Lighthouse Condos in Gulf Shores: Amenities & Buyer’s Guide
Lighthouse is one of the most recognizable Gulf-front condominium communities in Gulf Shores, Alabama. Located at 455 East Beach Boulevard, the building combines direct beach access, expansive Gulf views, a substantial resort-amenity package and a highly walkable East Beach location.
Completed in approximately 2006, Lighthouse contains around 251 residences, ranging from efficient one-bedroom condominiums with bonus bunk rooms to larger corner residences and penthouse-style floor plans. Its location—less than a mile east of the intersection of Highway 59 and Beach Boulevard—places owners and guests close to the center of Gulf Shores without giving up a true Gulf-front setting.
What stands out to me about Lighthouse is its versatility. A buyer can choose a smaller rental-oriented floor plan, a comfortable two-bedroom residence with a bunk room or a larger corner condo that feels more like a beachfront home.
Where Is Lighthouse Located?
Lighthouse sits directly on the Gulf of America along East Beach Boulevard. The property is east of Gulf Place and The Hangout and west of Gulf State Park. This is one of the more walkable sections of Gulf Shores, with restaurants, shops, festivals and public gathering spaces nearby.
Its central location is particularly appealing to buyers who want to park the car after arriving and spend more time walking, biking or enjoying the beach.

How Are Lighthouse Condo Numbers Assigned?
The numbering system is relatively straightforward once you know how to read it:
- The first one or two digits identify the floor.
- The final two digits identify the condo’s stack or position within the building.
For example:
- Unit 314 is on the third floor in stack 14.
- Unit 807 is on the eighth floor in stack 07.
- Unit 1213 is on the twelfth floor in stack 13.
- Unit 1608 is on the sixteenth floor in stack 08.
- Unit 1710 is on the seventeenth floor in stack 10.
The same final two digits generally indicate vertically aligned condos. In other words, 414, 1014 and 1414 are normally in the same vertical stack, with a similar orientation and underlying floor-plan family.
Important: The basic numbering pattern is reliable, but buyers should not assume that every floor within a stack is identical. Upper-level setbacks, corner configurations, penthouse plans, structural elements and owner modifications can produce variations. I recommend reviewing the condominium plat, recorded floor plan and the specific unit before relying solely on its number.
Understanding the Lighthouse Condo Stacks
The following examples are useful for orientation, but they should be treated as a practical guide rather than a substitute for the recorded condominium drawings.
| Observed Stack | Typical Configuration in MLS Examples | Approximate Interior Area | Buyer’s Note |
|---|---|---|---|
| 01 and 18 | Larger three-bedroom corner residences | Approximately 1,547 sq. ft. in sampled units | Wraparound balconies and additional exterior glass may be available. |
| 02 and 03 | One bedroom with bonus/bunk room | Approximately 875 sq. ft. | Compact, rental-friendly layout with two full baths in many units. |
| 04 and 15 | Three-bedroom interior or near-corner plan | Approximately 1,477 sq. ft. | A useful alternative for buyers who need three true bedrooms. |
| 06, 07, 08, 11, 12, 13 and 14 | Frequently two bedrooms with bonus/bunk room | Approximately 1,161 sq. ft. | One of the building’s most common and versatile floor-plan families. |
| 09 and 10 | One-bedroom or compact plan in sampled units | Approximately 895 sq. ft. | Verify the exact plan, particularly on upper floors. |
| 16 and 17 | One-bedroom plans in sampled units | Approximately 875 sq. ft. | Often includes a small bonus room used for bunks. |
Considerations:
- Whether the condo is an interior, end or corner residence
- The balcony’s direction and whether it wraps around the building
- Whether the primary bedroom is directly Gulf-front
- Proximity to an elevator, trash room or mechanical area
- Whether the entrance is convenient to the parking deck
- Whether adjacent balconies affect privacy
- Whether the unit has an enclosed bunk room, open bunk alcove or small bonus room
Lighthouse Floor Plans
Lighthouse offers a broader selection of plans than many Gulf Shores condominium buildings. Published building information describes floor plans ranging from approximately 875 to 2,397 square feet, including one-, two-, three- and limited larger penthouse configurations.
