When a buyer asks me what they can buy on Ono Island under $500,000, I do not start with a chandelier. I start with dirt, oaks, and the gate.

I advise buyers and sellers full-time, and have for years. Advising clients on building on Ono Island is one of my favorite parts of the job. I created this guide as a thoughtful starting point, because this number is a real door onto the island, and it is also a number that will disappoint you if you came looking for a finished waterfront house.

People here are not all about glam. They are about the boating life. Simple. Beautiful. Modern when it wants to be. Not showy. Under $500,000, that life usually begins with a lot, Gold FORTIFIED in the plans, and the community launch until the house is ready.

What I walk

I am usually standing in grass, not in a kitchen.

Open a door. This is how the $500,000 conversation actually feels when I take it seriously.

The interior lot

Oaks. A quieter street. Near the recreation center, or tucked back where morning is still. You still have the gate, the pools, tennis and pickleball, and the community boat launch. You are buying the island. You are not buying a private dock. I have stood on parcels like this and felt the house that could live there: a thoughtful size, not a showpiece.

The rare finished house

A finished house under $500,000 on this island is not the usual listing. When something appears, it is often older, smaller, or asking you to be honest about updates, roof, and the insurance file. I will walk it with you. I will not pretend it is a new canal house that the market forgot to price.

The waterfront that is not here

Vacant land, in plain English

Vacant land is a homesite. Dirt, trees, setbacks, flood, and the room to draw a house. It is not a key at closing. It is the beginning of the house you came for.

This is the door that still has manners.

Interior lots make a Gold FORTIFIED number work more often than deep-water frontage. The land has to leave room for the house. The house has to leave room for the life. I prefer this conversation before the plans are pretty, while we can still talk about roof geometry, openings, and how the house is connected.

A wall that can be quiet

I absolutely love ICF. Quiet. The insurance file. Glass that belongs on a lot this expensive. Begin with ICF home building on Ono Island. If the parcel is Harbour, the water changes the plan: ICF on Ono Harbour.

Boat, quiet, guests. Do you want to come in from the water, or is the community launch the day you will actually live? Price without a life is only a number. I start here.

Step 2. Walk the lots, and any house that is actually here

We look at live inventory, not a last-season brochure. Interior streets. Elevation. Drainage. How a house would sit among the neighbors. If a finished house appears in this band, we walk that too, with the insurance file on the table.

Step 3. Introduce the pairing for that homesite

Architect, engineer, custom builder: a pairing, not a list. I know the lots, the ACC, flood, docks, and the streets. I have experience with successful ICF home builders on Ono Island. I know who they are, and I would love to introduce you.

What I notice

I have watched a buyer arrive certain that $500,000 would buy a house with a view of water. We stood at the launch at the hour they would actually go. The life they wanted was the boat and the gate. The lot was the door that still belonged to Ono. I do not tell that as a client quote. I tell it because I have watched it more than once.

I have also stood in grass and felt, immediately, whether a parcel had a house in it. Some lots are a gift of elevation and quiet. Some are a project you did not mean to buy. Many owners do, from the community launch. If your boat needs a private lift every morning, tell me that at the start. That is usually a waterfront search, and a different number.
