What, exactly, is the house made of when the lot is this valuable?

ICF Insulated Concrete Form Construction Ono Island Home Building Builders

I live on Ono Island. I have spent my career showing and selling serious houses, the kind of residences in which the envelope is not a footnote. I now do that work on this coast: Ono Island and Orange Beach, Gulf Shores, Perdido Key. I walk jobsites the way I walk finished listings. I listen to the room. I look at how a door closes. I look at whether the temperature is even from the glass to the hall. Then I look at the things a brochure never mentions: the bond beam, the bucks, the embeds that had to be in the wall before the truck arrived.

I am the real estate advisor who specializes in insulated concrete form construction here, and I am the specialist for vacant land on Ono Island when the plan is to build. Not because ICF is fashionable. Because it is the wall that belongs on a Gulf house of this quality, and because the land decision has to come first.

What ICF is, in the language of a pour

Insulated concrete forms are hollow foam units stacked in the shape of the wall, fitted with steel to an engineer’s schedule, and filled with concrete. The foam remains. What you own afterward is a monolithic assembly: a concrete core, continuous insulation on both faces, and far fewer of the cavities and thermal bridges that conventional wood framing carries into salt air. Typical residential cores are six or eight inches. The finished wall is often eleven to twelve inches. You feel that at the sill. You feel it when a metal roof takes weather and the interior does not amplify it.

On this coast the wall is then finished as any other custom home is finished, in stucco, siding, or stone. ICF is not a bunker aesthetic. It is mass, air seal, and a load path that can be detailed from foundation to roof as one idea. Architecture can still be glazed, light, and coastal. The question is whether the openings were engineered as ICF openings, or drawn as wood openings and hoped into a poured wall.

What follows is the advisory layer I use when I am actually standing on a lot in Orange Beach, Gulf Shores, or Perdido Key: why luxury clients choose this, and what I look for that a typical framing sequence never had to answer.

What luxury clients notice

Quiet, glass, the insurance file, and a lot too expensive for a light wall

The clients who build well here are not shopping for a construction novelty. They are protecting a parcel, a view, a way of receiving guests, and a house they intend to keep. When I walk them through an ICF residence, the conversation does not begin with foam. It begins with how the house holds itself.

Quiet is the amenity they did not know to specify. On Ono you live with boat traffic, metal roofs, wind, and the acoustics of water. Mass changes the room. Bedrooms stay private from the living wing. A storm remains weather outside the glass. Luxury clients notice it the way they notice a well-hung door.

The lot is too expensive for a light envelope. Interior, canal, and bay-front homesites on this island are a land decision first. I have watched sophisticated buyers spend correctly on the water and then underbuild the wall. ICF is how you match a serious parcel with a house a particular next owner will still respect in ten and twenty years.

Large glass is the coastal plan, and ICF only carries it when the opening is engineered. The houses people want from Orange Beach to Perdido Key are not closed boxes. Lintels, bucks, design pressure, and flashing are where a poorly detailed ICF house spends the glass budget twice. I insist on that conversation before the elevations become romantic.

The insurance file is a private-client problem, not a slogan. Elevation, impact openings, roof designation, and a continuous load path are the documents a sophisticated owner already knows they will be asked for. ICF can support a Gold Fortified conversation when those pieces are designed with the wall. I do not invent premiums. I tell you which pieces have to move together. Begin with flood zones and insurance on Ono Island and continuous load paths on Ono Island.

What I look at on the jobsite

Details a typical builder does not have to answer in wood

I do not stamp drawings. I know when the drawings have not answered the wall. The following is what I look for when a client asks me whether an ICF house on this coast is actually being built as ICF, or merely advertised as it.

The pour is the event, not the foam. Forms are stacked. Steel is placed. Then concrete is placed in lifts, commonly on the order of four feet, with bracing that holds the wall plumb until the concrete has taken strength. The mix has to move through the webs: a more fluid slump, often a smaller aggregate, so it consolidates around the steel without leaving voids at lintels and below sills. Under-vibration leaves honeycombing. Over-vibration can displace forms. A blowout at a corner or under a window is not a cosmetic problem. It is a placement problem that should never reach a finished elevation on Ono or Perdido Key.

Gulf heat changes the pour. Summer placement on this coast is a different job than a temperate inland ICF house. Set time shortens. Hydration heat rises. I ask when the truck is scheduled, how the mix is being managed, and whether the crew is placing in the cool of the day. A beautiful stack of forms that is poured at the wrong hour is still a risk.

