Others are Gulf-front communities just west of the pass, where eastern-facing balconies may capture the jetties, Alabama Point and early-morning boating activity. East of the bridge, buyers will find a different mix of Gulf-front and Ole River properties, many with boating amenities and quick access to the pass.

Depending on the condominium’s elevation and orientation, the view may include the pass, Gulf, beach, bridge and nearby islands. I would carefully compare individual stacks because two condos within the same building may have very different sightlines.

The Pass Condos

The Pass Condos combine a close-to-the-pass setting with a particularly strong boating identity. The property sits along Cotton Bayou near the bridge, allowing many residences to capture views toward Perdido Pass and the Gulf beyond.

For a boating buyer, this type of property can be compelling. However, I always verify the specific slip arrangement, water depth, vessel restrictions, assignment or deed status, insurance obligations and current association rules. The words “boat slip available” never tell the entire story.

Caribe Resort

Caribe Resort offers a different resort experience near Perdido Pass, with expansive views that may include the Gulf, Bayou St. John, Old River and the surrounding islands.

Caribe is often considered by buyers who want substantial resort amenities along with a waterfront and boating-oriented atmosphere. Because it is a large, multi-building community, building location, floor level and residence orientation can make an enormous difference. I never assume that every Caribe condo has the same view or access experience.

Direct Beach Access

Which Gulf-front condos are just west of Perdido Pass?

The Gulf-front corridor immediately west of the pass gives buyers direct beach access while keeping them close to the boating activity, marinas and restaurants of eastern Orange Beach.

Phoenix East & Phoenix East II
