Water Oaks Circle is one of my favorite small pockets in Gulf Shores. Located in the North Lagoon Estates community, this neighborhood sits on Little Lagoon just off Fort Morgan Road, close to town, the beach, restaurants, marinas, grocery stores, and daily conveniences — yet the feeling is softer, quieter, and more private.

When I drive through Water Oaks Circle, what I notice first is not just the homes. It is the canopy. The live oak trees bend and reach across the street in that timeless coastal way, creating filtered light, shade, and a sense of arrival. It feels almost like stepping back in time, but with newer elevated coastal homes designed for today’s Gulf Shores lifestyle.

This is the kind of neighborhood where you can hear tree frogs in the evening, watch coastal birds move through the lagoon, and feel tucked inside your own peaceful haven while still being near the energy of Gulf Shores.

Where Is Water Oaks Circle?

Water Oaks Circle is located off Fort Morgan Road in Gulf Shores, Alabama, within the North Lagoon Estates community. From Highway 59, it is roughly two miles west along Fort Morgan Road, placing it close to central Gulf Shores while still giving the neighborhood a lagoon-front, low-density feel. Several of the past sales I reviewed describe Water Oaks Circle as being approximately 1.8 to 2.1 miles from Highway 59, just west of Mo’s Landing and near Lagoon Baptist Church. 

One of the location advantages is proximity to Mo’s Landing, a public boat launch on Little Lagoon. For buyers who love kayaking, paddleboarding, fishing, or launching a small boat into the lagoon, that nearby access is a meaningful lifestyle feature.

The Homes: Elevated, Coastal, Newer Construction

Water Oaks Circle is known for newer raised beach-style and traditional elevated homes, many built between 2023 and 2025. Several homes are Gold Fortified, built on pilings or slab-and-pier foundations, and designed with coastal materials such as metal roofs, concrete board or hardboard siding, Trex-style decking, cable railings, outdoor showers, covered parking, and generous porch or balcony space. 

The homes I photographed reflect that same architectural rhythm — elevated coastal residences framed by mature trees, gravel drives, shaded ground-level parking, balconies, and open-air living space beneath the home. Many of the homes are designed for both personal enjoyment and rental flexibility, with practical features like multiple bedrooms, outdoor gathering areas, storage, and easy access to the lagoon.

Little Lagoon Waterfront Living

Lagoon-front properties with private piers, boat docks, boat lifts, pools, and direct Little Lagoon views with water depths of four feet or more, private boat docks, power and water at the dock, and outdoor entertaining spaces overlooking the lagoon. 

This is not the same boating lifestyle as Ono Island with big-water docks, boathouses, deep-water canals, and offshore boats like Freeman, Invincible, and Viking, Water Oaks Circle is more intimate and lagoon-oriented. I see it as a peaceful Little Lagoon lifestyle — paddleboards, kayaks, skiffs, sunset fishing, birdwatching, and quiet evenings by the water.

For buyers who want quick access to the Gulf Shores lifestyle without needing a large yacht slip or deep-water dock, Little Lagoon can be incredibly appealing. It is softer, calmer, and wonderfully scenic.

What Recent Sales Suggest About the Neighborhood

Past sales in the neighborhood have a strong concentration of newer, elevated, upscale homes with approximately 2,460 to 3,170 square feet, four to six bedrooms. Many include short-term rental language, pools, lagoon views, and upgraded interior finishes such as quartz countertops, LVP flooring, custom cabinetry, tiled showers, wine coolers, outdoor kitchens, and generous covered parking. 

For buyers, this matters because Water Oaks Circle is not simply an older lagoon neighborhood with scattered cottages. It has evolved into a boutique pocket of newer waterfront and lagoon-oriented homes with luxury finishes, income potential, and a strong lifestyle component.

Short-term rentals are allowed.  One recent property referenced approximately $175,000 in rental potential, while another referenced over $200,000 potential gross rental income.

Water Oaks Circle is a beautiful neighborhood, but waterfront and lagoon-front real estate always deserves thoughtful due diligence. Before buying, I would want to review the elevation, flood zone, insurance quotes, Gold Fortified documentation if applicable, dock permits, pier condition, water depth, rental rules, HOA fees, utilities, stormwater drainage, and any restrictive covenants.

I would also encourage buyers to visit at different times of day. Morning light beneath the oaks feels very different from sunset over Little Lagoon. The neighborhood is quiet, but it is still close to Fort Morgan Road, Mo’s Landing, and the activity of Gulf Shores. For many people, that balance is exactly the appeal.