One-Bedroom Condos
The commonly encountered one-bedroom floor plan is approximately 875 to 895 square feet. Many have two full bathrooms and a small bonus room or “computer room” that owners frequently furnish with bunk beds.
This layout can be appealing to buyers who want:
- A lower acquisition cost than a two- or three-bedroom Gulf-front condo
- Additional sleeping capacity beyond the primary bedroom
- A manageable property for personal use and vacation rentals
- Direct Gulf views without purchasing a larger residence
Two-Bedroom Condos
The most frequently represented two-bedroom plan in the attached MLS material contains approximately 1,161 square feet. These residences commonly include two bathrooms and a separate bunk or bonus room.
Many also have a Gulf-front primary suite with direct balcony access, an open living and dining area, a full kitchen and a private Gulf-front balcony. For many buyers, this plan offers a practical balance between purchase price, owner comfort and guest capacity.
Three-Bedroom Interior Plans
Three-bedroom interior plans are generally around 1,477 square feet in the sampled records. These offer three true bedrooms and three bathrooms, making them better suited to larger families or buyers who prefer not to rely on a bunk room for additional sleeping space.
Three-Bedroom Corner Plans
Lower corner residences are represented at approximately 1,547 square feet. Corner placement can provide additional windows, broader views and a wraparound balcony. The shape and size of corner plans may change on upper floors, so the individual plan matters.
Penthouse and Larger Floor Plans
Published building information also references limited four-bedroom and penthouse-style residences approaching approximately 2,397 square feet. These are not as frequently offered for sale and should be evaluated individually because their layouts may not follow the typical stack pattern found on the primary residential floors.
What Views Can Buyers Expect?
Lighthouse is a direct Gulf-front building, and its principal residences are designed around views of the water. Many condos feature:
- Floor-to-ceiling Gulf-facing glass
- Private covered balconies
- Gulf-front primary bedrooms
- Direct balcony access from the living room and, in many plans, the primary suite
- Elevated views extending east and west along the shoreline
Floor height still affects the experience. Lower floors can feel closer to the pools, beach and surf, while higher floors generally offer a wider horizon and more separation from activity around the pool deck. Buyers sensitive to height, elevator dependence or wind on balconies may prefer a lower or middle floor.
Lighthouse Amenities
Lighthouse has one of the more complete resort-amenity packages among central Gulf Shores condominium buildings. Amenities described in the attached MLS records and current property information include:
- Approximately 635 feet of private Gulf-front beach
- Two Gulf-front outdoor swimming pools
- A zero-entry pool with water features
- A heated indoor swimming pool
- Two outdoor hot tubs
- Fitness center overlooking the Gulf
- Sauna or steam-room facilities
- Multiple beach boardwalks
- Outdoor showers and rinse stations
- Barbecue and grilling areas
- Community meeting or owners’ room
- Covered and uncovered parking
- Multiple elevators
- On-site management and security
- Bike-storage and owner-storage areas in portions of the building
- Designated pet-walking area, with pets generally limited to owners under association rules
[Current rental information](https://www.brett-robinson.com/lighthouse/) also notes that parking fees may be collected on-site. Parking passes, vehicle limits, oversized-vehicle rules and owner-versus-guest policies should be verified before purchasing.
What Is Close to Lighthouse?
The location is one of Lighthouse’s greatest strengths. Owners and guests are close to:
- Gulf Place and the Town Green – the public gathering area at the end of Highway 59
- The Hangout – dining, entertainment and major beachfront events
- Gulf State Park – trails, beaches, the fishing pier and outdoor recreation
- East Beach restaurants – casual seafood, breakfast and family-friendly dining
- Waterville USA – seasonal waterpark and amusement attractions
- Alabama Gulf Coast Zoo
- Hugh S. Branyon Backcountry Trail – biking and nature trails connecting Gulf Shores and Orange Beach
- Gulf Shores shopping and grocery stores
The City of Gulf Shores hosts concerts, festivals and community events around Gulf Place and the Town Green. Buyers should view this as both an advantage and a consideration: proximity to events can support vacation demand, but festival weekends may also bring heavier traffic and activity.
Why Is Lighthouse Desirable to Buyers?

