Living on Ono Island has changed the way I look at a house.

I still notice the architecture, natural light, ceiling heights and the way a kitchen connects to the living room. But along the Gulf Coast, I also look beyond what photographs beautifully. I want to understand how the home is connected, how the roof was assembled, whether openings are protected and whether the details exposed to salt air were selected for our coastal environment.

When severe weather reaches Orange Beach or Ono Island, it rarely damages a home in one neat, isolated place. Wind applies pressure from several directions. Rain follows any opening it can find. An inadequately connected porch may pull against the main structure. A garage-door failure can change the pressure inside the house. Even a beautiful new roof can become vulnerable if its edges, decking and penetrations were not handled correctly.

Understanding the Structure

The Storm Does Not See Separate Rooms

Buyers naturally experience a house room by room. We walk through the foyer, kitchen, bedrooms, outdoor living spaces and garage.

Wind does not.

Wind interacts with the roof, walls, openings, overhangs and foundation as one connected structure. This is why I pay particular attention to the concept of a continuous load path when discussing new construction on Ono Island and throughout coastal Alabama.

A continuous load path is an engineered sequence of connections that transfers wind forces from the roof through the walls and ultimately into the foundation. In a FORTIFIED Gold™ home, those roof-to-wall, story-to-story and wall-to-foundation connections are designed to help the building behave as one unified structure.

I often describe it as the difference between a stack of components and a connected shell.

For new construction, I personally prefer having this conversation before the plans are finalized. That is when structural engineering, window selections, roof geometry, porch connections and foundation design can be coordinated most efficiently.

Protection Above the Ceiling

A Roof Needs More Than a Durable Covering

Metal roofing is enormously popular in new Gulf Coast construction, and for good reason. However, I never want a buyer to assume that the visible roof covering tells the complete story.

The most important roof details may be underneath it.

A FORTIFIED Roof™ system includes enhanced roof-deck attachment, sealed seams, strengthened roof edges and roof coverings tested for appropriate wind pressures. If shingles, tiles or metal panels are damaged during a storm, the sealed roof deck provides an additional layer intended to limit water intrusion.

The official FORTIFIED Roof standard also addresses details such as attachment patterns, roof edges, material ratings and vulnerable penetrations. Those details are rarely visible once construction is complete, which is why evaluation and photographic documentation during installation are so important.

When I walk through a house under construction, I am drawn to the work that will soon disappear. I want to know about the roof-deck fasteners, underlayment, flashing, drip edge, soffit support and attic ventilation—not only the color and profile of the finished roof.

A roof should have a backup plan. If the outer covering is damaged, the layers beneath it should continue resisting wind-driven rain.

Protecting the Exterior Envelope

Pressure Must Stay Outside the House

One of the most revealing conversations I have with buyers often happens in the garage.

A wide garage door is a major opening in the exterior envelope. If it is not properly rated for the pressures at that particular location, it can bow, separate from its tracks or fail. Once wind enters the garage, the forces acting on the walls and roof can change dramatically.

Windows, exterior doors and garage doors should therefore be considered part of the home’s structural storm strategy—not simply finish selections.

In hurricane-prone areas, FORTIFIED Silver™ and Gold include requirements for protecting vulnerable openings. Depending on the component and designation, that may involve impact-rated products, tested shutter systems and pressure-rated garage doors. The FORTIFIED Silver overview explains how roof protection is combined with added attention to openings, garage doors, soffits, gable ends and attached structures.

What I Like to Verify

  • Whether the windows and doors are impact rated or rely upon a separate shutter system
  • Whether every required opening is protected
  • Where the shutters are stored and whether all panels and fasteners are present
  • Whether the garage door has an appropriate pressure rating
  • Whether replacement windows or doors were installed after the original designation
  • Whether product labels, approvals and installation documentation are available

Porches, Carports & Covered Spaces

Outdoor Living Must Be Designed as Part of the House

Covered porches are central to the way we live on the Gulf Coast. I love a deep porch, an outdoor kitchen and a comfortable place to sit where I can hear the coastal birds and feel the breeze coming off the water.

But an attached outdoor structure should not be treated as an architectural afterthought.

Wind can push upward beneath a porch or carport roof. If that structure is not properly anchored, it may pull on the fascia, roof edge or wall where it connects to the main house. Screened rooms, patio covers, pergolas and later additions can also change how wind interacts with the building.

