A question I hear often
Who do you call when a vacant lot just needs a good cut?
Clients ask me this all the time. They own a homesite on Ono Island, a lot in Orange Beach, or a parcel on Perdido Key, and they are not looking for a landscaper. They need someone with a tractor and a bush hog to knock down the grass, weeds, vines, and volunteer saplings so the lot looks cared for again.
I created this guide as a thoughtful starting point. Every crew here does bush hogging, lot mowing, or brush cutting for vacant lots in our area, and each card shows which communities it serves. A name is helpful. Context makes it useful — so you will also find the rules I would check and the questions I would ask before anyone unloads a tractor.
Mowing, not landscaping
Why vacant lots on the Gulf Coast need a bush hog
Our growing season barely pauses. A lot that looked tidy in April can be knee-high by August. These are the reasons owners call:
Keeping a lot tidy between visits
Many of our owners live out of town part of the year. A regular cut keeps grass and vines down, keeps survey pins findable, and shows neighbors someone is paying attention.
Staying on the right side of code
Counties, cities, and property owners associations expect lots to be maintained. A scheduled cut is simpler than answering a letter.
Showing a lot for sale
Buyers need to walk the lot, find the corners, and picture a house. I pay attention to how a lot feels on a showing, and a fresh cut changes that feeling.
Getting ready to build
Before a surveyor, engineer, or builder can do their best work, they need to see the ground. A bush hog opens things up; actual clearing for construction is a separate, permitted step.
Three words, three jobs
Bush hogging mows. Brush cutting and mulching reach deeper. Clearing removes.
A bush hog is a heavy rotary mower pulled behind a tractor, right for tall grass, weeds, and light saplings. A forestry mulcher or brush cutter handles thicker growth. Land clearing takes out trees, stumps, and roots for a build. Most of the calls I get are the first one. Tell the crew which result you want, and make sure it fits what your POA, city, or county allows.

When the lot needs more than a mow
If saplings and thick brush have taken over, a mulching crew may be the better fit. These are heavier-duty than a bush hog, so check your approvals first.

Before anyone starts a tractor
Rules to check before a lot is mowed or cleared
Simple mowing of grass and weeds is usually a different thing, in the eyes of a POA, city, or county, than cutting brush or removing trees. That line is exactly what you want confirmed before the crew arrives.
Ono Island, Alabama
Clearing is governed by the Ono Island Property Owners Association and its Architectural Control Committee. A lot clearing permit is required before clearing begins, and the ACC limits clearing to the footprint of the home, driveway, and parking areas. Construction also needs Baldwin County approval. Ask the POA whether routine mowing of your lot needs anything, and before a build read my Ono Island homesite prep guide.
Orange Beach, Alabama
The city’s tree ordinance requires a permit from Community Development before cutting, removing, trimming, or damaging a protected tree, and before removing vegetation for site preparation. Most trees 6 inches or more in trunk diameter are protected (4 inches for redbuds and dogwoods, 18 inches for longleaf pine), with exceptions for listed invasive species and pines other than longleaf. Mowing grass and weeds on an open lot is a different activity, but a bush hog can take out saplings, so ask first.
Perdido Key, Florida
Any parcel that contains federally designated Perdido Key beach mouse habitat must obtain an Authorization of Coverage from Escambia County, known as a Beach Mouse permit, before development or land disturbance. Properties covered under the county’s Habitat Conservation Plan generally may not use herbicides. Clearing, cutting, and protected tree removal in the county generally fall under a Land and Tree Management Permit. Call the county before any machine work, especially toward the dunes.
Escambia County overgrowth rules
In unincorporated Escambia County, which includes Perdido Key, overgrowth on residentially or commercially classified land is treated as a nuisance under the county code, with exceptions for agricultural land and undeveloped land kept in its natural vegetative state. The county’s Environmental Enforcement division responds to overgrowth complaints.
Hiring well
Questions I would ask a bush hogger
Are you insured, and can I see the certificate?
A tractor, a neighbor’s fence, and a buried line are a real combination. Ask for proof of liability coverage before work begins.
Have you mowed lots on Ono Island, in Orange Beach, or on Perdido Key?
A crew that knows the ACC footprint rule, the city tree permit, or the beach mouse permit will save you a phone call you did not want.
Bush hog, brush cutter, or mulcher?
Match the machine to the growth. On Ono Island, also ask how they will bring equipment through the gate and across the entrance bridge, which has weight limits.
What stays, and what goes?
Walk the lot or send photos. Flag trees to keep, and agree on whether clippings are left or hauled.
How is it priced, and can I get it in writing?
By the hour, by the acre, or by the job. A written scope keeps everyone on the same page.
Can you put the lot on a schedule?
A recurring cut during the growing season is usually easier than a once-a-year reclaim, especially while a lot is listed.
Selling or buying land
A freshly cut lot tells a better story
When I list a homesite, one of the first things I look at is whether a buyer can walk it comfortably. Can they find the corners? Can they stand where the porch might go and see the water, the canopy, the light? A good cut, done within the rules, can make all the difference in how a lot shows.

What is bush hogging, and how is it different from landscaping?
Bush hogging is heavy-duty mowing with a tractor-pulled rotary cutter. It knocks down tall grass, weeds, vines, and light saplings that a regular mower cannot handle. Landscaping is design, planting, beds, and irrigation.
For a vacant lot that simply needs to look cared for, a bush hog or brush cut is usually the right call, not a landscaper.
Do I need permission to mow or clear my lot on Ono Island?
Check with the Ono Island Property Owners Association first. A lot clearing permit is required before clearing, and the Architectural Control Committee limits clearing to the footprint of the home, driveway, and parking areas.
Routine mowing of a lot that is already open is a different request than cutting brush or trees, so ask the POA which one your job is before the crew arrives.
Do I need a permit to bush hog a lot in Orange Beach?
The City of Orange Beach tree ordinance requires a permit before cutting, removing, trimming, or damaging a protected tree, and before removing vegetation for site preparation. How often should a vacant lot be bush hogged?
It depends on the lot and the season. During our long growing season, many owners schedule a cut every few months, plus one before listing photos or a busy showing weekend.
Ask the crew about a recurring schedule. It is usually easier on the lot, and on the budget, than reclaiming it once a year.
How is bush hogging priced?
Most crews price by the hour, by the acre, or by the job. Height and density of the growth, saplings, wet ground, access, and whether debris is hauled away all change the number.
Send photos and the lot address, then ask for the scope in writing.
