Ono Island Contractors & Home Services: An Owner’s Guide
From the dock to the roof to the gate, what owners, buyers, and lot owners should know before they hire — and how to ask me for an introduction.
A starting point
When an owner asks me, “Who do you use?”
It is one of the questions I hear most, from new owners, from buyers mid-inspection, and from lot owners getting ready to build. Ono Island is a different market, and hiring here comes with its own rhythm: the gate, the bridge, the ACC, salt air, and the water all shape the job.
I created this guide as a thoughtful starting point. Each service below explains what I would want an Ono owner to know and the questions I would ask. What I do not do is publish a directory of names. A name is helpful. Context makes it useful. Call or text me, and I will make the introduction personally. Before you hire
The gate, the bridge, and the ACC
The ACC. An ACC permit is required for most work on Ono Island, and Baldwin County may still require its own permits. Some addresses answer to two associations: Ono North and Ono Mar lots follow both the Ono Island POA and their subdivision POA, and where the rules differ, the more restrictive one applies. The gate. Ono Island is reached by a privately owned bridge with a guarded entrance. Contractors, subcontractors, and service providers use Lane 1, closest to the gatehouse, with the job address, homeowner’s name, and work authorization ready. See my entrance lanes guide.
The bridge. The entrance bridge has weight limits, so heavy deliveries such as fill sand come in smaller loads, and road and bridge impact fees apply to construction traffic. For anything that is not covered here, check with the POA first.

Lot mowing & bush hogging
What Ono owners should know
Our growing season barely pauses, and a vacant lot can go from tidy to knee-high in a single summer. Most owners need a bush hog or a brush cut, not a landscaper.
Clearing is different from mowing. A lot clearing permit is required before clearing begins, and the ACC limits clearing to the footprint of the home, driveway, and parking areas. Ask the POA which one your job is.
What to ask
- Is this routine mowing, or will you cut brush and saplings?
- How will you bring the tractor through the gate?
- Can you put the lot on a recurring schedule?

Builders & new construction
What Ono owners should know
Building on Ono Island takes two separate approvals: Baldwin County and the island’s Architectural Control Committee. Both have their own forms and timelines.
Many homesites need to be raised before construction, and because the entrance bridge has weight limits, fill sand arrives in smaller loads (5 yards per truck in my homesite example). If you move more than six inches of earth, Ono Island wants a boundary survey, a topographic survey, and a stormwater plan stamped by an Alabama engineer who practices hydrology. Road and bridge impact fees and as-built survey deposits are paid before the permit issues.
What to ask
- How many homes have you completed on Ono Island, and can I see them?
- Who prepares the ACC submittal, and who tracks deposits and impact fees?
- How are fill deliveries scheduled around the bridge limits?

Docks, boathouses, seawalls & marine
What Ono owners should know
On the water, the dock is part of the value. New piers, boathouses, lifts, pilings, and dredging all run through the ACC, and whether a boatlift or pilings are delivered by road or by water can change the fee. Boathouse and residence roofs must match in both color and material.
Sawgrass and marsh fringe are protected living shoreline. Regulators, including the U.S. Army Corps of Engineers, ADEM, and the ACC, typically expect careful offsets, so verify the shoreline before anyone budgets a dock.

- Road or water delivery for pilings and lifts?
- What will the dock and lift need in my first few seasons?

Pools & pool service
What Ono owners should know
A pool is a structure, not a furniture choice. It needs room inside the envelope after the house, setbacks, easements, decking, and equipment. An ACC permit is required for most work on this island, and Baldwin County may still want its own permits.
A pool almost always means dirt moves, which brings the survey and stormwater plan into the conversation. Groundwater is part of this coast, so ask the engineer to test where the pool will actually sit.

- Who draws the pool against the current survey?
- How do you protect equipment from salt air?

HVAC & dehumidification
What Ono owners should know
Outdoor equipment here lives in heat, humidity, wind-driven rain, and salt-laden air. Clean coils, secure mounting, drainage, visible corrosion, and service history can matter as much as the calendar age.
Many homes have more than one system, plus separate dehumidification. In Ono North, the covenants call for a visually screened service yard for air conditioning units, meters, and bins.
What to ask
- Do you offer coastal coil coatings or corrosion checks?
- Will the change-out be permitted and inspected?
- What maintenance schedule do you recommend for a second home?

