As a homeowner and real estate advisor on Ono Island, I’ve seen firsthand how certain architectural styles hold timeless charm—but sometimes need a little updating to align with today’s coastal luxury aesthetic. Mediterranean-style homes, with their stucco exteriors, terracotta tile roofs, and decorative shutters, are common across the Gulf Coast. While these features are beautiful, they can feel dated if the goal is a more modern, minimal look.

Recently, I toured a Mediterranean-style home here on Ono Island and immediately began envisioning how it could be transformed into a modern masterpiece—while still honoring its coastal location and original charm.


1. Refresh the Exterior Color Palette

One of the fastest ways to modernize is through paint. A crisp white, warm soft white, or light greige instantly brightens the facade and makes the home feel fresh and current. Shutters can be painted in matte black, deep charcoal, or bronze for sleek contrast—or removed altogether for a truly minimal look. Updating the front door to a deep charcoal, natural wood stain, or matte black can tie the new palette together.


2. Keep the Roof, Clean the Lines

Clay tile roofs are part of Mediterranean charm and work beautifully in our coastal climate. I recommend cleaning, sealing, and keeping them for texture—but simplifying ornate trim and moldings to create straighter, cleaner architectural lines.


3. Modernize Windows & Balconies

Replacing traditional window grills with slim-profile black aluminum frames instantly gives a contemporary edge. Decorative wrought-iron balcony curves can be swapped for streamlined horizontal metal or glass railings, enhancing both style and view.


4. Transform the Entryway

The front entry sets the tone for the entire home. I would replace ornate lighting with a linear modern sconce or minimalist pendant. Stair railings could be updated to glass panels or matte black metal, matching the new balcony design for a cohesive look.

5. Update the Garage & Carport

Garage doors are often overlooked, but they can have a major impact. Flush panel doors in natural wood or black create a modern statement. Any heavy stone detailing on the lower level can be smoothed and refinished for a more uniform, clean texture.


6. Simplify Landscaping & Hardscape

Replacing busy driveway patterns with large-format pavers or smooth concrete in clean geometric lines immediately modernizes curb appeal. Landscaping should be architectural—think linear beds filled with ornamental grasses, agave, or coastal palms for a low-maintenance, high-impact design.


7. Lighting & Accents

Evening lighting transforms a home’s presence. I love integrating subtle uplighting along the facade for a dramatic yet minimal nighttime effect. Decorative wall medallions can be removed for a clean, uninterrupted exterior.


8. Embrace “Modern Mediterranean”

The goal isn’t to erase the home’s character, but to edit and refine it. By stripping away excess ornamentation and focusing on light, texture, and proportion, the home transitions into a Modern Mediterranean showpiece—perfect for Gulf Coast living.
