Orange Beach Condos and Communities With Boat Slips That Allow Rentals

A slip and a rental program in the same address is one of the most asked-about combinations on this coast. Here is how the slips actually work, and where I start looking.

The short version

What “boat slip” means in Orange Beach

When a buyer tells me they want a condo with a boat slip, the first thing I ask is which kind of slip. In Orange Beach, the words “boat slip” in a listing can describe three very different arrangements, and the difference shows up the day you own it.

Deeded or owned slip

The slip is yours. It conveys with the unit when you buy, and it goes with the unit when you sell.

Assigned slip

The association assigns a specific slip to the unit. You use it as yours, but the assignment comes from the association and its rules, not from your deed.

First-come, first-served association slips

The community owns a set of slips and shares them. Guests often register ahead, show proof of insurance, and pay a daily or weekly fee.

Why it matters: an owner with a deeded slip can count on a place to tie up. An owner relying on first-come slips may find them full on a holiday weekend. And for rental guests, the slip type decides whether the slip is part of the stay or a separate reservation with its own paperwork.

Worth remembering

Deeded, assigned, and first-come can all read “boat slip” in a listing. Only one of them is guaranteed to be there when you pull in.

Rental appeal to boaters and anglers

A guest who can trailer a boat down, tie up at the condo, and be on the water by sunrise has a reason to pick your unit over the one next door.

Owner use

When the weeks are yours, the slip is the part you use most. Morning runs to the pass, an afternoon on the bay, home before the storms roll in. If you like to plan around the water, keep my Ono Island and Orange Beach tide charts handy.

Resale

A documented slip and a clear rental policy are two of the easiest features to explain to the next buyer. Uncertainty about either one is just as easy for them to notice.

Rental minimums vary

“Rentals allowed” does not mean the same thing everywhere. Some associations set a 3-night minimum, some 7 nights, and some 30 days. That one rule shapes how a unit can be rented, so I look at it right alongside the slip.

Where I start

Deeded or assigned slips with rentals allowed

These are the communities I look at first when a buyer wants a slip tied to the unit and the option to rent.

Phoenix On The Bay

Deeded slips, an on-site boat launch, a fish-cleaning station, and a marina. Rentals are allowed daily, weekly, and monthly, and listings I see note a 3-night minimum.

Lighthouse On The Bay

Formerly Phoenix On The Bay II. A deeded slip inside the marina, with storage and a fishing pier. Long-term, short-term, and vacation rentals are allowed.

The Yachtsman

Assigned slips. Rentals are allowed with a 30-day minimum.

The Pass

Assigned slips in a protected marina, some with lifts. Short-term rentals are allowed with a 7-night minimum.

River Chase

Assigned slips with a boat dock and ramp. Short-term rentals are allowed.

Bella Luna

A mix of first-come slips and some deeded slips. Rentals are allowed, and minimums vary, so ask me which unit and which slip you are looking at.

Shared marinas

First-come and association slips with rentals allowed

A shared marina can work beautifully, especially when the rules are clear. These are the communities where the slips belong to the association and rentals are allowed.

Caribe Resort

An on-site marina with fuel, bait, and slip reservations. Rental-program guests receive one complimentary slip per condo during their stay. Slips are not deeded with every unit, and there is a 40-foot transient limit.

Wind Drift

26 first-come slips on Old River, a boat launch, gated boat storage, and fish-cleaning stations. Rentals are allowed with a 3-night minimum, and guest slip fees apply.

Cotton Bayou

First-come slips with power and water, plus a boat launch. Guest slips are by registration with proof of insurance and a daily or weekly fee.

Jubilee Landing

First-come slips reserved ahead with registration and insurance. Guests cannot park boat trailers on site; trailer parking is for owners only.

Lei Lani Tower and Lei Lani Mini Tower

First-come slips, and one listing notes owner-reservable riverfront slips across the street. Rentals are allowed.

Abaco Orange Beach

Pre-construction, with slips listed as first-come and available. Vacation rentals are allowed.

Slips where rentals are not allowed or unclear

A few lovely communities have slips but are not a fit if renting is part of your plan. I mention them so nothing catches you by surprise.

Palm Harbor

Slips, but rentals are not allowed.

Terry Cove

Private docks, and no rentals.

East Orange Beach

An owners’ association slip waitlist, with no stated rental policy. Worth a conversation before you count on either.

Before you make an offer

What I confirm for every buyer

Step 1. The slip type, in writing

We find the deed, the assignment, or the association rules that grant the slip, not just the listing remarks.

Step 2. The slip itself

Size, depth, whether there is a lift or one is allowed, and any boat-length limits. Your boat has to fit the slip you are buying.

Step 3. The rental rules

Whether rentals are allowed, and the minimum stay: 3 nights, 7 nights, 30 days, or something else.

Step 4. Guest boat policies

Registration, proof of insurance, trailer parking, and daily or weekly fees. These are the details your rental guests will ask about first.

What is the difference between a deeded, assigned, and first-come boat slip?

A deeded slip conveys with the unit and is yours to keep or sell with it. An assigned slip is given to the unit by the association under its rules. First-come slips are shared association slips, often with registration, insurance, and fees for guests.

Do rental guests get a boat slip?

It depends on the community and the slip. At Caribe Resort, rental-program guests receive one complimentary slip per condo during their stay. Elsewhere, guests may register for a first-come slip with proof of insurance and a daily or weekly fee.

Can I put a lift on my slip?

Some slips already have lifts, like some of the assigned slips at The Pass. Whether you can add one depends on the slip and the association rules, so it is one of the first things I confirm in writing.

Does every condo in these communities come with a slip?

Not always. At Caribe Resort, for example, slips are not deeded with every unit, and Bella Luna has a mix of first-come and some deeded slips. The slip has to be confirmed for the specific unit you are buying.

How do I confirm the slip and rental rules for a specific unit?

Ask for the deed, the slip assignment, or the association rules, along with the rental policy and guest boat policies. A listing remark is a good lead, never the final answer. Call or text me and I will help you track it down.
