If you’ve ever considered building your own home on the Alabama Gulf Coast, there’s never been a more strategic time to invest in vacant land—especially in high-demand areas like Ono Island and Orange Beach. Over the past years of helping clients buy, sell, and build on the coast, I’ve seen firsthand how building from the ground up—when done with the right team—can be one of the most rewarding and financially smart decisions you can make.
Recently, I’ve been working closely with buyers who are ready to secure the land and build their custom dream homes. Whether it's a modern waterfront retreat on Ono Island or a high-style beach house tucked near the Gulf in Orange Beach, these parcels are offering more flexibility—and more long-term value—than many existing homes on the market.
One recent survey I reviewed shows a beautiful beachfront parcel just south of Highway 182 with direct proximity to the Gulf of Mexico. This lot offers approximately 120 feet to the Coastal Construction Line, not the water's edge, which is a crucial distinction when evaluating buildability. Any development here would still require careful planning with environmental consultants, but the positioning opens exciting opportunities for single-family or luxury vacation home construction—particularly with elevated foundations and storm-resilient design.
The parcel offers a private drive entrance from Highway 182, and while it may seem narrow at first glance, it opens into a generous buildable area that would be conducive to a modern three-story home with expansive glass, rooftop living areas, or a reverse floor plan that maximizes water views. Investors might see interest here for a high-end rental or resale product once developed.
If you're looking at Ono Island in particular, there are a few important numbers to know:
ONO POA: $1,350–$1,700 annually depending on lot type
ONO North Rec Center: $400 annually (if applicable)
Fire Protection Authority: ~$319 to $943 depending on lot type or home status
One-Time Admission Fee: $8,000 (negotiable in sales contract; typically paid at closing)
This one-time fee is due at closing and will be added to the Additional Provisions in your purchase agreement. While the buyer often pays this fee, it is negotiable. I’ll reflect it in your estimated closing costs and walk you through the timing and breakdown so there are no surprises.
