Orange Beach, Ono Island & Gulf Shores Real Estate Market Update
August 27–September 2, 2026
This week along the Alabama Gulf Coast was a wonderful example of why I never judge a market by one headline—or even one average. Across the five segments I track in this report, 37 properties closed between August 27 and September 2, compared with 19 the week before. That is a meaningful lift in activity, but the price story was much more nuanced.
Orange Beach condo and townhome closings made the biggest jump, Gulf Shores houses and condos also gained momentum, and Ono Island held steady at three home sales. At the same time, several average sale prices moved lower because the mix of properties changed. A single luxury closing can lift a weekly average, just as a group of smaller units can pull it down.

The week at a glance
Ono Island houses
Three sales, with three very different stories
Ono Island recorded three house sales, the same number as the prior week. The average sale price was approximately $1.26 million, compared with $1.64 million the week before, and the week’s range ran from $845,000 to $1,492,500.
The three closings were 31661 Shoalwater Drive at $1,492,500, 32355 River Road at $1,450,000, and 3977 Hatteras Cove at $845,000. That spread is exactly why an island-wide average should never be used by itself to value a home. Waterfront orientation, water depth, dock and boat-lift capabilities, view corridor, elevation, flood considerations, age, condition, construction quality, and renovation level can create substantial differences from one property to the next.
When I help someone evaluate Ono Island real estate, I look at the setting and the structure separately. Then I bring those two stories back together. A canal home, an interior home, and a big-water property may share the same island address, but they do not belong in the same pricing conversation without careful adjustments.
Orange Beach houses
A quiet week for single-family closings
Orange Beach posted one single-family home sale: 25773 Canal Road 13 closed at $580,000. The prior week recorded three house sales with an average of $962,000.
With only one closing, the average and the individual sale price are the same. That makes this number a useful record of the week, but not a broad measure of what every Orange Beach home is worth. Waterfront homes, boating communities, newer construction, established neighborhoods, and homes closer to the Gulf of America can occupy very different submarkets.
Orange Beach condos & townhomes
The clearest surge in activity
Orange Beach condo and townhome sales rose to 16 closings from four the week before. The average sale price climbed to approximately $896,000 from $591,000, while individual sales ranged from $312,500 to $2.5 million.
The $2.5 million closing at Turquoise Place, Unit D1409, led the week. Other notable upper-tier sales included Bella Luna, Unit 1201, at $1.65 million; Vista Bella, Unit 1103, at $1.295 million; and Phoenix on the Bay, Unit 1233, at $1.235 million. At the other end of the range, Mariner Lakes, Unit 13, closed at $312,500.
That range is a healthy reminder that “the Orange Beach condo market” is not one market. Gulf-front views, boating access, building age, unit size, floor height, amenities, rental rules, insurance structure, association finances, and financing eligibility all influence value and buyer demand. If you are comparing Orange Beach condos for sale, I recommend comparing the building first and then the individual residence within it.
Gulf Shores houses
More closings, with a more typical price mix
Gulf Shores house sales increased to 12 from seven the prior week. The average sale price was approximately $734,000, compared with $1.48 million the week before. The current week’s range ran from $307,000 to $1.65 million.
The drop in average price does not mean every Gulf Shores home lost value in seven days. The prior week included a $4.6 million sale that lifted its average. This week’s highest closing was 2223 West Beach Boulevard at $1.65 million, followed by 6558 Driftwood Drive at $1.02 million and 3965 Lafitte Boulevard at $905,000.
This is why I pay close attention to the composition of the sales. Gulf Shores includes beachfront and lagoon-area homes, Fort Morgan properties, golf-oriented neighborhoods, newer communities, and established residential streets. The best comparison is the one that most closely matches the property—not necessarily the one that closed most recently.
Gulf Shores condos
Five closings concentrated in smaller units
Gulf Shores condo sales increased to five from two the week before. The average sale price was approximately $382,000, down from $515,000, with closings ranging from $195,000 to $610,000.
Seawind, Unit 1808, led at $610,000, followed by Sea Glass, Unit 412, at $527,000. The remaining sales included two Gulf Shores Plantation units at $315,000 and $265,000, plus Regency Club, Unit 91, at $195,000. This week’s lower average was primarily a reflection of smaller, more accessibly priced units—not a universal statement about Gulf Shores condo values.
What I would tell buyers and sellers right now
For buyers
Do not let a city-wide or island-wide average make the decision for you. The right question is whether the individual property is well positioned for its location, condition, construction, insurance profile, and amenities. For condos, I also want to understand the association, insurance, reserves, assessments, rental rules, and financing before a buyer becomes emotionally committed. For waterfront homes, dock configuration, water depth, bridge clearance, flood zone, elevation, and wind-mitigation features belong in the conversation early.
For sellers
Activity is present, but the market is distinguishing between properties. A well-prepared home or condo must be priced and presented for its true competitive set. The 16 Orange Beach condo and townhome closings show that buyers will act across a wide price spectrum, including at the luxury level, when the property and value align.
I use weekly data as one layer of the story—not the whole story. I combine it with current competition, pending activity, recent comparable sales, condition, location, and the details that are unique to the property. That is how I help a seller avoid pricing from a headline and help a buyer avoid paying for a feature that is not truly comparable.
