Whether you're considering it as a second home, a full-time residence, or a low-maintenance investment, this community offers stability, amenities, and a private beach lifestyle that’s hard to beat.
