ICF Building Professionals and Coastal Resources for Ono Island

I have gathered several professionals and firms with relevant ICF, FORTIFIED, structural, roofing, and impact-opening experience to help buyers and homeowners begin the conversation. A View from the Island

When a buyer or homeowner asks me where to begin with Insulated Concrete Form building and construction on Ono Island, I start with the home, the homesite, and the life they hope to create there. The right team should support all three.

I have spent more than 25 years showing and selling exceptional homes, including houses in which the building envelope is an important part of the value. Here on Ono Island and throughout Orange Beach, Gulf Shores, and Perdido Key, I pay attention to how a home feels: the quiet of the rooms, the way doors close, the comfort from the glass to the hallway, and the construction details that may never appear in a brochure.

My own home is not ICF, but if I built again on this island, I would give it very serious consideration. That opinion has grown from standing in rooms that remain remarkably quiet when a metal roof takes weather and from watching how coastal homes age in salt, wind, heat, and humidity.

As a real estate advisor who specializes in insulated concrete form construction on Ono Island, I created this guide as a thoughtful starting point. Each project is different, and experience, licensing, availability, product selection, and fit should always be confirmed directly. If you would like help making an introduction or thinking through the team for a particular homesite, I am happy to help.

A More Personal Introduction

A name is helpful. Context makes it useful.

I have kept direct contact details out of this guide so it remains clean, useful, and easy to update.

More importantly, I can help explain why a particular professional may be relevant. An architect with established ICF work in Fairhope may bring valuable design experience to an Ono Island conversation. An installer with completed Baldwin County pours brings a different perspective from a product dealer serving Northwest Florida. Geography matters, but so do the project type, the homesite, the client’s design priorities, and the professional’s current credentials and availability.

If you would like an introduction, call or text me. I live on Ono Island, know the coastal market, and would be glad to help you begin with the right questions.

How to Read Geography

One coastline, with different paths for each community.

Where the home is built shapes permitting, building code, flood requirements, professional licensing, and community review.

Ono Island, Orange Beach, and Gulf Shores follow Alabama and Baldwin County coastal requirements, with the Ono Island Architectural Control Committee adding another important layer for homes on the island. Perdido Key follows the Florida Building Code and Escambia County requirements. Experience in Fairhope, Foley, Elberta, Magnolia Springs, Niceville, Century, or Pensacola can still be valuable; the key is confirming how that experience translates to the specific jurisdiction and homesite.

Ono Island, Orange Beach, Gulf Shores

Alabama and Baldwin County coastal requirements apply, along with Ono Island Architectural Control Committee review when the property is on the island. Professionals with relevant local or coastal experience can help coordinate those layers.

Perdido Key

Perdido Key follows the Florida Building Code and Escambia County requirements. For a Florida project, confirm that each professional’s licensing, insurance, and scope are appropriate for the work being considered.

Fairhope, Foley, Elberta, Magnolia Springs

These Baldwin County communities include professionals with valuable ICF, FORTIFIED, and coastal-design experience. Ask how that experience may translate to an Ono Island, Orange Beach, or Gulf Shores project.

Niceville, Century, Pensacola Beach

Northwest Florida professionals may bring useful Florida-code, coastal, product, or installation knowledge. Confirm service area, current credentials, and relevant project experience for the exact location.

“Choosing an ICF professional is not simply about finding a name. It is about finding the right experience for the homesite, the design, and the jurisdiction.”

Architects and Residential Designers

Architects and designers with relevant coastal, ICF, or FORTIFIED experience.

Each of these firms brings a different kind of experience to the conversation. McCollough Architecture stands out for published residential ICF work on Ono Island and in Orange Beach. The other firms have documented ICF, FORTIFIED, or coastal-design experience that may also be relevant, depending on the home, the site, and the jurisdiction. Current credentials, availability, and project fit should always be confirmed directly.

McCollough Architecture

Orange Beach · Published Ono / Orange Beach residential ICF

Based in Orange Beach, McCollough Architecture has established residential ICF work on Ono Island and in Orange Beach. Published examples include the Claunch Residence, a Fox Blocks home recognized as a 2024 ICF Builder Awards runner-up, and Mariner’s Manor, presented by the firm as a contemporary coastal ICF home on the bayou. Their work is a beautiful example of how ICF can support refined architecture rather than dictate a particular style. For a Florida project, confirm current licensure and scope directly with the firm.

Bob Chatham Custom Home Design

Fairhope · Published ICF / FORTIFIED Gold work · Coastal service area

Bob Chatham is a Fairhope residential designer whose published ICF work includes a Fox Blocks mixed-use office and residence that achieved FORTIFIED Gold. The firm also identifies Orange Beach, Gulf Shores, and Perdido Key among its design markets. That combination makes the firm worth exploring for clients interested in resilient coastal design that still feels personal and residential. Confirm current project availability and jurisdiction-specific credentials directly.

