Bella Luna appeals to many buyers because it blends waterfront living, boating appeal, and proximity to the beach. At the same time, it is not a free-form property. Its policies are detailed, and that is often meaningful to buyers who want a more controlled environment, clearer common-area expectations, and a property that protects its shared spaces.

In my view, the rules at Bella Luna are especially important in five areas: pets, amenity use, balconies and smoking, parking and trailers, and marina access.

Pet policy is one of the biggest distinctions

One of the first things I would point out to a buyer or homeowner is that Bella Luna’s pet policy is more restrictive than some people assume. Based on the rules provided, owners may have pets, but renters, lessees, visitors, and owners’ guests may not.

The rules also state that certified service animals may be permitted with advance notice and supporting documentation, while emotional support animals are not included under that exception. For an owner-occupant, that may be workable. For someone expecting guests to bring pets or for someone comparing multiple condo communities, this is a very important detail.

Amenity use and quiet enjoyment are taken seriously

Bella Luna’s rules make it clear that the property places a strong emphasis on respectful behavior in shared spaces. Noise is expected to stay at a conversational level, especially on balconies, and disruptive behavior in hallways, elevators, fitness areas, and other public spaces is not permitted.

The amenity areas close at 11:00 p.m., and the residents club and theater are reserved for owners and their accompanied guests rather than renters. The fitness room also has age and attire requirements, which tells me management is trying to preserve a more orderly amenity experience for owners and residents.

Balcony, smoking, and grilling rules are clearly defined

Buyers often ask me whether a condominium allows grilling on balconies, storing items outside the unit, or hanging towels and swimwear outdoors. At Bella Luna, the answer is fairly straightforward. The rules provided prohibit hanging towels or rugs from balconies, prohibit throwing or draining anything from balconies, and prohibit charcoal or gas grilling on balconies.

Propane bottles may not be brought into the building, and smoking is not allowed in indoor common areas such as lobbies, the lounge, theater, and fitness area. There are designated outdoor areas and grills on the property, but balcony use is clearly regulated.

Pool, beach, and common-area expectations are structured

The pool and beach section is another area buyers should understand before purchasing. The rules prohibit glass, certain board sports equipment, hard balls, smoking in the indoor pool area, running, diving, and horseplay. Pools close at 11:00 p.m., and children under 12 are not allowed in the pools or hot tubs without a parent present.

Bella Luna also provides beach access across the street through a gated boardwalk. That is a real lifestyle benefit, but the rules note that Bella Luna does not maintain the beach or the beach walkway across the street. Public beach rules still apply, including restrictions on pets, glass, fireworks, campfires, dunes, and overnight beach items.

Parking and trailer restrictions matter more than many buyers expect

For buyers with larger vehicles, frequent guests, moving plans, or boating equipment, the parking section is especially important. All vehicles, including visitors, are required to have either a parking pass or owner decal. Failure to do so may lead to fines, wheel lock, or towing.

Just as important, the rules state that trailers, including utility trailers, boat trailers, and U-Haul trailers, along with moving trucks and oversized delivery trucks, are not allowed on the parking decks. That is the kind of practical detail that can become very important at move-in, during renovations, or for owners who regularly travel with boat equipment.

Marina and boat slip notes buyers should verify carefully

Because Bella Luna has a marina component, I would encourage every boating buyer to look closely at the slip arrangement tied to a specific unit rather than making assumptions. Based on the rules provided, there is no on-site facility for launching boats or storing trailers, and trailers must be stored elsewhere.

The rules further state that private boat slips at Bella Luna Marina are for the exclusive use of owners. Some rental units may have a slip assigned with the unit, but that should be confirmed directly with the rental agent or management. Other guests, visitors, and renters may dock on the western outside of the marina.

For homeowners who care about boating on the Gulf Coast, that distinction is significant. I would want to confirm exactly what rights transfer with the unit, whether the slip is deeded, limited common element, assigned by policy, or simply made available under current management procedures.

Marina conduct is also regulated

The marina rules prohibit swimming in the marina and require that hoses, ropes, cords, kayaks, paddleboards, and tow-behinds not be left in the way. Fishing is allowed, but fish cleaning and bait cutting are expected to be done at the designated fish station rather than on docks or dock boxes. Children under 12 are not allowed at the marina without a parent.

From my perspective, these are the kinds of rules that point to a property trying to keep its marina usable, safe, and uncluttered.

My practical take for Bella Luna buyers and homeowners

When I step back and look at the full set of rules, Bella Luna reads to me like a property that is trying to preserve order, protect common areas, and clearly define how owners, renters, visitors, and boaters use the property. For some buyers, that structure is a positive because it tends to create more predictability. For others, especially those looking for greater flexibility with pets, trailers, or marina assumptions, it may feel more limiting.

I would describe Bella Luna as a condominium where the details matter. A buyer should not only fall in love with the waterfront setting, but also understand the operational side of ownership.

Questions I would encourage a buyer to ask before purchasing at Bella Luna

  • Does this specific unit include any formal boat slip rights, and if so, how are those rights documented?
  • What are the current parking procedures for owners, guests, contractors, and move-ins?
  • Have any pet rules, service animal procedures, or owner-use policies changed since the version of the rules reviewed here?
