Depending on the building and orientation, buyers may enjoy views of the Gulf, the pass, boat traffic, jetties, Old River, Ole River, Robinson Island, and the coastal waterways that make Orange Beach so unique.

East Of Perdido Pass: Old River, Ole River & The Flora-Bama Lifestyle

To the east of Perdido Pass, Orange Beach begins to feel different. This stretch leads toward the Alabama/Florida line and includes some of my favorite condominium settings because many are located directly on Old River, also commonly called Ole River.

Here, buyers may find condos with boating amenities, boat docks, slips, protected water, and quick access to both the Gulf and the back bays. For buyers who love the idea of a beach condo but also want to bring a boat, this side of Orange Beach deserves serious consideration.

Wind Drift Condos

Wind Drift is beloved for its Old River boating access, beachside location, and unique east-of-the-pass setting.

Bella Luna Condos

Bella Luna appeals to buyers who want a more boutique, luxury-oriented waterfront feel near Old River and the Alabama/Florida line.

Phoenix X / Phoenix Ten Condos

Phoenix X is widely recognized because of its proximity to the Flora-Bama and its strong vacation rental identity.

Vista Bella Condos

Some condos are directly Gulf-front, with beach views and direct sand access. Others are on Old River or Ole River, offering boat slips, docks, and protected water. A few locations give buyers access to both experiences — beach proximity and boating convenience.

For boating clients, I always recommend looking carefully at:

  • Whether boat slips are deeded, assigned, rented, or first-come, first-served
  • Slip size and lift capacity
  • Water depth
  • Distance to Perdido Pass
  • Dock rules and association restrictions
  • Insurance and monthly association fees
  • Rental policies and owner-use flexibility

A condo that looks perfect online may not fit your boat, rental goals, or long-term plans. That is where local guidance matters.

Rental Potential & Investment Considerations

Orange Beach oceanfront condos can be attractive investment properties, but every building performs differently. Rental income can vary based on location, floor height, view, bedroom count, amenities, condition, rental restrictions, management structure, owner use, and seasonality.

When clients ask me about condo rental numbers, I always encourage them to look beyond the headline revenue figure. I want to know whether those numbers are gross or net, whether cleaning fees are included, how maintenance is handled, what management fees apply, and how much owner usage affected the annual income.

The strongest condo purchase is not always the one with the highest projected rental number. Sometimes it is the condo with the best combination of view, layout, building reputation, amenity package, condition, association strength, and long-term resale appeal.

That is why I like to begin with lifestyle.
