I’ve also included complex names you’ll recognize so you can quickly narrow your search on the Gulf, Old River, Terry Cove, Cotton Bayou, Perdido Bay, and the Intracoastal Waterway. Entry Level: Approximately $180,000–$400,000

Typical fit: Studios to 2 bedrooms, efficient footprints, strong beach access value.
Where I’m looking:


Core Mid-Range: Approximately $400,000–$800,000

Typical fit: 1–3 bedrooms with updated interiors, better amenity sets, and stronger views.
Gulf-front staples: Phoenix I–VIII, Phoenix V, Tidewater, Tradewinds, Seaside Beach & Racquet Club. You’ll commonly find 1–3BR condos with pools, fitness rooms, on-site security, and walk-to-sand convenience.
Resort-style standouts (Perdido Pass/Perdido Bay/Terry Cove):

Buyer note: In this band, I see the best blend of view, space, and amenity for the dollar. If boating is essential, prioritize bay-side and cove locations first, then confirm slip rights in writing before you fall in love with the view.


Upper Tier: Approximately $800,000–$1,500,000

Typical fit: 2–4 bedrooms, larger balconies, higher finishes, and premier on-site amenities.
Gulf-front towers with big amenities: Phoenix West, Phoenix West II/Oasis, Phoenix Orange Beach I & II, Phoenix Gulf Towers, Phoenix South Point. Expect wide balconies, lazy rivers, stronger rental performance potential, and 3–4BR offerings.
Boutique Gulf-front and low-density: Admirals Quarters. Lower-density buildings are attractive for privacy, spacious floorplans, and a quieter on-site experience.
Old River luxury with marina mindset: Bella Luna (Old River). Known for refined finishes, owner-forward amenities, and a private marina culture; some units include deeded or assigned slip rights—always confirm per unit.

Water & boating: In this range, true deeded slips become more realistic for bay-side properties (e.g., Phoenix On The Bay, Bayshore Towers in select stacks). Gulf-front towers rarely convey slips; pair a Gulf-front residence with leased space at a nearby marina if boating is non-negotiable.


Luxury: Approximately $1,500,000–$5,900,000+

Typical fit: 3–5 bedrooms, premium finishes, signature amenities, and marquee views.
Iconic Gulf-front luxury: Turquoise Place. Large, modern residences with expansive glass, generous balconies, and signature amenities. If you want wow-factor on the sand, this is your benchmark.
New-generation Phoenix towers: Phoenix Orange Beach I/II and the newest Gulf-front releases deliver scale, amenity depth, and the multi-bedroom plans luxury buyers expect.
Bayside luxury with slips (confirm per unit): Bayshore Towers, Vista Bella, Perdido Grande, Harbor Cove, Porto Del Sol. These addresses are highly sought after by boaters; many listings in these buildings advertise deeded or assigned slips, private marinas, and lift potential subject to association rules and waterway regulations. If a slip is promised, I verify the slip number, dimensions, and any lift approvals before we write.
