Baldwin County continues to experience substantial growth, with new residential communities, commercial developments, and zoning changes shaping the future of real estate across the region. As a local real estate expert, I stay up to date on planning commission meetings to provide insightful updates for buyers, sellers, and investors in Orange Beach, Gulf Shores, Fairhope, Daphne, and beyond.

Here’s a breakdown of the latest real estate and development news impacting the market in February 2025.


Fairhope Planning Commission Updates

New Orthodontist Office Coming to Encounter Development

The Fairhope Planning Commission approved the site plan for Harvey and Thomas Orthodontics, which will be located in the Encounter Development near Hwy. 181 and Hwy. 104. The 8,200-square-foot building will enhance local healthcare services in Fairhope’s growing commercial district.

Foosackly’s and Ice Cream Stand Planned for Fairhope

Fairhope residents will soon have a new dining option—a Foosackly’s restaurant, complete with a Just Chillin ice cream stand, is coming to the Encounter Development at Hwy. 104 and Hwy. 181.

Point Clear Development Delayed

A proposal to develop 81 single-family residential lots in the Battles Trace neighborhood was tabled due to concerns over tree loss and increased density. The Fairhope horticulturist will review plans before a final decision is made.

Windrow Subdivision Approved

A new 21-lot residential subdivision east of Section Street between Twin Beech Road and Brodbeck Lane has received approval. This project adds to the growing housing market in Fairhope, an area known for its charming neighborhoods and high property demand.


Baldwin County Planning Commission Highlights

Nine-Lot Subdivision Approved in Lillian

The Lillian area continues to see residential expansion, with a 9-lot subdivision approved off County Road 93 near Hwy. 98.

Casitas Coming to Two Lakes RV Park

The Baldwin County Planning Commission approved modifications to Two Lakes RV Park, allowing for casita-style living quarters alongside RV spaces. These additions could attract snowbirds and vacationers looking for flexible living spaces.

Townhome Development Approved Near Loxley

The Cottages on 31, a 29-unit townhome project, has been approved west of U.S. Hwy. 31. This residential development aligns with Loxley’s rapid growth, positioning it as a key investment location.

193-Lot Subdivision Planned for Southtown Phase II

A long-awaited residential expansion near Robertsdale has been approved, adding 193 single-family homes to the Southtown subdivision. This project was originally planned in 2006, but stalled—making this a major comeback for the development.

Fairhope Enacts Development Moratorium

In response to rapid population growth and infrastructure concerns, the Fairhope City Council has enacted a nine-month moratorium on new residential multiple-occupancy projects and subdivisions with three or more lots under 10,500 square feet. This move will not affect commercial developments, but it highlights the city’s focus on sustainable growth.


Orange Beach Planning Commission Updates

Margaritaville Waterfront District Moves Forward

A major milestone was reached for the Margaritaville development, with the Orange Beach Planning Commission approving the subdivision of 108 acres for a resort-style community. Plans include:
100 condo-hotel units
49 condominiums
76,000 square feet of commercial space
43 transient boat slips

This project will be a game-changer for tourism and real estate in Orange Beach.

Bear Point Subdivision Approved

A seven-lot subdivision was approved on the north side of Canal Road at Avenue C. This small-scale residential development adds to the growing demand for Orange Beach real estate.


Spanish Fort City Council Updates

Storage Shed Sales Now Regulated

A new zoning ordinance was passed, limiting the sale and display of storage sheds in commercial zones.

Rezoning for Commercial Use Approved

A key U.S. Highway 31 property has been rezoned for commercial use, opening the door for future business developments.


Baldwin County Commission Meeting Highlights

Gulf Shores Rezoning Denied

A 40-acre property near County Road 12S was denied rezoning for residential development, keeping the land designated for agriculture.

New Residential Zoning Approved Near Foley Beach Express

A 40-acre property north of the Foley Beach Express has been rezoned for single-family residential development, signaling future growth in the area.

Highway 104 Rezoning Approved

A 31-acre property east of Fairhope has been rezoned for commercial and residential use, despite opposition from Verandas neighborhood residents.


Daphne Planning Commission Approves New Phases for The Reserve

Phases 4 & 5 Expansion

Phase 4 – 82 lots on 42 acres
Phase 5 – 66 lots on 33 acres

These expansions continue to solidify Daphne’s position as one of the fastest-growing areas in Baldwin County.