Roofing & storm shutters
What Ono owners should know
A re-roof is on the ACC’s schedule, and on waterfront lots the boathouse roof must match the house in color and material. Storm shutters appear on the schedule too.
In Baldwin County’s permitting jurisdiction, re-roofing requires a final inspection and progress photographs. Keep the paperwork: installer, product, date, and any wind-mitigation or roof-condition reports. Buyers and insurers will ask.

Pest & termite control
What Ono owners should know
Warm, humid, and surrounded by water, this coast is kind to insects. Termite protection is part of owning here, and buyers often ask about it during due diligence.
There is no special Ono Island rule I would point you to for routine pest service. For anything structural, check with the POA first.
What to ask
- Is there a termite bond, and does it transfer to a buyer?
- What does the contract cover, and how often do you inspect?
- What products do you use near canals and landscaping?

What Ono owners should know
Major and minor landscaping, a new irrigation system, sod, and removal of trees 6 inches or larger in diameter all appear on the ACC’s schedule. In Ono North, the landscaping plan is due within 90 days of occupancy or substantial completion.
Larger homesites, oaks, and Gulf humidity ask for a plan that stays tidy after storms. Irrigation, tree care, and pool service sit outside POA dues.

- Who maintains it when we are out of town?

Pressure washing & exterior care
What Ono owners should know
Salt, humidity, and pollen show up on siding, decks, docks, and driveways quickly. A regular exterior wash keeps a house looking cared for, especially before photos or a showing.
Ask how runoff is handled near canals and marsh, and check with the POA if a crew wants to stage equipment in the street.

What Ono owners should know
Ono Island is a private, residential island where short-term rentals are prohibited, so “turnover” here means getting the house ready for you, your family, or your guests, not rental check-ins.
A good crew handles arrival and departure cleans, linens, and a walk-through that catches small issues before they become big ones. Remember to submit their names at the gate.

- Will you report anything that needs repair?
- Are your staff insured, and do you use the same team each visit?

Property management & home watch
What Ono owners should know
Second-home owners should think about monitoring, gate logistics, and who opens the house after a storm. Those questions belong in the ownership plan from day one.
A home watch service checks on the house, runs water, looks for leaks and humidity, and lets vendors in. A property manager coordinates maintenance for owners who are away.
What to ask
- How often do you visit, and what is on your checklist?
- What happens before and after a named storm?
- Will you coordinate vendors and gate access for me?

Generators
What Ono owners should know
After a storm, power can be the difference between a comfortable house and a humid one. Propane or generator service belongs in the ownership model.
A standby generator is equipment on your lot, so placement, screening, and approval matter. Check with the ACC before installing, and plan for regular service.

What Ono owners should know
Many homes here are elevated, so an elevator or cargo lift is a real quality-of-life feature. Outside enclosed elevators and cargo lift additions both appear on the ACC’s schedule.
Salt air is hard on machinery. Service history matters as much as the installation date.

- Is the elevator on a service contract, and can I see the records?
- How is the equipment protected from moisture and salt?
- Will an addition need ACC approval?

Surveying & elevation certificates
What Ono owners should know
Surveys sit under almost every Ono Island project: boundary and topographic surveys for dirt work, the as-built survey at the end, and elevation certificates for insurance.
The original as-built survey goes to the POA within 90 days of completion to finalize the permit.

- Have you surveyed Ono Island lots recently?
- Can you prepare the boundary, topo, and elevation certificate together?
- How soon can you deliver the as-built?

What Ono owners should know
I am not an insurance agent, and this is not insurance advice. What I can tell you is when to start the conversation: early.
Homeowners, wind, and flood each respond to elevation, zone, construction, and roof age. A standard homeowners policy typically does not cover flood. An elevation certificate documents how the building sits relative to Base Flood Elevation. Gather the elevation certificate, claims history, and construction details before you lock in a plan.

- How old is the roof, and what records exist?
- Who is a licensed agent experienced with coastal properties?

Utilities & move-in setup
What Ono owners should know
Electric, water, communications, trash, and any propane or generator service all belong in the ownership plan. New builds add connection costs, including a sewer certificate and water and sewer connections.
Homes carry an Orange Beach mailing address, but the island sits outside city limits in unincorporated Baldwin County, which matters for services and permits. Set up gate access for movers and installers before they arrive.

- Who needs gate authorization on move-in day?
- Is there EV charging in the plan?
