As a homeowner and real estate advisor on Ono Island in Orange Beach, Alabama, I am often asked about the community’s rental policies. These rules are unique to Ono Island and are important for both current owners and those considering a purchase. If you are thinking of renting out your property here—or buying with the intention to rent—it’s essential to understand the framework set by the Ono Island Property Owners Association (POA).

Minimum Rental Term

All rental properties on Ono Island are restricted to a minimum of 30 days per rental contract. Weekly or nightly vacation rentals are not permitted. This policy helps maintain the character of the island, ensuring it remains a private and residential community.

Local Agent Requirement

If you plan to rent your property, you must designate a local agent to manage the home and act as a point of contact. This agent is responsible for addressing tenant issues, ensuring compliance with the POA rules, and working directly with the Association. Owners must file the agent’s name, address, email, and phone number with the POA before tenants take occupancy.

Fees and Registration

Rental owners are required to pay an annual impact fee to the POA—$600 per year plus $300 per rental contract, or a flat annual payment of $5,000. Rental agreements and related fees must be submitted at least 72 hours before occupancy (unless you’ve opted for the lump sum fee). If paperwork or fees are incomplete, the rental is considered invalid, and tenants may not be allowed access to the island.

Enforcement and Security

One unique aspect of Ono Island is that the security team is no longer authorized to process rental paperwork. Only the POA office can approve rental agreements. If tenants arrive without an approved application on file, they will be turned away at the gate. This measure underscores the importance of completing all paperwork correctly and on time.

Violations and Penalties

The POA enforces its rental rules carefully. Violations can lead to suspension of rental rights for increasing lengths of time:

  • A second violation within 12 months results in a 90-day suspension.

  • A third violation leads to a 120-day suspension.

  • A fourth violation results in a 180-day suspension.

  • A fifth violation carries a one-year suspension.

  • After six violations within three years, an owner may lose rental privileges permanently.

Responsibilities of Owners

Property owners remain responsible for the actions of renters and their guests. This includes compliance with association rules, security protocols, and community standards. Loud parties, improper trash disposal, misuse of fireworks, or trespassing on neighboring properties can all lead to violations.