Walcott Adams Verneuille Architects

Fairhope · FORTIFIED experience since 2012 · Published commercial ICF work

Walcott Adams Verneuille has designed FORTIFIED homes in Baldwin County since 2012 and served as architect of record for Colonial Inn Condominiums in Fairhope, an ICF project that received the country’s first IBHS FORTIFIED Commercial Gold designation. That depth of experience is relevant because a strong coastal home depends on the wall system and the broader resilient-design strategy working together. Ask the firm how its experience may apply to a residential project on Ono Island or elsewhere along the coast.

David Lindsey / Venue Architecture

Fairhope · Historic Orange Beach commercial ICF · License current

David Lindsey’s published Orange Beach ICF experience includes Grande Caribbean Condominiums, an IntegraSpec project recognized in the 2006 ICF Builder Awards. His Alabama architect license was current when this guide was prepared. The project offers meaningful historical perspective on ICF construction in Orange Beach; current residential scope and availability should be discussed directly with the firm.

LeBatard Architecture

Fairhope / Ocean Springs · Collaborative Fairhope ICF experience · Gulf Coast luxury practice

LeBatard Architecture, with offices in Fairhope and Ocean Springs, is publicly identified as a collaborating architect on the Chatham Fairhope Fox Blocks / FORTIFIED Gold office. The firm describes a Gulf Coast luxury practice, making it another design resource worth knowing when a client values both resilient construction and a refined architectural point of view. Ask how the firm’s experience and licensing align with the location of the proposed home.

ICF Installers, Dealers, and Suppliers

ICF installers, dealers, and suppliers to know.

These professionals serve different roles within the ICF process. Some install or pour walls; others represent particular systems or help connect clients with product and technical resources. Force 5 Walls has especially relevant published experience on Ono Island and in Baldwin County. The Florida-side companies may also be helpful for product guidance, regional contacts, or Florida-code conversations. Ask each company about current service areas, scope, completed projects, and availability.

Force 5 Walls

Elberta / Magnolia Springs · Published Ono / Orange Beach install

Based in Elberta and Magnolia Springs, Force 5 Walls is a licensed concrete subcontractor, ICF installer, and dealer with established coastal Alabama experience. Published sources connect the company to the Fox Blocks Claunch Residence on Ono Island and in Orange Beach, as well as additional Baldwin County ICF work in Fairhope. A Fox Blocks dealer listing also places the company in the Destin market. For a Perdido Key project, ask directly about current Florida credentials, service area, and comparable completed work.

A&S ICF Wall Systems

Niceville, Florida · Nudura / Insul-Deck resource · Florida–Alabama Gulf Coast service area

A&S ICF Wall Systems is a Niceville-based Nudura and Insul-Deck resource that identifies the Florida–Alabama Gulf Coast as its market. The company may be useful for product knowledge, regional installer conversations, and Florida-side project planning. Because I did not locate a named Ono Island or Perdido Key installation while preparing this guide, ask for recent comparable projects, references, and current service-area information.

Select ICF

Century / Walnut Hill, Florida · BuildBlock resource · Northwest Florida and South Alabama

Select ICF is a BuildBlock resource in the Century and Walnut Hill area whose published service information includes Pensacola Beach, Gulf Shores, Northwest Florida, and South Alabama. Because some of the online information appears older, I recommend confirming the company’s current territory, product relationships, installation capabilities, and recent coastal references directly.

Structural Engineer

Structural engineering experience for the complete ICF envelope.

An ICF wall is one part of the wind-resistance story. The engineer of record helps connect the reinforced concrete core, bond beam, openings, foundation, and roof into a continuous load path. Alabama and Florida projects follow different licensing and code paths, so the appropriate engineer should be confirmed for the project location.

J. Martin Pitts PE LLC

Fairhope · Multiple Alabama ICF and FORTIFIED credits

J. Martin Pitts PE LLC is based in Fairhope and has multiple published Alabama ICF and FORTIFIED credits, including Colonial Inn in Fairhope, the Chatham Fairhope ICF / FORTIFIED Gold office, and additional Baldwin County Fox Blocks work. That experience makes the firm a knowledgeable Alabama engineering resource. For a project in Florida, engage an engineer whose current Florida licensure and scope are appropriate for the work.

FORTIFIED Roofers

FORTIFIED roofing experience for the complete coastal envelope.

On an ICF home, the roof is more than a finish. The sealed roof deck, edge metal, connectors, and independent FORTIFIED evaluation all contribute to the home’s broader resilience and insurance documentation. The designation is certified by an evaluator, while the roofer performs an important portion of the envelope work. These firms are included for their coastal and FORTIFIED roofing experience.

Southern Roofing Systems

Orange Beach / Ono Island / Gulf Shores · FORTIFIED roofing · Perdido Key service information

Southern Roofing Systems presents a public FORTIFIED roofing practice serving Orange Beach, Ono Island, and Gulf Shores, with Perdido Key also identified in its service information. The published licensing language I reviewed is Alabama-focused. Clients considering work in Florida should confirm current Florida licensing, insurance, permitting capability, and recent Florida-code projects directly with the company.

