Flood needs a clean file. A dock may need a marine professional. A build may need an ICF team I already trust. An estate plan may sit underneath the deed. A second home may need a property manager who understands coastal inventory.
I keep a short list of people I feed and who feed me. It is not a public directory. It is referral architecture: I become the hub, and introductions stay gated through me — the same rule I use for builders on the buyer side. A name without context is noise. A warm introduction with the right timing is the difference between a calm closing and a scramble.

Title — Baldwin County
A strong title team keeps the deed path clean: liens, prior conveyances, coastal quirks, and the calendar from contract to closing. I work with Baldwin County title professionals who already understand how Gulf Coast files move. When the file needs a sharper eye, I introduce — I do not publish a directory.
Surveyors who do elevation certificates
An elevation certificate (EC) documents how a structure sits relative to the flood map. On Ono Island and across Baldwin County, the right surveyor is not interchangeable with “any survey.” I keep surveyors who actually produce ECs and who know when a buyer or seller needs one before the insurance conversation goes sideways. Flood insurance specialists
Flood is not a footnote on the Gulf Coast. Zone, elevation, mitigation, and the insurance file all talk to each other. I refer flood specialists who can read the property as a system — not a quote pulled from a form. Buyers on Orange Beach, Gulf Shores, Perdido Key, and Ono Island deserve that clarity early.
Dock and marine
Waterfront value often includes the dock: condition, permitting history, and what it will take to keep or rebuild. I feed dock and marine professionals who understand local waterfront reality, and they feed me when a waterfront owner is ready to buy, sell, or build. ICF builders I already know

Does this network only cover Ono Island?
No. The hub is built for Baldwin County coastal real estate: Ono Island, Orange Beach, Gulf Shores, Perdido Key, and the files that move between them. Some seats are especially island-specific — ICF builders and certain marine work — while title, flood, and estate pieces travel with the county.
How do elevation certificates and flood specialists fit together?
The surveyor produces the elevation certificate. The flood specialist reads that certificate against the zone and the insurance file.
