What to verify on a private pier, dock, or boathouse

Before you write an offer on an Ono Island waterfront home with a private dock, I walk the water the way a serious boater thinks—not the way a listing photograph frames it. For canal styles and access patterns, keep my canal lots and canal-front guide close at hand.

Depth at the slip—at low water

Mean low water at the lift is the number that decides whether a performance boat belongs there. Catalog depth somewhere mid-channel is not the same as depth under your hull at the dock. For Invincible-class cats and open fishermen, we verify the slip, not the brochure.

Lift capacity, beam, and how the boat sits

A lift sized for a mid-20s bay boat will not casually accept a heavy offshore center console or cat. Beam, bunk geometry, and rated capacity all matter. I ask for the boat’s loaded weight and footprint early so we are not guessing after you are already emotionally attached to the house.

Not every Ono Island buyer needs a private dock. Ono Landing is the island’s private boat launch for property owners, and for some households it is the smarter lifestyle: keep a trailered boat, launch when you want the water, and buy the house for the house rather than for a lift that will never quite fit.
