Understanding the Subdivisions of Ono Island: What Every Buyer Should Know

When I'm helping buyers explore homes on Ono Island, one of the most common questions I hear is: "What are the different subdivisions, and how do they affect ownership?" It’s a great question—and one that deserves a clear and informed answer.

Ono Island is home to 51 smaller subdivisions, each with their own recorded covenants. These subdivisions were originally developed with specific architectural and lifestyle guidelines, and while they all fall under the umbrella of the Ono Island POA (Property Owners Association of Ono Island, Inc.), many also have their own separate POAs—essentially independent associations that operate with their own rules, dues, and responsibilities.

Dual POA Memberships: What It Means for Property Owners

All property owners on Ono Island are automatically members of the main Ono Island POA, often referred to as the “big island POA.” However, depending on the location of your property, you may also be a member of a secondary, smaller POA within a specific subdivision.

Let me break it down with a couple of examples I frequently see as a real estate advisor and homeowner here on the island:

What About Inactive POAs?

Over the years, some of the smaller subdivisions have become inactive, meaning they no longer have an active board of directors or collect assessments. But that doesn’t mean their covenants disappear. These original developer-recorded rules still apply and may affect building guidelines, use restrictions, or architectural requirements.

Why This Matters

Understanding the subdivision your property belongs to is essential when buying or building on Ono Island. Each association may have its own architectural review committee (ACC) requirements, pier and boathouse restrictions, or landscaping and fencing rules. Some even manage shared amenities or oversee bulkhead and seawall maintenance.

When I assist clients, I always dig into the details—checking which POAs apply to each parcel, reviewing restrictions, and making sure you're aware of what comes with ownership. The goal is not just to help you buy a beautiful home, but to ensure you’re set up for success in a neighborhood that fits your vision and lifestyle.
