Information Buyers Should Have Ready for Home Insurance 

When requesting insurance quotes for a property on the Gulf Coast — especially on Ono Island or waterfront homes — it’s important to have the following details ready to provide. Insurance companies will ask for this information in order to give an accurate estimate.


Occupancy Status

  • Primary Home – Will you live in the property full time?

  • Second Home / Vacation Home – Will this be used only part-time?

  • Rental – Is the home being rented out?

    • Note: Orion Insurance does not handle rental properties.


Property Type

  • Single-Family Home

  • Condominium / Townhome

  • Other (multi-unit, etc.)


Pool & Safety Features

If the property has a pool, insurance companies need to know:

  • Is there a fence surrounding the pool?

  • How tall is the fence (2 feet, 4 feet, or taller)?

  • Is there a locking gate?


Dock / Waterfront Structures

  • Does the property include a dock, pier, or boathouse?

  • Are lifts or other structures attached?

  • Note: Land and waterfront structures (like docks) are not included in the replacement value.


Replacement Value

  • Insurance companies determine coverage based on the replacement value of the home only (not the land).

  • An estimator will visit the property to determine the replacement cost of rebuilding the structure.


Important Notes for Coastal Buyers

  • Orion Insurance often has higher rates for homes located south of Foley, but they tend to cover the majority of Gulf Coast properties, including Ono Island.

  • Premiums may vary depending on:

    • Flood zone designation (AE, VE, etc.)

    • Construction type (Gold Fortified, ICF, wood frame, etc.)

    • Elevation and proximity to open water


Tip for Buyers

When reaching out for quotes, be as specific as possible. Providing complete details up front helps avoid surprises later in the underwriting process and ensures the most accurate estimate.
