When buying or selling a home on Ono Island one of the most important steps is making sure utilities and services are properly transferred. This ensures a seamless handoff on closing day and avoids any interruptions. I always recommend setting utility transfers for the day of closing to protect both buyers and sellers.

Buyers: After you’ve signed and received your warranty deed, don’t forget to stop by The Ono House to pick up your welcome packet and get your RFID tags for cars, golf carts, and more. This is one of the first steps to officially becoming part of our gated island community.

When it comes to closing day on the Gulf Coast, I always remind my buyers and sellers that preparation is the key to a smooth experience. Here are the main items to have in place:


Closing Day Checklist

  • Confirm Your Closing Location
    Will you be present in person, or will you be closing remotely? If remote, confirm the process with the title company well in advance.

  • Arrange Your Funds
    Any wired funds should be scheduled ahead of time and ideally available the morning of closing. Lenders and banks often have cut-off times, so planning early avoids last-minute delays.

  • Photo Identification
    Bring a valid driver’s license or passport. If remote, ensure your ID has been scanned and submitted according to your title company’s procedures.

  • Keys, Remotes, and Access Cards
    Sellers should bring house keys, garage remotes, gate passes, and any HOA/condo access cards to closing.

  • Utility Transfers
    Schedule utilities (power, water, internet, solid waste, etc.) to switch on the day of closing. I provide my clients with a full checklist for Ono Island and Orange Beach services.

  • Termite Bond & Warranties
    Ensure that any termite bond or home warranties are transferred to the new owner.


Important Wire-Fraud Disclaimer

Please make sure that if you wire any funds, call the title company or attorney directly prior to doing so to confirm wiring instructions are accurate. Wire-fraud is on the rise. Never rely solely on email instructions without verbal confirmation, and always use a verified phone number from the company’s official website or your contract documents.
