On Ono Island, homes are built on different types of foundations depending on the lot and elevation. Interior homes are often built on slabs or stem walls, while many waterfront residences are elevated on pilings  to help protect against storm surge and fluctuating water levels. Traditionally, these supports have been treated wood. But many savvy homeowners and builders today are opting for concrete pilings for their waterfront builds.

I recently had the chance to watch this process in action, and it was impressive to see the equipment, precision, and sheer strength that goes into creating this type of foundation.

Advantages of Concrete Pilings for Gulf Coast Homes

  • Durability: Resistant to rot, pests, and saltwater damage — ideal for Ono Island construction.
  • Strength: Supports larger, heavier custom homes with confidence.
  • Storm Safety: Better resilience against hurricane surge, flooding, and wave action.
  • Low Maintenance: Long-lasting and cost-effective over the life of the home.
  • Peace of Mind: A strong foundation choice for waterfront properties across the Gulf Coast.

How Concrete Pilings Are Installed

Step 1: Delivery and Staging
Concrete pilings arrive precast, often 30 feet or more depending on soil conditions and engineering requirements. They’re staged on-site before the crane goes to work.

Step 2: Crane Setup
A crane is brought in to lift each heavy piling into position. These pilings are far too heavy to be moved without specialized equipment.

Step 3: Driving the Pilings
Using a vibratory hammer (sometimes called “the vibrator”) or a pile driver attached to the crane, each piling is driven deep into the soil. The vibration reduces friction, allowing the piling to sink down until it hits stable load-bearing ground.

Step 4: Alignment and Precision
Each piling must be perfectly vertical. This ensures the weight of the home is distributed evenly across the foundation.

Step 5: Foundation Grid Complete
Once driven to depth, the pilings form a stable grid. The home’s structural beams and framing are then built on top of this elevated foundation, keeping the house above flood concerns and anchored securely into the ground.

Why Homeowners Choose Concrete Pilings

  • Durability: Resistant to rot, marine borers, and saltwater intrusion.

  • Strength: Able to support larger, heavier custom homes.

  • Storm Resilience: Enhanced resistance against hurricane surge and wave action.

  • Low Maintenance: Requires little upkeep compared to wood pilings.

Costs and Considerations

Concrete pilings cost more upfront because of the heavy equipment and labor involved. However, they provide a longer lifespan and require less maintenance, making them a cost-effective decision for long-term or legacy homes. For many waterfront homeowners, the peace of mind they provide outweighs the additional expense.