Embeds have to be in the wall before the truck arrives. You cannot lag a deck ledger into foam. You cannot toenail a roof into a memory of wood framing. Ledgers, hold-downs, beam pockets, guardrail posts on ICF porches, and floor connections belong in the drawings as embeds, weld plates, or through-bolts into the concrete core, located before placement. If I do not see those on the shop drawings, the house does not yet have an answer for the porch, the gallery, or the roof. That is the conversation I have with a builder who is new to ICF and still thinking in lumber.

The roof-to-wall connection is the wind story. Thickness of the wall is not, by itself, a wind rating. A continuous load path means a bond beam at the top of the wall, connectors with real embedment into that beam, and a roof system that can accept them. I look at the strap schedule the way I look at the glass schedule. For how that idea is written for this island, see continuous load paths on Ono Island.

Bucks are where expensive houses fail quietly. The opening is a different material from the wall. Wood bucks in this climate are a moisture conversation. Composite or vinyl bucks are a different one. Sill pans, flashing, and the transition from foam to frame have to be designed. Design pressure of the glass has to match the opening the engineer drew, not the opening the window salesman preferred. On a multi-slide wall facing water, this is the entire house.

The webs are the finish substrate. Interior drywall and exterior furring attach to the plastic ties in the form, not to the foam. A crew that screws into EPS is not finishing an ICF house. I ask to see how they are mapping webs before the interior is closed. On the exterior, I want a rainscreen or a drainable cladding assembly in this wet, salt climate, not a barrier stucco relied upon as if the foam were a drainage plane.

Chases are cut after the pour. Electrical and most plumbing do not belong in the concrete core. They are cut into the interior foam once the wall has cured. Cut too deep and you have stolen insulation and, in the worst case, approached the concrete. Cut without a plan and the lighting layout becomes a series of compromises. I treat the electrical drawings as part of the ICF set, not a later trade.

The foundation interface is a detailing moment, not a given. On Ono, many houses are elevated. ICF still has to meet piles, a stem, or a raised slab with a connection the engineer has actually drawn. A thick wall that is weakly tied to the foundation is a thick wall on a hinge. Below base flood elevation, ICF does not exempt an enclosure from flood openings. A finished room in a flood zone is still a flood-zone room. ICF is not a substitute for that analysis.

Rebar at openings is a cage, not a gesture. Lintels, jambs, and sills take concentrated load. Horizontal and vertical steel has to lap, turn the corner, and match the schedule. I look for corner bars that actually turn. I ask whether the specifier has considered corrosion protection in this salt air, epoxy-coated or otherwise, because the steel will be inside the wall for the life of the house.

Foam at grade is a termite conversation on this coast. Alabama and Florida are not climates in which untreated foam at the soil line is a casual detail. Inspection strips, protection, and how the first course meets the foundation are part of a serious ICF specification here. I expect to see it.

Perdido Key is not Baldwin County. The Florida Building Code, flood mapping, and coastal detailing on Perdido Key are a different path from Orange Beach, Gulf Shores, and the Ono Island Architectural Control Committee. I do not treat “the Gulf Coast” as one jurisdiction with a different zip code. A team that has poured in Baldwin still has to answer Florida when the lot is in Florida.

Humidity still governs the mechanicals. A tighter envelope can reduce cooling tons. It does not remove latent load. I have seen ICF houses on this coast specified as if tightness alone were dehumidification. It is not. The mechanical design still has to wring water out of Gulf air. Comfort is even temperature and dry air, not a smaller condenser.

A note on my own house

I am Meredith. I live on Ono Island. I advise clients who are building or buying ICF homes from Orange Beach and Gulf Shores across to Perdido Key. My own house is not ICF. If I were building a house of my own on this island, it would be. That is the conclusion I have reached after walking these jobsites, standing in finished rooms, and watching how coastal houses age in salt and wind.

I recommend insulated concrete form because it is the more efficient wall in this climate and because it is the one I trust for storm preparation. I know the builders on this coast who can execute it as a quality product.  The introduction is the advisory, and it happens after I understand the lot, the program, and the jurisdiction.

Sequence

Who sits at the table, and in what order

An ICF house is not a wood-framed sequence with a different skin. The architect draws for thicker walls, deeper sills, and poured openings. A structural engineer licensed in the correct state stamps the core, rebar, lintels, bond beam, and roof-to-wall connections. An ICF installer who has poured in salt air sets, braces, and consolidates. Concrete, impact-rated openings, and a Gold Fortified roof complete the envelope. The general contractor is last in this list on purpose.

Ono Island adds Architectural Control Committee review in addition to municipal and county permitting. Contemporary ICF massing can belong here. It can also arrive at committee as a late change to a plan that was never drawn for the wall. I keep that sequencing here: Ono Island construction, ACC permits, and erosion control.