Champion Roofing

Gulf Shores · FORTIFIED roofing · Orange Beach and Gulf Shores service

Champion Roofing presents FORTIFIED roofing services for Orange Beach and Gulf Shores, together with Strengthen Alabama Homes information and a locally focused Gulf Coast presence. This makes the firm a useful Alabama roofing resource. For work outside the published service area, confirm current geographic coverage and licensing directly.

Rapid Metal Roofing

Orange Beach · FORTIFIED metal roofing · Ono Island customer experience

Rapid Metal Roofing is an Orange Beach FORTIFIED metal-roof installer with an Ono Island customer reference in its published materials and an Alabama contractor license. The company’s product information also discusses Florida-approved machines or panels. For a Florida project, confirm the company’s current contractor licensing, project scope, and permitting capability directly.

Impact Openings

Impact window and door companies to explore.

Large glass is often central to a coastal home, and the opening must be coordinated carefully in an ICF wall. Lintels, bucks, design pressure, sill pans, and flashing should be resolved among the architect, engineer, ICF installer, builder, and openings company. The firms below bring coastal impact-window and door experience. Ask each company specifically about thick-wall construction, ICF openings, jurisdictional requirements, and recent comparable work.

Bradco Renovations

Foley · Impact windows and doors · Gulf Shores / Orange Beach

Bradco Renovations offers impact windows and doors for Gulf Shores and Orange Beach, with product information referencing both Alabama and Florida coastal-code considerations. The firm may be a useful resource for coastal openings. For a Perdido Key project, confirm current service area, Florida licensing, and recent Florida-code installations directly.

Folkers Window Company

Foley and Pensacola · Published Florida and Alabama licenses · Perdido Key service history

Folkers Window Company has showrooms in Foley and Pensacola, published Florida and Alabama contractor-license information, Orange Beach service content, and historic service-area information that includes Perdido Key. That regional footprint makes the company a particularly relevant openings resource for clients comparing Alabama and Florida coastal projects. Ask directly about experience with ICF bucks, thick-wall detailing, and the specific products proposed for the home.

Coastal Premier Windows and Doors

Gulf Shores · PGT impact windows and doors · Coastal Alabama resource

Coastal Premier Windows and Doors is a Gulf Shores-based PGT impact-window and door company serving the coastal Alabama market. The firm is worth knowing for clients researching openings near the beach. Ask directly about current service territory, licensing, ICF or thick-wall experience, and coordination with the project’s engineer and builder.

How I Help Beyond This Guide

The most useful introductions begin with the homesite.

A professional directory can open the door. A thoughtful conversation helps determine which door is worth walking through.

I have chosen not to publish a broad list of home builders and general contractors because builder selection deserves more context. Many excellent coastal builders may not specialize in ICF, while an experienced ICF team must plan for pour days, bracing, pump-truck access, thick-wall openings, and the realities of the particular homesite. Once I understand the lot, design direction, budget, and jurisdiction, I can help a client ask more useful questions.

The same is true of ICF manufacturers. Fox Blocks, Nudura, BuildBlock, and IntegraSpec appear in this guide where they are connected to published work or regional product resources. The best system for a project depends on engineering, installer familiarity, supply, design details, and local support. I am happy to help clients begin that conversation with the right professionals.

Even an accomplished architect, experienced installer, and qualified engineer must fit the property and the client. A tight canal lot, a defined budget, an existing plan, architectural review, site access, and a significant openings package can all shape the team. That is where my knowledge of Ono Island and the surrounding coastal market becomes especially helpful.

Vacant Land on Ono

If you are looking at vacant land on Ono Island to build, call or text me.

I specialize in helping buyers understand the building possibilities of this island. ICF construction benefits from pump-truck access, a foundation strategy informed by flood and soil conditions, and an architectural plan that accommodates thicker walls gracefully. An interior Ono North lot presents different opportunities from a canal-front homesite with a tighter side yard, and both differ from a Perdido Key coastal lot governed by Florida flood and building requirements. Together, we can evaluate homesites on Ono Island with the wall system and the finished home already in mind.

Build or Buy

Building gives you the wall you want. Inventory is thin.

Building gives you the wall, the glass, and the indoor-outdoor line you actually want. It also gives you committee review, pour days, and a calendar that weather can edit. Existing ICF inventory on Ono Island, and along Orange Beach, Gulf Shores, and Perdido Key, is thin. When a house appears, the showing is different: you are buying the hush and the envelope, then asking whether the floor plan still fits the life.

I would rather walk a finished ICF interior with you than have you commit to a wall system from a photograph. I have already written the process and the numbers in the ICF home building brief for Ono Island and in how much it costs to build a home on Ono Island. Whether that premium belongs on your lot is a judgment I would rather make with you, looking at the site.
