What Luxury Buyers Want in an Ono Island Swimming Pool

Gunite. A quiet sun shelf. Pale pavers. And propane, because there is no gas pipe coming down the street.

A starting point

When a buyer asks me what kind of pool they should put on Ono Island, they are rarely asking for a grotto. They want a backyard that matches the water they came for. Simple. Beautiful. Modern when it wants to be. Not showy.

I advise buyers and sellers full-time, and have for years. Advising clients on building on Ono Island is one of my favorite parts of the job. I created this guide as a thoughtful starting point. People here are about the boating life. A pool is for the months you are not on the boat, and for the evenings you are. It should feel like the house, not like a resort catalog.

The thing people forget

On Ono Island, the pool runs on propane.

There is not a natural-gas tap at the street the way people assume from inland. If you want a gas heater, a spa that comes up fast, a fire bowl, a linear fire, or a fire pit, you are on propane. The tank has to live on the lot. It has to be filled. It has to be screened. It belongs on the same survey as the pool, the equipment pad, and the setbacks.

A heat pump can warm the water from the air, without a flame. Fire cannot. Plan the tank before anyone falls in love with the bowls. I would rather have that conversation while the yard is still dirt.

An example I walk

This is the kind of luxury pool I see buyers drawing toward on Ono Island. It looks at Old River. The gunite is a clean rectangle. There is a shallow sun shelf, a spa tucked at the corner, and wide steps down into the swim. The deck is large, pale pavers, cream and quiet, laid so the grout almost disappears. Nothing about it is shouting. The water is the view. The boat is already in the picture.

I pay attention to how a backyard feels. That one feels like the island: the river, the docks, a palm, and a place to sit in three inches of water while the afternoon goes by.

The shell

Luxury on Ono is almost always gunite.

In plain English, gunite is a custom concrete pool built on the lot. The shell is sprayed in place, so it can follow the house, the setbacks, and the view. Shotcrete is the same family. That is why serious houses here choose it. The lot is never a catalog rectangle, and the pool should not pretend it is.

Fiberglass is a shell that arrives on a truck. Faster. Fewer shapes. It can be right for a simpler backyard. Vinyl is not what this buyer is drawing. I do not publish a builder list. Salt, heat, and August

They want to swim more months, not a colder party.

Saltwater is the usual ask. In plain English, a salt cell makes chlorine from salt. It is not a different ocean. It is easier on skin, and it still lives in salt air, so the equipment pad matters.

A heat pump is the workhorse here. It pulls warmth from the air. Mild winters, long shoulders. A propane heater is faster, which is why spas and last-minute weekends still want gas. Some houses do both: pump for the long swim, propane for the spa. A chiller, or a heat-cool unit, is the August conversation. If they only swim at night, they may not need it.

Automation and a variable-speed pump are quiet upgrades. I would rather see those than a second fountain. Auto-fill, too. We evaporate.

What you walk on

Luxury buyers on this coast want a deck that stays calm to look at and possible to stand on. Large-format, light cream or off-white stone. Travertine, shell-stone, or porcelain that reads like stone. Tight joints. No busy pattern. The Old River pool does this: the pavers recede, the water and the river do the talking.

Dark coping looks rich and burns. Dark interiors hold heat, which helps in January and works against you in August. I would rather have shade, a pergola, or a real loggia than a second fountain. Screen enclosures keep mosquitoes and oak leaves out, and they take the sky. On waterfront Ono, most people keep the sky.
