A buyer’s reading of Unit Two — sixty-three lots between Bayou St. John and private Ono Boulevard, a Property Owners Beach strip along the bayou, and Declaration notes that still frame ownership on this early Ono Island unit.

When I open a Unit Two drawing with a buyer, I start with Bayou St. John along the north, Ono Boulevard along the south, and the Property Owners Beach strip between the waterfront lots and the bayou — then we finish with survey, ACC, and title.

Ono Island Unit Two Plat

This is Ono Island Subdivision, Unit Two, Baldwin County, Alabama, in the Orange Beach area. Polyengineering of Mobile prepared the drawing at a scale of 1″ = 100′, Drawing No. 1, with a December 1973 date. Surveyor certification is by Buford L. Bryant, Alabama Registration No. 2463. Owner acceptance is by Ono Development Company, Inc. (Jere Austill, Jr., President; Evan Austill, Secretary). Lienholder acceptance by Dot-Dot Corporation is present, with March 1973 acknowledgments on the certificates.

Unit Two sits in Sections 1 and 11, Township 9 South, Range 5 East. It borders Unit One (Map Book 7, pages 52–54) along the west. This page belongs to my Ono Island plats series. Where Is Unit Two?

Unit Two sits on Ono Island in Baldwin County, in the Orange Beach area, in Sections 1 and 11, T9S R5E. The lot pattern runs between Bayou St. John along the north and private Ono Boulevard along the south. Unit One (Map Book 7, pages 52–54) adjoins along the west.

Primary water for Unit Two lots is Bayou St. John. A labeled Property Owners Beach strip runs between the waterfront lot lines and the bayou margin. Vicinity context places the island near Old River, Orange Beach, and the Gulf of Mexico — that is island context, not a substitute for the bayou frontage on these lots. How Many Lots Are Shown?

Unit Two carries 63 lots, numbered 1 through 63. That is the count I use when I walk this unit with a buyer.

Layout reads in a clear north–south pattern: waterfront lots in the ~1–16 class along Bayou St. John and the Property Owners Beach strip, then interior lots ~17–63 stepping south toward Ono Boulevard. Unit One lots adjoin along the west boundary.

Facts I keep with the lot count: surveyor Buford L. Bryant, Ala. Reg. 2463, Polyengineering of Mobile; scale 1″ = 100′; Drawing No. 1; December 1973; owner Ono Development Company, Inc.; Dot-Dot Corporation lienholder acceptance present.

Lot Measurements and Geometry

Unit Two lots are organized by bayou orientation and boulevard frontage rather than one uniform rectangle size. Bearings and distances appear on lot lines. Curve No. 1 and Curve No. 2 document Ono Boulevard geometry with delta, radius, and arc data. Buyers do not need every cell memorized. They do need to know the boulevard was surveyed with curve data, not sketched freehand.

I do not invent setback footages from dashed corridors on a 1970s drawing. Current ACC guidelines, covenants, and a parcel-specific survey govern buildable area today.

A current survey still confirms what you are buying today. The recorded drawing is a foundational map layer — not a substitute for ACC review, covenants, title, or a parcel-specific survey.

What About Bayou St. John & Property Owners Beach?

On Unit Two, the water story is Bayou St. John along the north, with a labeled Property Owners Beach strip between the waterfront lots (the ~1–16 class) and the bayou margin. Interior lots step south toward Ono Boulevard.

My practical note for buyers: use of Property Owners Beach is subject to the general covenants and restrictions for Ono Island, the local covenants and restrictions for Unit Two, and the terms of conveyance of that area to the Ono Island Property Owners Association. That is shared beach context — not a private pier or exclusive shoreline grant by itself.

A buyer should not use the drawing alone to determine present shoreline acreage, riparian limits, pier placement, bulkhead position, beach access rules, or water depth. Those questions may require a current survey, title work, elevation information, permitting review, and site-specific guidance from the appropriate professionals. Ono Boulevard: A Private Road Framework

The primary road on Unit Two is ONO BOULEVARD along the south of the lot pattern, labeled at a 100′ right-of-way where shown, with Curve No. 1 and Curve No. 2 in the boulevard geometry.

Dedication language is clear: roads and other designated areas are for common use by owners in this unit and are not dedicated to the general public. Rights of use and enjoyment follow the Declaration of General Covenants and Restrictions dated September 10, 1970, recorded in Misc. Book 22, Page 359, Baldwin County Probate.

