River Run Community Rules and Guidelines

River Run is not a short-term rental hotspot. It's a community of owners who treat their homes as true residences, not vacation crash pads. The guidelines are thoughtfully established to preserve privacy, peace, and property value.

 Occupancy & Residency

• Only one family per residence

• Rental occupancy limited to 8 family members

• No beach access, preserving the neighborhood's low traffic and exclusivity

 Parking & Vehicles

• Max of 4 vehicles per home

• No parking on the street

• Boats/trailers must be stored under the home

• No use of vacant lots for vehicle/trailer parking

 Pets & Courtesy

• All pets must be leashed

• Pet waste must be removed immediately

• Pets are not permitted in the pool area

 Decks & Trash

• No towels or clothing on deck railings

• Trash pickup 

 Noise & Safety

• Quiet hours respected at all times

• No fireworks allowed—police will be called

• Owners are responsible for guests and renters following all rules

Pool & Common Area Etiquette

The community pool is reserved exclusively for River Run owners and their guests—not for guests of renters. It’s one of the quietest and most respected amenities in the neighborhood.

⏰ Pool Rules

• Open daily from 8:00am to 10:00pm

• No lifeguard on duty – swim at your own risk

• No glass, no smoking (except in the gazebo), and no loud behavior

• Bring your own trash bag and clean up after yourself

• Children under 12 must be accompanied by an adult

Pier & Boating Guidelines

The private pier, fish cleaning station, and boat launch add to the River Run lifestyle, but come with courteous expectations:

• No cutting bait or fish on the walkway

• Clean the fish station after use

• Boat launch and guest slips are for guests staying with a River Run owner
