I ask these before I fall in love with a balcony view for you. Answer them honestly, and the search gets quieter and smarter.

How long do you want to hold the property?

A three-to-five-year hold reads differently than a ten-to-twenty-year family asset. Short holds care more about exit liquidity, financing flexibility, and near-term capital projects. Longer holds can absorb a season of higher insurance or a quieter rental year if the location and building stay strong.

How much personal use do you want?

Two weeks a year is a different product than eight weeks of family spring break and holidays. Personal weeks compete with peak rental demand. They also change how a CPA looks at 1031 intent and how you feel about the floor plan. For the hybrid buyer, start with investment condo with personal use.

Do you need it to cash flow—or to park capital outside Wall Street?

Some buyers want monthly or seasonal cash flow after dues, insurance, taxes, and management. Others want a tangible asset they can touch, use, and let appreciate over time—an alternative to parking everything in stocks. Both are valid. They are not the same underwriting conversation. Be clear which one you are buying for, or which blend you can live with.

Appreciation: what I will and will not promise

I will not freeze a percentage on this page. Markets move. What I do look at: limited coastal inventory, guest demand in the right buildings, building care and reserves, insurance and assessment history, and whether the unit would still make sense if rentals soft-year. Appreciation is a hope you earn with location and patience—not a line in a brochure.

Rental Strategy

Short-term rentals versus long-term rentals

Short-term / vacation rentals

Higher gross potential in the right Gulf-front buildings, more management intensity, furnishings that photograph well, and stricter HOA and city rule checks. Personal weeks often compete with peak summer and holiday demand. Lenders may treat heavily investor-owned or hotel-like buildings as non-warrantable.

Long-term / annual or multi-month

Steadier tenancy patterns, simpler furniture expectations, and sometimes an easier financing story. Gross rent is usually lower than a strong vacation calendar. Better fit when you want quieter ownership or when a building limits short stays. Snowbird monthlies sit between the two models.

The hybrid calendar

Many owners rent peak weeks and keep shoulder or holiday weeks. That only works when rental rules allow it and when you are honest about opportunity cost. Write your week count down before you write an offer.
