Buyer introductions on the Gulf Coast — who you may need, and why they stay gated
Title, elevation certificates, flood, dock & marine, builders, lenders, estate attorneys, and property managers — one curated short list for Ono Island, Orange Beach, Gulf Shores, and Perdido Key.
I advise buyers on Ono Island, Orange Beach, Gulf Shores, and Perdido Key full-time, and have for years. A Gulf Coast purchase rarely lives with the realtor alone. Title has to clear. Flood needs a clean file. A dock may need a marine professional. A build may need the right builder conversation. A condo or construction loan may need a lender with the right niche. An estate plan may sit under the deed. A second home may need a property manager who understands coastal inventory.
This page is the buyer companion to those introductions. It pairs with the Gulf Coast Buyer Preparation Guide and the Gulf Coast real estate referral hub.

A name without context is noise. A warm introduction with the right timing is the difference between a calm closing and a scramble. That is why this is not a public directory.
Buyer advantage
Why a curated introduction helps
Searching names online can leave you with a long list and no sense of fit. On the Gulf Coast, fit matters: flood files, waterfront docks, condo products, construction loans, ICF builds, and Baldwin County closings are not interchangeable.
When I make an introduction, I send context with it — the property type, the timing, and what you are trying to accomplish — so the right professional shows up for your file.
The short list
Who Gulf Coast buyers may need
Not every purchase needs every seat. Here is how buyers typically use the network:
Title — Baldwin County
Keeps the deed path clean from contract to closing. Coastal files often need a team that already understands how these conveyances move.
Surveyors & elevation certificates
Property lines, as-builts, and elevation certificates for flood and insurance conversations. See buyer surveys & building reports and the surveyors guide.
Flood insurance specialists
Zone, elevation, and the insurance file should talk to each other early — before you are emotionally locked on a house.
Dock and marine
Waterfront value often includes the pier: condition, permitting history, and what it will take to keep or rebuild.
Builders & construction
When you are buying a lot or planning to build, every situation is different. Introductions stay matched to location, custom vs. defined plans, and construction choices including ICF. Gulf Coast home builders.
Lenders
Condos, non-warrantable products, new construction, and portfolio options are niches — not one generic loan. Gulf Coast lenders.
Estate attorneys
When a purchase sits inside a trust, inheritance, or multi-owner structure, title and family planning need to speak the same language.
Property managers
Second homes and coastal rentals need managers who understand Gulf Coast inventory, associations, and seasonal reality.

The questions
Buyer introductions FAQ
Click a question to open the answer.
Why don’t you publish the names?
Because the value is the match, not a public directory. Publishing a list turns a curated hub into a free-for-all. Introductions stay gated through me.
Do I need every professional on the list?
No. A simple resale may mainly raise title, flood, and survey questions. A lot purchase or custom build may need builders, lenders, wetlands, and soils conversations. We match the seats to your file.
When should I ask for an introduction?
Early enough that insurance, lending, or build questions do not surprise you under contract. Call or text me when the property type is clear and we will sequence the right conversations.
Where do I start if I am still early in the search?
Start with the Buyer Preparation Guide, then use the referral hub when a specific seat is needed.