This is one reason FORTIFIED Silver and Gold address the anchoring and bracing of attached structures. Recent IBHS research concerning porches, patio covers and overhangs reinforces why those connections deserve careful attention.

If an owner adds a porch, encloses an existing outdoor area or modifies the roof after receiving a FORTIFIED designation, I recommend speaking with a certified FORTIFIED Evaluator before construction begins. A modification that appears minor may affect the home’s existing protection or the documentation needed for redesignation.

Salt Air Is the Storm That Arrives Every Day

Hurricanes receive the headlines, but salt exposure is working quietly throughout the year.

On Ono Island and throughout Orange Beach, I look closely at metal connectors, exposed fasteners, railings, garage-door hardware, roof edges, exterior equipment and attachments. A component can be properly designed yet lose capacity over time if corrosion is allowed to advance.

The 2025 FORTIFIED Home Standard includes minimum corrosion-protection requirements for designated homes near saltwater shorelines, including Alabama’s Gulf Coast. Those requirements apply across the Roof, Silver and Gold designation levels. The official FORTIFIED Gulf Coast corrosion-resistance guidance provides additional coastal mapping and technical direction.

This is particularly important during redesignation. A home may have met the standard when it was built, but its condition still needs to be maintained.

My Personal Advice

Do not wait for a named storm to inspect the hardware holding important exterior components together.

Documentation Matters

“Built to FORTIFIED Standards” Is Not the Same as an Active Designation

This distinction matters in real estate.

A builder may use excellent construction practices and incorporate many FORTIFIED features. However, an active FORTIFIED designation is written certification issued after an independent evaluator documents the required materials and installation methods and IBHS reviews the submission.

According to the FORTIFIED designation frequently asked questions, a designation is generally valid for five years. A certified evaluator must then inspect the property and submit the required documentation for redesignation.

When a Listing Is Marketed as FORTIFIED, I Want to See:

  • The actual designation certificate
  • The designation level: Roof, Silver or Gold
  • The FORTIFIED identification number
  • The certificate’s expiration date
  • Documentation for subsequent roof repairs, additions or exterior alterations
  • Confirmation that the insurance carrier recognizes the current designation
  • A new insurance quotation based on the buyer’s intended ownership and occupancy

I do not rely solely on a description in an MLS listing, a builder’s brochure or an insurance statement from several years ago.

Understanding the Three FORTIFIED Levels

The three residential levels build upon one another.

Level One

FORTIFIED Roof™

Concentrates on the roof system, including stronger deck attachment, sealed decking, secured edges and tested roof coverings.

Level Two

FORTIFIED Silver™

Includes the roof requirements and extends protection to other vulnerable components, including garage doors, openings, soffits, gable ends, chimneys and attached structures where applicable.

Level Three

FORTIFIED Gold™

Includes the Roof and Silver protections and adds an engineered continuous load path connecting the roof, walls and foundation.

For a new custom home on Ono Island, I believe FORTIFIED Gold is worth serious consideration when the design, budget and site allow it. The most practical time to engineer those connections is before the foundation is poured and before framing is hidden behind finishes.

What FORTIFIED Does Not Replace

No home should be marketed as hurricane-proof.

A FORTIFIED designation is intended to reduce vulnerabilities associated with wind, wind pressure and wind-driven rain. It does not eliminate every possibility of damage, and it does not replace the need to evaluate:

  • Flood zones and base flood elevation
  • An elevation certificate
  • Storm-surge exposure
  • Drainage and site grading
  • Flood and wind insurance
  • Trees and surrounding structures
  • Generator placement and fuel supply
  • Dock, pier and boathouse exposure
  • Ongoing roof and exterior maintenance

This distinction is especially important for waterfront homes. A house can have excellent wind-resistant construction and still require careful flood, elevation and insurance analysis.

Why This Matters in Gulf Coast Real Estate

FORTIFIED construction is not merely a technical subject for engineers and builders. It can affect insurance conversations, maintenance planning, buyer confidence and long-term marketability.

For sellers, good documentation helps explain the value of construction details buyers cannot see.

For buyers, a current designation offers a clearer starting point for due diligence—but it should still be reviewed alongside inspections, insurance quotations, elevation information and the property’s modification history.

For owners planning renovations, early coordination with a FORTIFIED Evaluator can help protect both the home’s resilience and the designation.
