A View from the Island

When someone shows me a photograph of a glass wall over water and says, “I want that,” I smile. Then I ask to see the lot.

I have shown and sold exceptional homes for more than 25 years. I live on Ono Island. I know how seductive a water view can be, and I know how quickly a pretty picture can send a house into a fight with its own lot line.

My own home is not ICF. If I built here, I would give insulated concrete form very serious consideration, in part because of the glass. I have stood in rooms where the temperature stays even from the window to the hall, and where a large opening still feels quiet. That is one of the reasons luxury clients stay with ICF: the hush, the insurance file, and glass that belongs to a substantial wall.

I created this guide as a thoughtful starting point. I wrote the larger ICF home building brief for Ono Island for the wall itself. This piece is about the view wall: where it wants to sit, what it asks of the homesite, and why I will not let a phone photo choose it for you.

The First Question

Why can’t I just pick the glass from a picture?

Because that picture was taken on someone else’s lot.

The water in a photograph has already been framed by a setback, a neighbor, a roof pitch, and a wall that was drawn for that parcel. On Ono Island, the canal, the Harbour, and an interior lot do not give you the same glass. A picture can tell you the life you want. It cannot tell you whether this homesite can hold it.

I walk vacant land with that in mind. I stand where the living room will want to look. I turn and look at the street. I look at the neighbor’s second story. I look at the oaks you will want to keep. Then I talk about glass. That order has saved more than one beautiful idea from becoming an expensive revision.

The Openings Package

What is an openings package on an ICF house, really?

It is not a catalog page. It is the windows, the doors, the sliders, and the way they sit in a thick wall. On insulated concrete form, those openings are decided before the concrete is placed. The bucks are part of the wall. The flashing has a path. Design pressure is a Gulf conversation: height, exposure, and the water in front of you all change what the glass has to be.

I pay attention to how a home feels first. Then I look at the details that were positioned before the truck arrived. A deep reveal around a well-set opening is one of the quiet luxuries of ICF. You feel the wall. You also feel the light. That pairing is why I care so much about getting the opening right on the lot, not later, on a drawing that never met the grass.

The openings companies I know on this coast already understand a thicker wall when we ask the right questions. I do not publish their phones. A name is helpful. Context makes it useful. Where does the view wall belong on this particular lot?

It belongs where the water, the neighbor, and the lot line can all live together.

I ask whether the view is morning water or evening water. I ask what you see if you sit, not only if you stand. I ask whether a full wall of glass is honest, or whether a quieter composition of openings will give you the same life with better manners. Large glass is often why a coastal house is worth building. It is also where a house can be made, or quietly undone, if it ignores the homesite.

A view wall that fights the lot line is an expensive wish. A view wall that belongs to the homesite is one of the great pleasures of this island. I would rather have that conversation in the grass, with the breeze in our faces, than over a rendering that has not yet met the setbacks.

Thickness and Setbacks

If the wall is thicker, what happens to the glass I thought I was buying?

A thicker wall is a gift to the room. It is also math at the lot line. ICF is not a thin stick frame. The wall has presence. That presence is part of why the house feels quiet. It also means the architect has to draw the openings with the thickness in mind. A slider that was happy on a framed lot can feel crowded once the wall takes its rightful seat.

Setbacks on Ono Island have manners. Side yards, rear yards, and the water all take their share. Glass wants width. The lot has to give it. I would rather change the composition of the openings than ask the wall to pretend it is thinner. That is a better compromise, and it is one I like to make while we are still standing on the parcel.

This is why I introduce the architect before the elevations get romantic. A beautiful drawing that ignores the homesite is still the wrong drawing. I have already written that the builder introduction starts with the homesite. The glass conversation starts there too.

Harbour, Canal, Interior

Does the water in front of me change the glass?

Yes. The water in front of you changes the plan, and the plan changes the openings.

A canal-front homesite often asks for a careful side-yard conversation and a view wall that has to earn every inch. An interior lot can give you a different kind of quiet, and sometimes a borrowed view instead of a private one. Ono Harbour has its own shoreline and its own way of living on the water. I keep those paths separate so I am not giving you a generic island speech about glass.

I would rather walk two or three lots with you than let a single photograph decide which water you are buying. That is not indecision. That is how I stay useful.

The Introductions

When do I introduce the architect and the builder?

After I understand the lot, and after I understand the life you want behind the glass. I have experience with successful ICF home builders on Ono Island. Those relationships are not a trophy list. They are a way of shortening the distance between a vacant lot and a house that feels right. I keep builder names with me. Height, water, and the opening belong in one conversation. I would rather have it early.

Do I want the team that already understands this island?
