What To Look For When Viewing New Gulf Coast Listings
When a new listing comes on the market, I look beyond the photographs. I study location, elevation, insurance considerations, boating access, construction quality, HOA or POA details, rental rules, exterior materials, roof type, window specifications, parking, storage, and the surrounding market. On the Gulf Coast, these details matter.
For example, a newly listed waterfront home may appear similar to another home online, but the boating experience can be completely different depending on water depth, bridge clearance, proximity to Perdido Pass, tide and wind influence, canal width, docking configuration, and whether the property sits on big water or a more protected canal.
For buyers comparing condos, I also encourage looking closely at insurance assessments, building reserves, short-term rental rules, parking, elevator access, beach access, marina or boat slip availability, and the long-term condition of the building.
