I often work with buyers who begin our conversation by saying, “Meredith, we want to look in Orange Beach—but we are also curious about Perdido Key.”
My answer is always the same: let’s look at both.
I am licensed in Alabama and Florida, and I live right on the Alabama-Florida line. I love being able to show my clients properties on both sides because the state line may divide the map, but it does not divide the coastal lifestyle.
Orange Beach and Perdido Key share the same beautiful Gulf waters, white-sand beaches, boating culture and easygoing coastal rhythm. Yet each market has its own personality, ownership costs, condominium structures, rental opportunities and boating advantages.

What Orange Beach and Perdido Key Have in Common
Both markets offer what most coastal buyers are truly seeking: time near the water. In either location, buyers may find Gulf-front condominiums, boating properties, resort amenities, second-home opportunities and qualifying vacation-rental properties.
Two condominiums located only a few miles apart may have very different rental restrictions, reserves, insurance arrangements, assessments, boat-slip rights and financing considerations. That is why I tell my clients to choose the area—and then carefully investigate the building.

Orange Beach
Orange Beach feels like a complete coastal community rather than solely a vacation destination. It offers an extensive network of restaurants, marinas, shopping, entertainment and boating services.

Both markets can be excellent for a second home. I narrow the choice according to the experience a buyer wants to have after the purchase.

- Rental flexibility is important
- You enjoy activity and convenience close to home
Perdido Key May Fit You If:
- You prefer a quieter coastal setting

- You want access to Orange Beach and Pensacola
- You are drawn to a Florida Gulf-front retreat
My personal tip: Picture an ordinary Tuesday—not only a vacation Saturday. Where would you like to have coffee? How far do you want to drive for dinner? Will you keep a boat? Do you prefer a busy resort atmosphere or a quieter property at the end of the day?
Which Is Better for Investors?
Orange Beach generally has a larger and more visible vacation-rental ecosystem. It attracts beach visitors, boating enthusiasts, fishing groups, event attendees and guests who want convenient access to restaurants and entertainment.
Perdido Key also has an established rental market, but its appeal is somewhat different. Many visitors are drawn to the quieter setting, natural beaches and proximity to Johnson Beach.

A property with higher gross income is not necessarily the stronger investment if expenses, assessments and future capital needs consume the difference.
Which Market Is Better for Condominiums?
Orange Beach offers the broader condominium market. Buyers can explore traditional Gulf-front resort properties, low-density luxury buildings, marina condominiums, bay-front residences, rental-restricted buildings and high-producing vacation-rental properties.
Perdido Key also offers an excellent selection, particularly for buyers seeking Gulf-front living. Some communities combine Gulf access with boating amenities on the Ole River side, creating an especially appealing beach-and-boat lifestyle.

Which Is Better for Boating?
Orange Beach has the advantage in overall boating infrastructure. Terry Cove, Cotton Bayou, Bayou St. John, Ole River and the Intracoastal Waterway create an extensive network of marinas, waterfront neighborhoods and boating condominiums. Perdido Pass provides a well-established route between the back bays and the Gulf.
Perdido Key offers excellent boating opportunities along Ole River, Perdido Bay and nearby Intracoastal waterways. It can be a wonderful choice for owners seeking both beach and boating access, although the number of properties with private or condominium boating facilities is more limited.

- Whether the slip transfers with the residence
- Maximum vessel length, width and weight
- Lift capacity and configuration
- Controlling water depth
- Electricity and water availability
- Bridge and air-draft restrictions
- Route to Perdido Pass
- Year-round vessel-storage rules
- Marina fees and assessments
Deeded, Assigned and First-Come Boat Slips
Deeded Slip
Generally conveyed as a legally described ownership interest, subject to documents and marina rules.
Assigned Slip
Reserved for a particular residence but typically governed by the association’s assignment policies.
First-Come Slip
Provides boating access without necessarily guaranteeing availability when an owner needs a slip.
Separate Slip
May be purchased or leased separately, subject to eligibility, transfer rights and recurring expenses.
I never rely solely upon an MLS checkbox to determine boat-slip rights.
Beach Access: How the Markets Compare
Both markets provide exceptional beaches, but access varies by property. Gulf-front condominiums generally provide private boardwalk access for owners and guests. Other properties may depend upon deeded access, public access or state and federal park facilities.
Perdido Key offers public beaches, Perdido Key State Park and Johnson Beach. The National Park Service identifies multiple beach crossovers and visitor facilities within the Perdido Key area of Gulf Islands National Seashore.
Questions I encourage buyers to ask:
How far is the walk? Is there a controlled crossing? Can you comfortably carry chairs? Does the route require a vehicle? Is parking limited? Direct, deeded and public beach access are not necessarily equivalent.
Restaurants, Shopping and Everyday Convenience

Orange Beach offers the greater concentration of restaurants, marinas, entertainment and shopping within the immediate coastal area.
Perdido Key has a smaller selection of local restaurants, including several waterfront options. Additional shopping, dining, healthcare and services are available toward Pensacola and across the state line in Orange Beach.
Neither choice leaves you isolated. The difference is whether you want conveniences concentrated close to home or prefer a quieter setting with a short drive to more activity.
Alabama vs. Florida Property Taxes
Orange Beach, Alabama
Alabama calculates property tax by multiplying the appraised value by an assessment percentage and then applying the local millage rate.
Baldwin County’s calculator identifies a non-rental second home as Class III property. A property placed into a rental program may receive different classification and assessment treatment.
Orange Beach often provides the property-tax advantage for personal-use second-home buyers, but the individual parcel and intended use must be reviewed.

Florida property taxes are based upon taxable value and the combined millage imposed by the applicable taxing authorities. Non-ad valorem assessments may also appear on the bill.
A second home or investment property generally does not receive the same homestead benefits as a qualifying Florida primary residence.
Perdido Key property taxes are often noticeably higher than taxes on a similarly valued personal-use property in Orange Beach.

The best buy is the property that delivers the strongest combination of lifestyle, carrying costs, condition, location and resale appeal for your goals.
Orange Beach May Be the Better Buy When:

- You want more restaurants and activity nearby
- Rental visibility is important
- You prefer a broader condominium selection
Perdido Key May Be the Better Buy When:
- A quieter beach setting is the priority
- You value protected shoreline

- You want a Florida property
- A particular Gulf-front property offers compelling value
Sometimes Orange Beach provides the better total cost of ownership. Sometimes a Perdido Key property offers a view, setting or beach experience that cannot be duplicated at the same price on the Alabama side. That is why I show both.
