A homesite that looked straightforward may require a deeper conversation about elevation, drainage, wetlands or insurance. A newly completed home may enter the market at the same moment a buyer is deciding whether to build.

I created the Gulf Coast New Construction Watch to bring those moving pieces into one clear place. Every Wednesday at 11:00 a.m., I will share a fresh look at new construction activity in Ono Island, Orange Beach and Gulf Shores.

This is more than a list of new homes. I want readers to understand what is being built, where builders appear confident, how pricing is behaving, which design choices are resonating and what questions deserve attention before a contract is signed.

What makes each new construction market different?

These areas are close geographically, but they are not interchangeable. The best opportunity depends on how a buyer plans to use the property, the type of setting they want and which risks or conveniences matter most.

Ono Island

Custom homes, limited homesites, private residential character and property-specific boating considerations shape this market. I watch Gold FORTIFIED construction, ICF and other resilient building methods, lot elevation, drainage, wetlands, setbacks, pool placement, dock potential and Architectural Control Committee requirements.

My take: On Ono Island, the lot and the home must be evaluated together. A beautiful plan is only valuable when it fits the site, the water access and the way the owner wants to live.

Orange Beach

Orange Beach offers a broad mix of new single-family homes, waterfront opportunities, boating-oriented properties and select attached or resort-adjacent products. Location changes the conversation: canal, bay, river, beach proximity and boating access can affect use, insurance, maintenance and value.

My take: Buyers should compare the entire ownership experience—not only square footage and finishes. Access, parking, outdoor living and water orientation can be every bit as important.

Gulf Shores

Gulf Shores continues to provide varied new-home choices, from primary-residence neighborhoods to coastal retreats and investment-oriented locations. I watch community fees, rental rules, access to the beach and waterways, construction quality, insurance considerations and how competing new phases affect resale positioning.

My take: New does not automatically mean identical. The builder, site, community plan and long-term surroundings can create meaningful differences between homes that look similar online.

What should buyers look beyond in a new home?

New construction photographs beautifully, but the most important questions are often hidden behind the walls, beneath the home or inside the paperwork. I encourage buyers to look beyond countertops and paint colors and understand the structure, site and long-term cost of ownership.

The lot

Survey, setbacks, drainage, flood zone, elevation, wetlands, soil conditions, view corridors and room for a pool or future outdoor improvements.

The building envelope

Roof assembly, windows and doors, water management, wall system, insulation, mechanical placement and FORTIFIED documentation where applicable.

The contract

Allowances, selections, completion timing, change orders, warranties, inspections, included features and the definition of substantial completion.

The ownership plan

Insurance, maintenance, community rules, rental restrictions, utilities, landscaping, generator needs, dock or lift considerations and resale appeal.

A home can be brand new and still be the wrong fit. My goal is to help a buyer recognize the difference before the expensive decisions become permanent.

What does the Watch reveal for sellers and builders?

Weekly activity can reveal more than an isolated comparable sale. It shows where competing inventory is gathering, which price points are becoming crowded, how quickly buyers respond to a completed home and where a property may need clearer positioning.

A growing cluster of similar homes Differentiation becomes more important; buyers have more direct alternatives.
Completed sales outperforming unfinished competition Certainty, move-in timing and visible workmanship may be carrying a premium.

I have worked full-time in resort real estate for more than 25 years, and I have learned that new construction rewards curiosity. The questions asked early are usually less expensive than the corrections made later.
