When someone asks me what is happening on Ono Island, I begin with the numbers—but I never stop there. On this island, the kind of water, the condition of the dock, the age and resilience of the house, and the way a buyer intends to live all matter.

I live on Ono Island, and I watch its market every day. As of Tuesday, September 1, 2026, there are 33 active single-family homes, 24 active lots and at least seven homes under contract or pending. Eight Ono Island homes closed during August.

My honest read is that this is not one uniform market. An interior house, a canal home, an Ole River property and a Bayou St. John estate can behave very differently, even when their square footage looks similar on paper.

Months of Home Supply

Dividing 33 active homes by the eight August closings produces approximately 4.1 months of supply. I use that as a helpful pace marker, not as a prediction. One month of sales can be unusually strong or quiet, particularly in a small luxury market.

Market data is a point-in-time snapshot and can change as listings are added, withdrawn, placed under contract or closed. Land absorption is not included in the 4.1-month calculation because I do not have a complete set of verified closed land sales for the preceding 30 days.

Inventory is broad enough to create choices, but the best fit can still be scarce. Waterfront orientation, boating access and construction quality are driving value more than a single island-wide average.

Land & Waterfront

Twenty-four lots require twenty-four different conversations

Active land ranges from $174,900 for an interior Bayou Court lot to $1,950,000 for a River Road homesite on Ole River with a pier, boathouse, lift and pool already in place. The average asking price is approximately $617,000.

A Harbour Drive waterfront lot listed at $599,900 sits close to that average and includes approximately 1.04 acres, 95 feet of Ono Harbour frontage and an assigned boat slip. If Ono Harbour is part of your search, I recommend reading my guide to building an ICF home on Ono Harbour.

The short list matters because buyers looking for newer construction, modern systems and a FORTIFIED designation do not have dozens of choices on Ono Island.

What This Means

My advice for buyers and sellers

For Buyers

Do not let 33 active homes create a false sense that every type of property is plentiful. Decide first how you want to use the water, whether you want newer construction, and which compromises you will not make. Then compare the short list that truly fits.

For Sellers

The market is rewarding clear positioning. Price matters, but so do dock capability, water depth, renovation quality, insurance documentation and presentation. I would rather build the story around what makes your property difficult to replace than reduce it to a price-per-square-foot conversation.

Is Ono Island a buyer’s market or a seller’s market right now?

I would not apply one label to the entire island. The 4.1-month home-supply calculation suggests a fairly active pace, but leverage varies considerably by price range, water type, condition and construction age.

Can I buy on Ono Island for less than $1 million?

Yes. Approximately 24% of the active home inventory is priced below $1 million, and the lowest active home in this snapshot is listed at $579,900. Interior lots begin at $174,900. Waterfront pricing is a different conversation.

Is new construction available?

Yes, but the list is short. My listing at 30532 Ono North Loop West is Gold FORTIFIED new construction offered at $1,129,000. A completed 2026 home at 31201 River Road is also active, while a 2025 home at 30837 River Road is pending.

Should I buy a home or build on a lot?

That depends on timing, budget and how specific your wish list is. Buying can simplify the path to occupancy. Building can provide greater control, but a coastal homesite requires disciplined due diligence before design begins.
