If you’ve been searching for a rare opportunity to build your dream home or investment property on Ono Island, interior lots may be the perfect place to begin. These non-waterfront parcels offer all the privacy, security, and prestige of life behind the gates—without the premium price tag of canal or bay-front property.
As of June 15, 2025, available interior lots are priced from $169,000 to $299,000. These parcels are generally 90' x 150', flat, and located in X and AE flood zones—making them easier and more affordable to insure and build on.
Whether you’re planning a primary residence, vacation home, spec build, or long-term investment, building on Ono Island involves unique processes and costs that you’ll want to understand upfront. Here’s what I share with every buyer:
Standard Custom Home Build: $250–$400 per square foot
Luxury/Waterfront Homes: $400–$700+ per square foot
Labor Costs: Elevated due to coastal demand and skilled labor shortages
Material Costs: Vary by season and supply chain, but shipping to Ono can add 5–10%
$8,000 Island Transfer Fee: Paid by the buyer at closing to the POA
Setbacks: Typically 30’ front, 10’ sides, 20’ rear (verify with the Architectural Review Committee)
Minimum Build Size: Varies by section, but often around 2,000–2,800 SF
Prohibited Builds: No mobile homes, tiny homes, modular homes, or short-term rentals
Gold Fortified Requirement: Strongly encouraged, and increasingly expected for insurance approval
HOA Fees: Annual dues range from approximately $1,700 to $2,500 depending on lot location

Ono Island ARC (Architectural Review Committee) Approval
Elevation Certificate for AE or VE flood zone lots
Foundation, framing, electrical, plumbing, and final inspections by county building officials
Land Disturbance & Fill Permits may be required for sloped or low-elevation parcels
Ono Island is accessed by a private bridge with a posted weight limit of 30 tons.
Heavy equipment deliveries and large material hauls must be pre-approved by the Ono Island Property Owners Association, and certain construction vehicles require special scheduling.
