When buyers tell me they want a single-family home with a boat dock, I do not begin by asking how many bedrooms they need.
I begin with the boat.
What is its length, beam and draft? Does it have a T-top, tower or outriggers? Will it need a lift? How much weight must that lift carry after fuel, equipment and future upgrades are considered? Does the owner want quick access to the Gulf, a protected canal, deep water or a quieter place to keep the boat?
Those answers shape the property search far more than most buyers initially realize.

The communities share the same water, weather and coastal rhythm, yet their waterfront-home opportunities can be surprisingly different.

What Does “Home With a Boat Slip” Really Mean?
Private Dock
The boat may be directly behind the house, but the owner generally assumes responsibility for the seawall, dock, lift, electrical service and storm preparation.
Deeded Slip
The slip may convey as a separately described interest or as an appurtenance to the home, subject to recorded documents and marina rules.
Assigned Slip
The slip may be reserved for a particular property while remaining subject to association assignment policies and transfer rules.
Community Dock
Shared or first-come facilities may provide access without guaranteeing a place to keep a boat whenever the owner wishes.
Separate Slip
The right home and the right slip may sometimes be purchased separately, requiring two complete layers of due diligence.
My personal rule: I never assume that “boat slip available” means the same thing as “a secure place for your exact boat.”
Orange Beach: A Network of Boating Neighborhoods
Orange Beach offers one of the most varied boating-home markets along this portion of the Gulf Coast. The city is shaped by Terry Cove, Cotton Bayou, Wolf Bay, Bayou St. John, Ole River, the Intracoastal Waterway and numerous residential canals.
Depending upon the neighborhood, buyers may find canal-front homes with private docks and lifts, deep-water homes, bay-front residences, Ole River properties, Intracoastal frontage and non-waterfront homes paired with a separately purchased slip.
Orange Beach May Be Best If You Want:
- A broad selection of boating neighborhoods
- Easy access to marinas, fuel and repairs
- A private dock directly behind the home
- Waterfront restaurants and entertainment
- A strong fishing and boating culture
- Access toward Perdido Pass
What I Examine Closely:
- No-wake travel time
- Canal depth and width
- Turning room at the dock
- Lift capacity and roof height
- Seawall and piling condition
- The complete route to open water
The City of Orange Beach identifies public boating facilities at Cotton Bayou, Boggy Point and The Launch at ICW. The Launch at ICW includes six launch lanes and more than 1,700 feet of waterfront.

Ono Island offers canal homes, Ole River residences, Bayou St. John properties and Intracoastal Waterway frontage. The boating experience varies dramatically from one location to another.
A canal home may provide protected water and a peaceful dock. Bayou St. John may offer greater depth and turning room. Ole River provides a beautiful route toward Perdido Pass, while Intracoastal properties offer larger-water views and commercial-vessel activity.
Certain eastern Ono Island locations may also involve bridge or air-draft considerations. A tall center console, tower boat or vessel with outriggers should never be matched to a property without evaluating the complete route.

Perdido Key has a different rhythm. The Key is a narrow barrier island bordered by the Gulf on one side and Ole River or connected waterways on the other.
Detached waterfront inventory is more limited, but the right home can provide a rare combination of beach and boating access. Buyers may encounter Ole River homes with private docks, canal-front residences, gated communities with shared marinas and elevated coastal homes with boat storage beneath.
Perdido Key May Be Best If You Want:
- A quieter residential setting
- Beach and boating access nearby
- A Florida address
- Ole River or lagoon-oriented boating
- Access to Orange Beach and Pensacola
- Elevated, beach-oriented architecture
Possible Boating Arrangements:
- Private docks along Ole River
- Protected canal slips
- Community marinas
- Assigned or deeded slips
- Neighborhood boat launches
- Beach access across Perdido Key Drive
Private Dock or Community Slip?
A Private Dock May Be Better If:
- You want the boat directly behind the home
- You use the boat frequently
- You want control over the lift
- You need storage for kayaks or paddleboards
- You enjoy improving waterfront infrastructure
- You want to see the boat from the house
A Community Slip May Be Better If:
- You want less personal marine maintenance
- A private seawall is not a priority
- The association manages shared structures
- The neighborhood provides a launch
- You are comfortable with community rules
- The slip is close enough to remain convenient
The sentiment I hear repeatedly from active boaters is simple: they want less time spent trailering and launching—and more time actually using the boat.
The Dock-to-Gulf Test
Does the Boat Fit?
Length, beam, draft, air draft, loaded weight, lift capacity, piling clearance and roof height all matter.
Can It Leave Comfortably?
The canal or basin must provide enough room to maneuver in changing wind and current.
Is the Water Deep Enough?
I want to understand controlling depth at different tides and along the complete route.
Are There Bridges?
T-tops, towers, antennas, radar and outriggers make air draft just as important as water draft.
What Is the Real Travel Time?
Distance on a map does not reflect idle-speed zones, tight canals, traffic or bridge approaches.
Can You Return Safely?
The return trip may involve different wind, current, visibility and turning conditions.
Boathouses, Lifts and Dock Configurations
A thoughtfully designed dock can add tremendous usefulness to a waterfront home. A poorly matched dock can become an expensive project.
I also think about the next boat. A lift that barely supports today’s vessel may limit the home if the owner expects to move into a heavier catamaran or larger center console.

