- Many newer or elevated homes are built in these zones to reduce insurance costs.
Zone AE (High-Risk with Base Flood Elevation)

✔ Gulf Shores – Beachfront properties along West Beach Blvd and Fort Morgan Road are largely in VE zones, requiring elevated pilings and extensive flood mitigation.