1. A True Gulf-Front Location
There is no road to cross between the building and the beach. Owners and guests can move from the condo to the pool deck and directly onto the sand.
2. Floor Plans with Flexible Sleeping Space
The bonus rooms in many one- and two-bedroom condos provide valuable flexibility. Although these rooms may not meet every definition of a legal bedroom, they are often used for bunk beds, an office or owner storage.
3. Broad Buyer Appeal
Lighthouse can work for several ownership goals:
- Personal beach retreat
- Second home
- Full-time Gulf-front residence
- Short-term vacation-rental property, subject to current rules
- Hybrid use combining owner stays with rental income
4. Year-Round Amenities
The heated indoor pool, fitness center and sauna add value outside the traditional summer season. These amenities may be especially attractive to winter guests and owners who visit throughout the year.
5. Walkability
Many Gulf-front condominiums require driving for nearly every meal or activity. Lighthouse offers a different experience because owners and guests can reach central Gulf Shores attractions without always getting into a car.
6. Recognizable Rental Identity
Lighthouse is a well-established name among Gulf Shores vacationers. A recognizable building, large amenity package and central location can help a condo compete for bookings, although actual income depends heavily on floor plan, view, condition, furnishings, rental management, owner usage and pricing.
Potential Considerations for Buyers
A strong amenity package and large building also create expenses and operational considerations. Before purchasing, I recommend reviewing:
- Current condominium association dues
- Master insurance premiums and deductibles
- Recent or pending insurance assessments
- Reserve funding and the most recent reserve study
- Board meeting minutes
- Building inspection and structural reports
- Parking-pass cost and vehicle limits
- Pet restrictions
- Rental-management agreements and commissions
- Minimum rental periods and registration requirements
- HVAC, water-heater and appliance ages
- Balcony-door, window and hurricane-shutter condition
- Elevator wait times during peak turnover periods
What Condos Are Similar to Lighthouse?
| Condominium | Why Buyers Compare It to Lighthouse | Primary Difference |
|---|---|---|
| Seawind | Direct Gulf-front location, central East Beach setting and popular vacation-rental profile | Different floor-plan mix and a smaller overall development |
| San Carlos | Newer-generation Gulf-front tower near downtown Gulf Shores | Primarily larger two- and three-bedroom plans with a different amenity layout |
| Colonnades | Close to Lighthouse and Gulf State Park with direct beach frontage | Lower unit count and larger three- and four-bedroom residences |
| Island Tower | Central Gulf Shores location with large Gulf-front floor plans | More boutique in scale and primarily oriented toward three-bedroom buyers |
| Island Royale | Established Gulf-front rental building with indoor and outdoor amenities | Located west of Highway 59 and generally smaller in scale |
| Crystal Shores West | Strong resort amenities and a mix of two- and three-bedroom Gulf-front condos | West Beach location rather than East Beach walkability |
| Royal Palms | Close to Gulf State Park with one- and two-bedroom options | Smaller and quieter, with a less extensive amenity package |
| Phoenix Gulf Shores | Large modern Gulf-front residences near central Gulf Shores | Newer, larger and generally positioned at a higher price point |
Who Is Lighthouse Best Suited For?
Lighthouse may be an especially good fit for a buyer who values:
- Direct Gulf frontage
- A central, walkable Gulf Shores location
- Indoor and outdoor pools
- Flexible bunk-room floor plans
- A building familiar to the vacation-rental market
- A selection of one-, two- and three-bedroom residences
- Multiple elevators and covered parking
A smaller, lower-density building may be preferable for someone who prioritizes privacy, fewer vacation renters, shorter elevator waits or a quieter pool deck. The best choice depends on how frequently the owner plans to visit, whether rental income is important and how much building activity feels comfortable.
The Search The Gulf Take
Lighthouse has remained desirable because it delivers the combination many Gulf Shores buyers seek: a direct Gulf-front residence, a flexible floor plan, meaningful resort amenities and the ability to enjoy downtown without driving everywhere.
The most important step is comparing individual condos—not merely comparing list prices. Stack position, floor height, balcony privacy, interior condition, rental history, assessments and parking convenience can make two apparently similar Lighthouse units perform and feel very differently.