Gold FORTIFIED Construction in Alabama
Gold FORTIFIED construction is an important discussion when evaluating coastal Alabama homes. FORTIFIED Gold is a voluntary construction standard intended to strengthen the roof and other vulnerable areas against high winds and wind-driven rain.
It is not simply a metal roof or a collection of fortified-looking features. A true designation requires applicable construction standards, evaluations and documentation.
I never use “FORTIFIED,” “FORTIFIED-ready” and “Gold FORTIFIED designation” interchangeably. I recommend confirming the exact designation, evaluator, documentation, opening protection, load-path details and renewal requirements.
Property Taxes: Orange Beach vs. Perdido Key
Orange Beach, Alabama
Baldwin County currently identifies a non-rental second home as Class III property. Class III property is assessed at 10%, while rental property is considered income-producing and carries a 20% assessment rate.
Orange Beach often has the property-tax advantage for a personal-use second home, but the actual parcel, classification and intended use must be verified.

Perdido Key is in Escambia County. Florida taxes are based upon taxable value and applicable millage, with possible non-ad valorem assessments appearing on the bill.
A second home or investment property generally does not receive the same homestead benefits as a qualifying Florida primary residence.

Other Waterfront Ownership Costs
Property tax is only one line in the budget. A meaningful comparison should include the home, marine structures and the ongoing cost of protecting both.
A property with no association fee may appear less expensive until the owner becomes solely responsible for a seawall, dock, private road or drainage system. Conversely, association dues may cover a marina, pool, private road or shared waterfront maintenance that would be costly to duplicate.
Comparing Beach Access
Some Orange Beach homes are primarily boating-oriented and require a drive, bicycle ride or boat trip to reach the Gulf beach. Other locations near Ole River or Perdido Beach Boulevard may offer more convenient beach access.
Perdido Key’s narrow geography can make the beach feel more closely connected to its boating neighborhoods. Some homes sit on or near Ole River while offering Gulf access across Perdido Key Drive.
A buyer who wants to walk to the beach in the morning and use the boat in the afternoon may find Perdido Key especially compelling. A buyer who values a private dock, multiple marinas and a broader boating-service network may prefer Orange Beach.
Which Area Is Best for Different Buyers?
Serious Offshore Boater
I generally begin in Orange Beach when Perdido Pass, fuel, repairs and offshore services are priorities.
Beach-and-Boat Buyer
Perdido Key deserves consideration when beach access and Ole River boating are equally important.
Private-Dock Buyer
Orange Beach generally offers the broader selection of detached homes with private docks and lifts.
Lower-Maintenance Boater
A deeded or assigned community slip may provide access without a privately maintained seawall and dock.
Personal-Use Second Home
Orange Beach may offer a tax advantage, while Perdido Key may provide a quieter beach-oriented experience.
New-Construction Buyer
The answer depends upon the homesite, marine improvements, permitting, elevation and construction goals.

If boating is the principal reason for buying, Orange Beach often offers the broader and more convenient collection of waterfront homes, marinas, boat services and routes toward Perdido Pass.
If the goal is to combine a quieter Florida beach lifestyle with boating access, Perdido Key can offer something particularly special. The right home may place Ole River behind you and the Gulf beach just across the road.
I would not make the decision based solely upon taxes, the view from the living room or the words “boat dock” in a property description. I would make it based upon how the entire property functions.

- Is the route comfortable?
- Can the dock be used at different tides?
- Is the home built and maintained for its exposure?
- Are the total ownership costs reasonable?
- Does the location create the daily rhythm the buyer wants?
That is the difference between purchasing a waterfront home and purchasing a waterfront lifestyle that genuinely works.
