Land Moved On Ono Harbour.
A Harbour Drive lot goes under contract. An Old River homesite leaves the feed. Active homes hold at 30. Active lots ease to 18. About 6.0 months of supply.
When a buyer asks me what is happening on Ono Island, I start with what changed since yesterday’s Watch — and today the land moved.
Advising buyers, sellers, and clients who are building on Ono Island is one of my favorite parts of the job. This is Thursday, October 1, 2026. Versus Wednesday’s Watch, active homes hold at 30. Active land eases from 19 to 18 after a Harbour Drive lot goes under contract. Homes under contract hold at 7. Under-contract lots hold at 4 with a different mix. Months of supply sits near 6.0 on five recent home closings. Fall is here, and the Monarch butterflies are still moving through the island the way they do every year.
People come here for the boats, the quiet, and a house that can hold a Gulf Coast life. I watch the island the same way — including the mornings when a Harbour homesite with a lift already in gets spoken for.
LAND MOVED · Harbour under contract.
Versus Wednesday’s Watch, active homes hold at 30. Active land moves 19 to 18. Homes under contract hold at 7. Under-contract lots hold at 4 with a refreshed mix. The feed I watch sits at 60. Months of supply sits near 6.0. Two named land moves. No new home listing. No home under-contract flip. No verified sold with a close price today.
WENT UNDER CONTRACT · $319,000 · Harbour Drive
Ono Harbour land · Active to Active Under Contract · $319,000 · 0.61 acre · Bayou Saint John. Deeded boat slip with an 8,000 lb lift already installed. A buyer has this homesite under agreement — it is not sold yet.
OFF MARKET · was $1,950,000 · 31654 River Road
Land · was Active Under Contract at $1,950,000 · 0.55 acre · Old River. Off the feed this morning. I do not have a confirmed close price yet, so I am treating it as off-market pending sold confirmation — not inventing a sold number.
STILL THE NEWEST CLOSE · $1,012,500 · 28749 Ono Boulevard
Closed September 24, 2026 at $1,012,500 · about 3 bed · 2,530 sf. Still the newest close in the five-closing pace behind today’s months of supply. Not a new sale today.
ALREADY ON THE BOARD · STILL IN PLACE
30866 Ono North Loop is still Active at $1,275,000. River Road land is still Active at $525,000. 30194 Ono Boulevard is still Pending at $1,850,000. 30577 Ono North Loop West is still Pending at $175,000. 30762 Ono North Loop is still Pending at $919,000. 31060 Osprey Court is still Active at $895,000. 33040 Marlin Key Drive is still Active Under Contract at $1,795,000. 3950 Cutty Sark Cove is still Pending at $4,700,000 on Bayou St. John — that is Ono Island, never Cotton Bayou. My listing at 30532 Ono North Loop West is unchanged, Active at $1,129,000.
The island in four numbers
Months of supply
Absorption, or months of supply, is how many months it would take to sell what is listed now if sales kept going at the recent closing pace and nothing new came on the market. Five Ono Island homes closed between September 1 and October 1. Divide today’s 30 active homes by those 5 and you get about 6.0 months. The August 31 Shoalwater close aged out of the window — that is why supply reads a month higher than Wednesday’s 5.0, not because thirty new homes arrived overnight.
Pending and under contract
Pending and under contract both mean a buyer has the house or lot under agreement. It is not sold yet, and I do not count it as active inventory. Seven homes and four lots are in that group this morning — same counts as Wednesday, with Harbour Drive newly in and 31654 River Road off the feed.
Wednesday this same picture was about 5.0 months on thirty homes and six closings. Today the for-sale home count is still thirty, and the trailing window rolled to five closings, so supply sits near 6.0 months. Land eases to eighteen lots. Land supply I will not put a number on: I do not have a verified list of closed land sales for the last thirty days, and I would rather say so than invent a rate.
Where months of supply has sat lately:
Versus Wednesday’s Watch, active homes 30 to 30, land 19 to 18, homes under contract 7 to 7, under-contract lots 4 to 4, the feed 61 to 60, and months of supply 5.0 to 6.0. Seven homes are already spoken for while thirty sit active. The named story today is land — Harbour Drive under contract, and an Old River homesite off the feed.
The feed count sits at 60 when you include the residential lease that I do not fold into the for-sale home math.
How does the absorption rate fluctuate?
This is how I explain Ono Island absorption rates to my clients. Months of supply is simply the number of homes for sale divided by the number of homes that closed in the last 30 days. It tells you how long today's inventory would take to sell if sales kept going at the recent pace and nothing new came on the market.
Ono Island is a small island, so only a handful of homes close in any 30-day stretch. When the count is that small, one closing makes a big difference.
Wednesday: 30 homes for sale ÷ 6 closings = 5.0 months
Thursday: 30 homes for sale ÷ 5 closings = 6.0 months
Nothing happened in the market overnight. The inventory stayed at 30 homes. A closing from the end of August simply aged out of the 30-day window, and the rate jumped a full month. With only five or six sales in the window, one sale is roughly 20% of the total.
Where months of supply has sat lately
My take: I don't read 5.0 versus 6.0 as a real change in buyer demand. I describe the island as running at roughly five to six months of supply right now. If a new closing lands, the number comes back down. If nothing closes, the most recent sale rolls out of the window later this month and the number climbs.
I don't calculate an absorption rate for land. Lots sell too unevenly, and I want a verified list of land closings before I put a number on it.