That matches the private Ono Island road system buyers should expect. Street maintenance, access rules, and related obligations still follow the Declaration / POA framework rather than a public-dedication model. For POA and subdivision context, I keep my POA & subdivisions guide nearby.

Are Easements Shown?

Yes. Unit Two designates roads and other areas for common use by owners, plus easements for utilities, maintenance, repair, drainage, and related uses. Those areas are not dedicated for use by the general public. Certain rights of use and enjoyment are granted to owners of lots and living units under the Declaration.

Ono Development Company reserved extensive rights over roads and easements — including the right to grant further easements and related use rights. Those reserved rights are part of the recorded picture buyers and counsel should review with title.

For a purchase or construction decision, I would want the title commitment, all exception documents, and a current survey reviewed together.

Are There Building Setbacks?

Unit Two does not lead with numeric building-setback distances printed as the main callout on every lot face. I do not invent setback feet that are not cleanly labeled as building setbacks.

Buyers still look to the Declaration of General Covenants, ACC guidelines, current covenants, and a current survey for setback control — not to a freehand reading of every dashed line on a 1973 drawing.

My practical rule: the lot lines tell us what was platted; the current survey, restrictions, governing approvals, and site conditions tell us what can be built today.

Are There Common Elements?

Unit Two does not present “common elements” in the condominium sense. What it does establish is a system of shared private rights: subdivision owners may use the private roads and designated common-use areas under the Declaration framework, and utility / drainage / maintenance / repair easements serve infrastructure functions for the subdivision.

The lands in Unit Two are an addition to the Existing Properties under the Declaration. Owners of lots herein automatically become members of the Property Owners Association of Ono Island, Inc. and are obligated to pay maintenance assessments as provided in Article V of the Declaration of General Covenants.

Property Owners Beach sits in that shared framework — subject to general and Unit Two local covenants and the terms of conveyance to the POA, as I note above when buyers ask about bayou-side beach use.

Questions I Would Answer Before Buying or Building

Which unit is this, and how many lots are on it?

This is Ono Island Subdivision — Unit Two, Baldwin County, Alabama. I count 63 lots, numbered 1 through 63 (December 1973, Polyengineering of Mobile; Buford L. Bryant, Ala. Reg. 2463).

Is Ono Boulevard public on Unit Two?

No. Ono Boulevard is shown as a private corridor at a 100′ right-of-way where labeled, with Curve No. 1 and Curve No. 2 in the geometry. Dedication language states roads and designated common-use areas are not dedicated to the general public. Rights of use follow the Declaration dated September 10, 1970 (Misc. Book 22, Page 359).

What body of water do Unit Two lots front?

Bayou St. John along the north, with a Property Owners Beach strip between the waterfront lots (~1–16) and the bayou. Interior lots (~17–63) sit south toward Ono Boulevard. This is not an Old River waterfront unit on the face of this drawing. Current water depth, dock condition, beach rules, and permits still need separate verification.

What should I know about Property Owners Beach?

Use of the area designated Property Owners Beach is subject to the general covenants for Ono Island, the local covenants for Unit Two, and the terms of conveyance of that area to the Ono Island Property Owners Association. I treat that as shared POA beach context — confirm current rules and any lot-specific rights with title and the association before assuming exclusive shoreline use.

Does Unit Two list building setback distances?

Not as a clean set of numeric building-line callouts on every lot face. Buildable area today still depends on ACC guidelines, current covenants, and a current survey.

Do Unit Two owners join the POA?

Yes. Unit Two is an addition to the Existing Properties. Owners of lots herein automatically become members of the Property Owners Association of Ono Island, Inc., and are obligated to pay assessments under Article V of the Declaration. Are the 1973 dimensions enough for closing or construction?

No. They are valuable historical and legal context, but I would still use current title work and a parcel-specific survey — plus ACC review and current covenants — before any offer or build strategy.

Why Unit Two Still Matters

Unit Two is an early Bayou St. John chapter on Ono Island: sixty-three lots between the bayou and private Ono Boulevard, a Property Owners Beach strip in the POA framework, and Declaration language (Misc. Book 22, Page 359) that keeps roads and common-use rights inside the subdivision.

For me, the value is in reading the December 1973 drawing next to today’s survey, ACC, and title — then confirming water, beach, easement, and ownership-cost questions before any offer strategy. Two addresses in the same unit can look similar from the boulevard and still differ in bayou frontage, depth, elevation, improvements, and beach access.