If drawings are already in motion, involve me before elevations go to committee or to a Florida plans examiner. I have watched the cost of ICF rise because it was introduced after the house had already been imagined in another system.

The builder introduction remains private

Not every excellent coastal builder is an ICF builder. Pour days, bracing, pump-truck access, and the way a window sits in a thick wall are a coastal trade. I know who on this coast can do that work well.  I make an introduction after I understand the lot and the jurisdiction, because the wrong builder on the right wall system is still the wrong house.

Who to know: a map, not a directory

The names below are firms I can verify in public sources as working in ICF, FORTIFIED, or coastal envelope work this coast actually uses. Geography is labeled because it matters. An architect in Fairhope is not, by default, your Ono Island ICF architect. An installer who has poured on this island is a different professional from a catalog dealer two counties away. Use this as orientation. Then bring me the lot.

McCollough Architecture Orange Beach. The ICF architect most closely documented on and around Ono Island: a 12,776-square-foot Fox Blocks residence that was a 2024 ICF Builder Awards runner-up, and Mariner’s Manor. The Ono portfolio also includes the island guard house, Captain’s Manor, and Pelican Place. Proof, in the public record, that ICF on this island can be architecture rather than a method looking for a style.
Bob Chatham Custom Home Design Fairhope, with work along the Alabama and Florida Gulf Coast, including Orange Beach, Gulf Shores, Perdido Key, and published Ono Island design. A residential designer, not a general contractor, with verified Fox Blocks ICF work and a 2023 ICF Builders People’s Choice award.
Walcott Adams Verneuille Architects Fairhope / Eastern Shore. Not an Ono Island specialist, and labeled as such. WAV has designed FORTIFIED homes in Baldwin County since 2012 and was architect of record on Colonial Inn, a Fairhope ICF project that received the first IBHS FORTIFIED Commercial Gold designation in the country. I include them because the luxury conversation on this coast is wall plus designation, not wall alone.
ICF installers and suppliersGeography and system

Publicly tied to Fox Blocks on Ono Island and Orange Beach, including work with McCollough Architecture. When I talk about an installer who has poured on this island, this is the name that appears in the record.
A&S ICF Wall Systems Niceville, Florida, serving the Florida and Alabama Gulf Coast. Nudura authorized dealer; also distributes Insul-Deck floor and roof forms. Relevant when the specified system is Nudura, or when an ICF floor or roof deck is part of the assembly rather than a wood floor hung from a ledger that was never embedded.
Select ICF Northwest Florida / South Alabama. BuildBlock dealer. Notes work in the Gulf Shores area and along the coast. A regional installer, not an Ono-only practice.
Engineer, roof, openingsThe rest of the envelope
J. Martin Pitts PE LLC Fairhope. Structural engineering with verified ICF and IBHS FORTIFIED work, including Fox Blocks projects and the Colonial Inn ICF / FORTIFIED Commercial Gold plans. Baldwin County currently expects sealed structural drawings from an Alabama-licensed design professional on residential new construction. Perdido Key requires the Florida path. Confirm the engineer of record for the specific lot.
Southern Roofing Systems Mobile and Baldwin County, with published FORTIFIED roof practice and Orange Beach / Ono Island service. On an ICF house the roof is not a finish. Sealed deck, edge metal, and an independent FORTIFIED evaluation are half of the insurance conversation. The designation is certified by the evaluator, not by the roofer.
Bradco Renovations Foley. Impact windows and doors for Baldwin and Mobile coastal code. Openings in an ICF wall are a specialty. I treat glass as part of the ICF team, not a later decorative decision.

The brand on the foam matters less than whether it has been poured in salt air, and whether the architect and engineer have drawn for it. After the names

A map is not an introduction

McCollough Architecture, Force 5 Walls, and a sealed engineer can still be the wrong combination for a tight canal lot, a defined budget, or a client who wishes to begin from an existing plan. The friction I see is rarely the foam. It is pump-truck access, grinder-pump placement, how the ACC reads a contemporary ICF elevation, and whether the openings budget will survive contact with engineering.

Build ICF, or acquire one that already exists?

Building gives you the wall, the glass, and the indoor-outdoor line you actually want. It also gives you committee review, pour days, and a calendar that weather can edit. Existing ICF inventory on Ono Island, and along Orange Beach, Gulf Shores, and Perdido Key, is thin. When a house appears, the showing is different: you are buying the hush and the envelope, then asking whether the floor plan still fits the life.

ICF wants access for the pump truck, a foundation strategy that matches flood and soils, and an architectural idea that can live with thicker walls. An interior Ono North lot near the rec center is a different pour than a canal-front homesite with a tight side yard, and a different pour again from a Perdido Key coastal lot under Florida flood rules.
