When a buyer asks me what it costs to own on Ono Island, I never stop at the list price. I walk the closing line, the annual dues stack, the insurance file, and the extras that come with water, docks, and any remodel or new build path.

This page is different from my published 2026 Ono Island HOA dues and fees guide. That post catalogs the assessments. This one is the ownership conversation I want you to have before you fall in love with a floor plan — so cash-to-close and year-one carrying costs are already on the table.

The Central Question

What should I budget beyond the purchase price on Ono Island?

Plan for a one-time admission fee at closing, annual POA and Fire Authority dues, insurance that matches the elevation and construction file, and waterfront or ACC extras if the property or your plans require them.

A beautiful canal home can still surprise a buyer who only modeled the mortgage. Ownership here includes gated-community stewardship, emergency services, and the care that private-island living asks of docks, lifts, landscaping, and the Architectural Control Committee path when you change the footprint.

At Closing

The $8,000 admission fee belongs in cash-to-close — not as a surprise at the table.

The Ono Island POA Board approved an $8,000 Admission Fee effective January 1, 2024. It applies to arm’s-length sales or transfers and is due at closing upon delivery of deed. It replaced the prior $500 transfer fee. I treat it as a one-time closing cost every serious buyer should budget early, whether the property is a home or an unimproved lot.

Beyond Dues

Carrying costs beyond dues are where waterfront ownership gets personal.

Dues keep the island’s shared services healthy. Your personal file still includes insurance, utilities, landscape, and anything that floats or lifts a boat. I will not invent premium dollars here — the right number comes from the elevation certificate, flood zone, construction type, and the carrier’s coastal underwriting for that address.

Homeowners, wind, and flood insurance

Budget a complete coastal insurance conversation early. Homeowners, wind, and flood each respond to elevation, zone, construction, and roof age. The file depends on the property — not on a neighbor’s anecdote. Gather the elevation certificate, prior claims history when available, and construction details before you lock an offer strategy. Landscaping and outdoor living

Larger homesites, oaks, and Gulf humidity ask for a landscape plan that stays tidy after storms and through the seasons. Irrigation, tree care, and pool service (if present) sit outside POA dues. They are part of how the street and the water view look when you arrive on a Friday afternoon.

Utilities and everyday service

Electric, water, communications, trash, and any propane or generator service belong in the ownership model. Second-home buyers should also think about monitoring, gate logistics, and who opens the house after a storm. None of that replaces dues — it sits beside them.

Build & Remodel

If you will build, add on, or put in a pool or pier, the ACC file has its own costs.

As-built survey deposits and road/bridge impact fees appear in the March 2022 ACC construction schedule. They are collected before certain permits because heavy trucks wear the island’s roads and bridges, and because as-builts protect the next owner’s survey trail.

As helpful examples from that schedule — confirm the current ACC schedule before you budget — deposits have included amounts such as a new single-family dwelling as-built deposit, an addition deposit, a pool deposit, and pier/boathouse deposits that differ for Old River or Bayou St. John versus the canals. Impact fees in that same schedule include demolition fees and per-square-foot fees for new dwellings and additions. New ICF dwellings carried a higher per-square-foot impact fee than standard construction in that schedule, with a stated minimum.

I will not reprint every dollar here as if the March 2022 page were frozen forever. Read the remodel and covenant path in Ono Island ACC, covenants, and setbacks before an offer, and pull a current schedule through Ono House before you price a custom build. Schools & Access

Orange Beach school access may carry a per-student fee — verify with the schools.

Children may be eligible to attend Orange Beach schools for approximately $2,500 per student when availability exists. Tuition, enrollment rules, and seats change. Verify directly with the appropriate school administration before you treat that figure as locked into your family budget.

Bridge access, gate logistics, and the quieter residential rhythm of the island are part of why buyers accept the fee structure in the first place. Ownership here is gated, residential, and tied to the water — and the carrying costs protect that character over time.

Before You Write the Offer

How do I use this before I write the offer?

Model cash-to-close with the $8,000 admission fee, stack the correct annual dues for that address, open the insurance conversation early, and flag any ACC path if you plan to remodel or build.

Ask whether the property sits on the main island or in Ono North. Ask whether it is improved or a lot. Ask for the elevation certificate and construction notes that drive insurance. Ask what the dock and lift will need in the first seasons you own the home. Then overlay the ACC questions if a pool, addition, pier, or new dwelling is part of the dream.
