“Should I buy a beach condo or a house?”

Having lived, boated, and worked full-time as a real estate advisor on the Gulf Coast, I’ve walked countless clients through this exact decision. And the answer?
It depends on how you plan to use your property—and how much freedom, maintenance, rental income, and space you’re looking for.

Let’s break it down.


1. Price & HOA Fees

Beach condos often come with a lower entry price than single-family homes, but that doesn’t mean they’re always the cheaper option.

Tip: Always factor HOA and insurance costs into your monthly budget. A single-family home may have a higher price point but fewer shared expenses.


2. Financing Differences

Not all lenders will finance condos at the beach. Many are considered non-warrantable due to short-term rental activity, investor ownership, or hotel-like amenities.

That means:

  • You may need a portfolio lender

  • You’ll likely need 25%–30% down

  • Interest rates may be slightly higher

On the other hand, houses often qualify for conventional, jumbo, or VA loans with better terms—especially if you’re purchasing a second home or relocating full-time.

  • Boat lifts and deep water access (especially near Terry Cove and Cotton Bayou)

4. Rental Income Potential

This is a big one. Short-term rentals can be very profitable in Orange Beach, but it varies by property type.

  • Condos typically offer better short-term rental returns, especially buildings with front desks, beach access, and established rental histories.

  • Homes can also generate solid income, particularly if they’re on the water or have unique features like a pool, boat dock, or large entertaining spaces. They’re more attractive for larger groups or long-term tenants.
