Ono Island Plats: Units, Lots & What the Record Shows
A buyer’s starting point for reading recorded subdivision plats on Ono Island — what a unit is, what the map reveals, and a growing series covering as many units as possible.

When a buyer asks me where a lot sits on the island, I often start with the plat
Listings show photos and square footage. A recorded plat shows the bones underneath: lot lines, roads, canal easements, setbacks, and how a homesite relates to the water. On Ono Island, that map work usually begins with a unit.
I created this page as the hub for an Ono Island plats series. Over time, I intend to gather plats for as many units as possible so buyers can see how different parts of the island were laid out — and what information those recorded documents still carry today.

The vocabulary
What is a “unit” on Ono Island?
On Ono Island, a unit is a recorded section of the larger Ono Island Subdivision. Think of units as the chapters in which the island was platted over time — Unit Four, Unit Ten, Unit Twelve, Unit Fifteen, and many others. Each unit has its own plat (or revised plat) recorded in the Baldwin County Probate Court map books.
A unit is not the same thing as a lot. A lot is the individual homesite. A unit is the recorded neighborhood section that contains a group of lots, roads, canal easements, and related notes. When someone says “Unit Twelve,” they are pointing to a specific recorded layout — often with a distinctive street pattern and water relationship.
Some units also have lettered revisions or additions, such as Unit Ten-A. Those still belong to the same idea: a discrete recorded phase of the island’s subdivision map.
Keep this straight
Unit = recorded section of Ono Island Subdivision. Lot = the individual parcel inside that section. The plat is the official map that ties them together.
The record
What kind of information you can find on recorded plats
Recorded Ono Island plats are rich documents. They are technical, but once you know what to look for, they become one of the most informative tools in a thoughtful search. Here is what buyers often learn from them:
Lot numbers, shapes, and dimensions
The plat identifies each lot by number and shows how it is drawn — depth, width, curves, and how the parcel sits relative to the road and the water.
Roads and rights-of-way
Plats label streets and often note private-road status and right-of-way widths. On early units, Ono Boulevard is shown as a private road. Later units show streets such as River Road, Marlin Key, and Shoalwater Drive with measured rights-of-way.
Canal easements and water margins
Many plats show canal easements — often wide corridors for navigation and drainage — plus notes granting rights to the Ono Island Canal Owners Association. Waterfront units may also call out Bayou St. John or other water margins. That is invaluable when you are evaluating dock potential and shoreline position.
Building setbacks
Some plats note setbacks from the road, canal, and side lines. Those numbers help buyers understand where a house can sit before ACC review and permitting conversations begin.
Utility, drainage, and special easements
Look for utility easements, disposal-area easements, and shaded zones subject to wider canal easements. These notes explain where access, infrastructure, or canal-related rights may affect a lot.
Curve data and survey geometry
Tables for delta, radius, tangent, and arc length document how roads and canals bend. Buyers do not need to memorize the math. They do need to know the lot was surveyed with precision.
Covenant and POA references
Many plats incorporate the Declaration of General Covenants and Restrictions by reference and note that lot owners become members of the Property Owners Association of Ono Island. They also often state that roads and certain easements are not dedicated to the general public.
Vicinity maps, recording data, and approvals
Insets place the unit on the island. Recording references point to map book and page. Certificates and approvals document surveyor, owner, lienholder, and county review. Together, they tell you the plat is part of the official Baldwin County record.
A plat does not replace a current survey, title work, or ACC review. It does give buyers an unusually clear first look at how a lot was created and what rights and easements were drawn around it.

How different units read on the map
Your example plats already show how varied Ono Island units can feel while still belonging to one subdivision framework.
Unit Four
An early recorded unit (January 1974) along Ono Boulevard, shown as a private road with a substantial right-of-way. The plat emphasizes private use, covenant references, and waterfront lot geometry along the boulevard corridor.
Unit Ten / Unit Ten-A
Later mapping around Marlin Key with detailed notes on canal easements, disposal-area easements, utility easements, and building setbacks. These plats are especially useful when buyers want to understand canal rights and where a house can sit on the lot.
Unit Twelve
A revised plat (1986) with Bayou St. John frontage along Shoalwater Drive off Ono Boulevard. Shoalwater Drive sits in the Ono Escape neighborhood. This unit is a clear example of how a plat can show waterfront lot orientation and street access in one view. For current waterfront context, see Bayou St. John homes and land.
Unit Fifteen
A mid-1980s unit organized around Ono Boulevard and River Road, with canal areas and Bayou St. John frontage. The plat includes curve data, a vicinity map, and the full suite of surveyor and county approval certificates buyers see on recorded documents.

Is a unit the same as a neighborhood name?
Not exactly. A unit is the recorded subdivision section on the plat. Everyday names — like Ono Escape for Shoalwater Drive — may describe how residents talk about an area, while the plat still identifies the unit number and lot numbers in the official record.

Can a plat tell me if a lot is waterfront?
Often yes. Plats show whether a lot fronts a canal easement, Bayou St. John, or another water margin, and how deep the lot runs from the road. Current water depth, dock condition, and permits still need separate verification.

Do plats replace ACC rules or a new survey?
No. Plats are foundational. ACC guidelines, current covenants, title, and a current survey still matter before you build, renovate, or remove contingencies. I use the plat as an early, informative layer — not the final word.
