The Marseilles Condominiums on Perdido Key, Florida

Marseilles Condos Perdido Key Florida For Sale
Perdido Key has a few addresses that are so private, so low-density, and so intentionally designed that owners tend to stay for years. The Marseilles is one of those properties. Only 28 residences share 200 feet of Gulf-front sugar-white sand, with a one-year minimum rental rule that keeps things quiet, secure, and elevated. When I am working with owners and buyers who want a true residential Gulf-front experience near the Alabama/Florida line, I always bring up The Marseilles because it delivers privacy, scale, and views on a level that most high-rises simply cannot match.

Because I work the Alabama–Florida coast daily, I see firsthand how rare these rent-restricted, Gulf-front buildings are. The Marseilles gives you that European-influenced, Mediterranean aesthetic, generous interior square footage, and those dramatic floor-to-ceiling Gulf views, but without the crowds. It is walk-right-out-of-the-elevator coastal living for people who want to enjoy the beach, not manage short-term turnover. If you want to compare it to nearby Orange Beach communities, start here: Orange Beach Real Estate Guide. For a broader coastal search, use the main site anytime: https://www.searchthegulf.com.

Why The Marseilles Stands Out

  • Low density: Two buildings, 14 residences per tower, 2 units per floor, 200 feet of beach.
  • Residential feel: One-year minimum rental helps preserve a peaceful ownership experience.
  • Panoramic water views: Most residences enjoy both Gulf-facing outdoor living and northern views toward Old River, Ono Island, and the boating corridors between Alabama and Florida.
  • Secure access: Gated entry, coded elevators, climate-controlled storage, and covered parking.
  • Amenities that matter: Gulf-front outdoor pool and spa, heated indoor pool for winter use, sauna and steam rooms, and two fitness areas.

Architecture, Finishes, and Layouts

The Marseilles was built to a higher specification than many of the early 2000s coastal condos. You see it the moment you step off the elevator into a semi-private foyer. Interiors typically feature:

  • Approx. 2,400+ sq ft plans, most 4BR/4.5BA, some top-floor 5BR penthouse configurations
  • 10-foot smooth ceilings with crown and base molding throughout
  • Floor-to-ceiling glass across the main living area facing the Gulf
  • European-styled kitchens with raised-panel wood cabinetry, granite countertops, and premium appliances (many with GE Monogram or comparable)
  • Travertine flooring in main areas; cultured marble or travertine surrounds in baths
  • Large Gulf-front balconies plus secondary balconies looking north over Ole River and the island
  • Wet bar/ice maker setups that make entertaining seamless

Several of the closed sales in The Marseilles over the years have shown a consistent pattern: buyers are willing to pay for the combination of square footage, view corridors in two directions, and the fact that they are not sharing the beach with short-term rental crowds. That is a notable distinction on Perdido Key.

Location: Right Where Alabama Meets Florida

The Marseilles sits on Perdido Key Drive, just east of the Alabama line, which means you can enjoy Orange Beach marinas, restaurants, and shopping in minutes, but keep a Florida mailing address and access to Perdido Key’s quieter, more residential stretch of beach. Many of my Orange Beach and Ono Island owners track this building because it mirrors the low-density, boating-aware lifestyle we have on the Alabama side.

Amenities Worth Talking About

  • Gulf-front outdoor pool and spa with generous decking and a wide dune line
  • Heated indoor pool for shoulder seasons and winter months
  • Two saunas and two steam rooms (rare for a 28-unit community)
  • Two fitness areas so owners are not stacked on top of each other
  • Two-level covered parking with some direct-to-residence access on lower floors
  • Climate-controlled storage at amenity level for beach gear
  • Secure, gated, and well-landscaped to preserve the luxury aesthetic

Who Loves The Marseilles

Most of the buyers I talk to about The Marseilles are already on their second or third coastal property. They have tried the high-rise rental buildings and want something more curated. They are often boaters who keep a vessel nearby on Old River, in Orange Beach, or at one of the marinas on the Alabama side. They want to host, but they do not want a transient crowd in the building. They like the Mediterranean styling and the ease of taking an elevator directly to their floor. And they appreciate the way The Marseilles has held value compared to more crowded buildings along the coast.

Market Notes From My Coastal Files

Looking back through historical sales at The Marseilles, there is a clear through-line: the building has consistently attracted end-users and long-term holders. Because the residences are large, most owners treat them as second homes or primary beachfront homes. That is one of the reasons you see very few distressed resales here, even in softer markets. The rent restriction and low density create a more predictable ownership environment, which is what many of my Gulf Coast buyers are seeking.

If you want to see how The Marseilles stacks up against other luxury, limited-rental condos along the Alabama/Florida line, I can pull a side-by-side from my system on https://www.searchthegulf.com with fees, recent solds, balcony sizes, parking type, and view orientation. That kind of comparative work is part of how I advise buyers and sellers on this stretch of beach.

Here are the nearby and comparable condominiums to The Marseilles on Perdido Key, keeping to low-density, Gulf-front, or strong-amenity buildings that coastal buyers typically cross-shop with it. I’m listing them in the order I tend to talk about them when someone calls me about The Marseilles.

1. Mediterranean at Perdido Key

This is the first cousin to The Marseilles in terms of style and exclusivity. It sits closer to the Alabama–Florida line near Flora-Bama, is very low density, and leans to a residential feel similar to Marseilles. Indoor/outdoor pool, Gulf-front, and wide balconies. Source :contentReference

2. San Perdido

Another rent-restricted, luxury, Gulf-front tower on Perdido Key, also designed for owners who do not want a revolving-door short-term rental environment. This one lines up well when we’re comparing view corridors, parking, and storage. https://www.searchthegulf.com/san-perdido-condos-perdido-key-gulf-front/

3. La Riva (East, West, North towers)

A little farther east but very much in the same luxury conversation. Spacious floor plans, Gulf-front, low density, private elevator foyers in many stacks. Buyers who like Marseilles often like La Riva because the scale and ceiling heights feel similar. :contentReference

4. Indigo (East & West)

Larger resort than Marseilles but still high quality and a known address on Perdido Key. Good for buyers who want amenities plus more on-site activity. It is not as quiet or as limited as Marseilles, but it is close enough to look at in the same search. :contentReference

5. Beach Colony Resort

Three-tower setup with wide Gulf frontage and good amenity packages. Not rent-restricted like Marseilles but very close geographically and easy to compare on price per foot. :contentReference

6. Palacio

Tall Gulf-front building, excellent views, good beach depth. Typically a step down in density control compared to Marseilles, but a buyer looking in this stretch will usually want to see it. :contentReference

7. Perdido Towers

On the west end of Perdido Key, very close to the AL/FL line, with both Gulf and Old River access. A good alternative for someone who wants Gulf-front but also wants to be able to keep a boat nearby or enjoy river-side amenities. :contentReference

8. SeaSpray (Gulf & River)

Not the same price point as Marseilles, but its Gulf-and-river arrangement is attractive to people who split time between the beach and the backwater. Also very close in geography.

9. Florencia / River-Side Luxury on Perdido Key

Across-the-street, Old River-oriented product such as Florencia often comes up in the same conversations with buyers who want Perdido Key but do not have to be directly on the sand. It pairs well with boat ownership and with Alabama-side marinas.

10. Just over the line in Orange Beach, Alabama

Because Marseilles is so close to the state line, most of my buyers also ask me to show Orange Beach luxury Gulf-front options. In that immediate corridor I usually add:

If you tell me whether you want rent-restricted only, or you are open to short-term rentals, I can narrow this list quickly inside https://www.searchthegulf.com and send HOA/rental policy notes for each building.