The one idea
Land is moving while the home board holds. Supply sits near 6.0 months on five recent closings, and new construction is still three houses long, which is why 30532 Ono North Loop West, my listing at $1,129,000, is still a genuine way onto a new house here.
High, middle, and low
Three houses tell the story. The other twenty-seven sit between them. The median is the middle price on the list, not the average. The average gets pulled up by the top of the island. Today that middle house is $1,547,500. The average is $1,963,253. Search current homes here: Ono Island homes for sale.

Eighteen lots. Harbour took one.
The land set eases from nineteen to eighteen after Harbour Drive at $319,000 went under contract. The land average sits near $593,872. The median is $507,500. The high is still 32438 River Road on Old River. If you are building, start with how I walk vacant land, then talk about the wall. I recommend ICF. The lot here is too dear for a light wall. More on building: new construction on Ono Island and vacant land and custom build.

“When land moves on Ono Harbour, I want you to see it with me — the homesite that got spoken for, the homes that still sit active, and the thin new-build path that is still open.”
Three houses. That is the whole new-build list.
No new construction came onto the thin list today. The set is still the same three houses: one finished and still available, my listing delivering this fall, and one pending. 30866 Ono North Loop is a 2022 resale still Active — it is not on the new-construction list. On an island of thirty active for-sale homes, that is how thin the new-build path is. Browse more here: new construction on Ono Island.
My listing · $1,129,000 · 30532 Ono North Loop West
5 bed · about 3.5 bath · 2,680 sf · 2026 · fall 2026 delivery
This is my listing. New construction on Ono Island is scarce, and this is a genuine way onto a new house at a number that still makes sense here. If you have been waiting on a new-build, call or text me and let us walk it.
Finished 2026 · $1,150,000 · 31201 River Road

Pending · $1,059,000 · 30837 River Road

The questions
What buyers are asking me this week
Click a question to open the answer.
What actually changed on Ono Island today?
Land moved. Versus Wednesday’s Watch, Harbour Drive at $319,000 went under contract in Ono Harbour, and 31654 River Road left the feed after sitting under contract at $1,950,000. Active homes hold at 30. Active land eases to 18. Homes under contract hold at 7. Under-contract lots hold at 4 with a different mix. Months of supply sits near 6.0 on five verified closings from September 1 through October 1.
Call or text me if you want the short list that is still available.
What does about 6.0 months of supply mean on Ono Island?
It means that if homes kept closing at the pace of the last thirty days and nothing new came on the market, the current 30 active homes would be gone in about 6.0 months. Five Ono Island homes closed between September 1 and October 1, which is the pace behind that math. Versus Wednesday, the supply number rose because the August 31 close aged out of the window — not because thirty new homes appeared. Land supply I am not putting a number on, because I do not have verified closed land sales for the last thirty days.
Call or text me if you want that picture for one street or one body of water.
Is there new construction I can still get into?
Yes. 30532 Ono North Loop West is my listing. 5 bed, 2,680 square feet, delivering fall 2026, at $1,129,000. The only other finished 2026 house is $1,150,000 on River Road, and the 2025 house is pending. Three houses is the whole new-build list. 30866 Ono North Loop is a 2022 resale, not new construction.
Call or text me if you want to walk it.
Should I buy a house or a lot right now?
If you want a new house, the list is three long and one of them is pending. 30532 Ono North Loop West is my listing, new construction at $1,129,000. If you want the house that is in your head, land is still the larger inventory at eighteen active lots, and the lots with a dock already in are the ones getting spoken for — Harbour Drive this morning is the reminder. I walk both with you. Advising clients on building here is one of my favorite parts of the job.
Call or text me and tell me how you boat.
How do we begin?
Tell me the water you want. Ole River, Bayou St. John, a canal, Harbour, or a quiet interior street. I will match that to what is actually for sale, what is already spoken for, and what I am watching before it reaches a search.
This is The Ono Watch. I keep writing it as the island moves — including the Thursdays when land gets spoken for. For more Ono Island reading, start in the Ono Watch category or the Ono Island category.
