La Serena is located at 14500 River Road in the Perdido Key area.  If you know this part of the coast, you already understand why River Road matters. It’s where the Intracoastal/Old River lifestyle starts to feel truly boater-forward.

My La Serena snapshot: This is the kind of place where your morning coffee can overlook the Intracoastal and Ole River, and your afternoon can be a dock-to-dinner day without overcomplicating the plan. 

What Makes La Serena Boater Friendly

La Serena shows up in the MLS notes as a waterfront community with a marina/boat dock and slip utilities, and it’s described as having water and electricity available for each slip.  Even better, some residences are marketed with a deeded boat slip and lift, which is the detail serious boat owners pay attention to first. 

My “boat slip” due-diligence checklist for La Serena

  • Confirm what conveys: some units include a slip and lift, while others do not. 
  • Ask for the slip ID and paperwork: a sold example references Boat Slip 18, which is exactly the kind of specificity I like to see documented. 
  • Match your boat to the slip reality: LOA, beam, draft, and how you’ll approach the dock in wind and current.
  • Check utilities at the dock: water/electric availability can be a real value-add when it’s part of the slip setup. 
  • Storage for the “extras”: kayak/paddleboard storage is referenced, and that matters for day-to-day waterfront living.

One of the most compelling descriptions I’ve seen for La Serena is a penthouse narrative that calls out views over the Intracoastal Waterway and Ole River, looking toward the beautiful homes of Ono Island, with Gulf views as well.  That “two-sided” feeling is part of the appeal here: sunrise and waterway motion on one side, and the Gulf’s presence nearby when you’re ready to cross over.

Amenities: Indoor Heated Pool, Wellness, Two Pools, and a Gated Lifestyle

La Serena is described as a gated community with coded elevators and a deep amenity stack: indoor pool and hot tub, outdoor pool and hot tub, tennis, grilling areas, and fitness with sauna and steam rooms.  Two swimming pools (including a heated indoor pool), whirlpool spas, a sauna, steam room, fitness room, and grill area. 

Parking and storage, done right

La Serena is described as offering deeded covered parking (one space per residence) and climate-controlled storage, which is a detail that becomes more valuable every year on the coast. 

Rental Rules and Ownership Tone

La Serena is repeatedly noted as rent-restricted to a 30-day minimum, and one set of agent notes explicitly states “NO VACATION RENTALS.”  That policy tends to shape the feel of the community. It often attracts owners who prefer longer stays and a calmer building cadence, which can be a strong fit for buyers who want a more residential, lock-and-leave lifestyle.

My seller prep list for a boater-friendly unit

  • Document the slip and lift details in writing if your unit includes them.
  • Photograph the dock area and show how you move from parking to boat to water.
  • Highlight covered parking and climate-controlled storage, especially for seasonal owners. 
  • Lead with the 30-day minimum rental policy when it supports the ownership tone you’re selling.
