When I open a Unit Six drawing with a buyer, I start with Bayou St. John along the north, Ono Boulevard along the lot frontages, and the fact that every lot on this sheet is bayou waterfront — then we finish with survey, ACC, flood, and title.
This is Ono Island Subdivision, Unit Six, Baldwin County, Alabama, in the Orange Beach area. Polyengineering Surveying of Mobile prepared the drawing at a scale of 1″ = 100′, Sheet 1 of 1, with a February 1977 date. Surveyor certification is by Sidney J. Orrell, Jr., Alabama Registration No. 9982. Owner acceptance is by Ono Development Company, Inc. (Jere Austill, Jr. / Evan Austill). Lienholder acceptance by Dot-Dot Corporation is present. Approvals include the Baldwin County Planning Commission (~April 26, 1977), the Alabama Highway Department, and Health Department notes.

Unit Six sits on northern Ono Island in Baldwin County, in the Orange Beach area, in Section 5, T9S R6E. The lot pattern runs between Bayou St. John along the north and private Ono Boulevard along the south frontages. The legal description carries roughly 2300′+/- along the south margin of the bayou.
Primary water for Unit Six lots is Bayou St. John — every lot on this sheet is bayou waterfront. Vicinity context places the island near Old River, Orange Beach, and the Gulf of Mexico — that is island context, not a substitute for the bayou frontage on these lots. How Many Lots Are Shown?
Unit Six carries 28 lots, numbered 1 through 28. That is the count I use when I walk this unit with a buyer. All twenty-eight lots are Bayou St. John waterfront.
Boulevard frontages vary: many lots read near ~80′ along Ono Boulevard, and some wider lots read near ~100′. Curve data (Curves 1–3) documents boulevard geometry with the usual delta, radius, and arc detail.
Facts I keep with the lot count: surveyor Sidney J. Orrell, Jr., Ala. Reg. 9982, Polyengineering Surveying, 2480 Government Boulevard, Mobile, AL; scale 1″ = 100′; Sheet 1 of 1; February 1977; owner Ono Development Company, Inc.; Dot-Dot Corporation lienholder acceptance present.
Lot Measurements and Geometry
Unit Six lots are organized by bayou orientation and boulevard frontage rather than one uniform rectangle size. Bearings and distances appear on lot lines. Curves 1–3 document Ono Boulevard geometry. Buyers do not need every cell memorized. They do need to know the boulevard was surveyed with curve data, not sketched freehand.
Front setback lines are labeled, and side setback is indicated. I do not invent setback footages from those labeled lines. Current ACC guidelines, covenants, and a parcel-specific survey govern buildable area today.

A current survey still confirms what you are buying today. The recorded drawing is a foundational map layer — not a substitute for ACC review, covenants, title, or a parcel-specific survey.
What About Bayou St. John?
On Unit Six, the water story is Bayou St. John along the north. All twenty-eight lots are bayou waterfront. This is not Old River frontage on the face of this drawing.
My practical note for buyers: a drawing alone does not settle present shoreline acreage, riparian limits, pier placement, bulkhead position, water depth, or permitting. Those questions may require a current survey, title work, elevation information, permitting review, and site-specific guidance from the appropriate professionals.

Ono Boulevard: A Private Road Framework
The primary road on Unit Six is ONO BOULEVARD, labeled at a 60′ right-of-way, with Curves 1–3 in the boulevard geometry. That is a narrower private corridor than some earlier Ono Boulevard units that carry a 100′ R/W label.
Dedication language is clear: roads and easements are for common use by owners and are not dedicated to the general public. Rights of use and enjoyment follow the Declaration of General Covenants and Restrictions dated September 10, 1970, recorded in Misc. Book 22, Page 359, Baldwin County Probate.
That matches the private Ono Island road system buyers should expect. Street maintenance, access rules, and related obligations still follow the Declaration / POA framework rather than a public-dedication model. For POA and subdivision context, I keep my POA & subdivisions guide nearby.
Are Easements Shown?
Yes. Unit Six designates roads and other areas for common use by owners, plus easements for utilities, maintenance, repair, drainage, and related uses. Those areas are not dedicated for use by the general public. Certain rights of use and enjoyment are granted to owners of lots under the Declaration.
Ono Development Company reserved extensive rights over roads and easements — including the right to grant further easements and related use rights. Those reserved rights are part of the recorded picture buyers and counsel should review with title.
For a purchase or construction decision, I would want the title commitment, all exception documents, and a current survey reviewed together.
Are There Building Setbacks?
Unit Six carries labeled front setback lines, and side setback is indicated on the drawing. I mention those labeled setback lines; I do not invent setback footages from them.
Buyers still look to the Declaration of General Covenants, ACC guidelines, current covenants, and a current survey for setback control — not to a freehand reading of every dashed line on a 1977 drawing.
Flood Hazard Note on the Sheet
Unit Six carries a historical flood note: Flood Hazard Area Zone A-7 (Elevation 9′ MSL) per FIA pages 41–42 for Baldwin County, with an identification date of May 2, 1971.
That is a map-era note from the recorded drawing. Buyers should confirm current FEMA flood-zone mapping and flood-insurance requirements with current sources — not rely on a 1977 sheet alone for today’s flood or insurance questions.
Are There Common Elements?
Unit Six does not present “common elements” in the condominium sense. What it does establish is a system of shared private rights: subdivision owners may use the private roads and designated common-use areas under the Declaration framework, and utility / drainage / maintenance / repair easements serve infrastructure functions for the subdivision.
The lands in Unit Six are an addition to the Existing Properties under the Declaration. Owners of lots herein automatically become members of the Property Owners Association of Ono Island, Inc. and are obligated to pay maintenance assessments as provided in Article V of the Declaration of General Covenants.

Questions I Would Answer Before Buying or Building
Which unit is this, and how many lots are on it?
This is Ono Island Subdivision — Unit Six, Baldwin County, Alabama. I count 28 lots, numbered 1 through 28 — all Bayou St. John waterfront (February 1977, Polyengineering Surveying of Mobile; Sidney J. Orrell, Jr., Ala. Reg. 9982).
Is Ono Boulevard public on Unit Six?
No. Ono Boulevard is shown as a private corridor at a 60′ right-of-way, with Curves 1–3 in the geometry. Dedication language states roads and easements are not dedicated to the general public. Rights of use follow the Declaration dated September 10, 1970 (Misc. Book 22, Page 359).
What body of water do Unit Six lots front?
Bayou St. John along the north. All 28 lots are bayou waterfront. This is not an Old River waterfront unit on the face of this drawing. Current water depth, dock condition, and permits still need separate verification.
Does Unit Six list building setback distances?

Unit Six is a compact Bayou St. John chapter on northern Ono Island: twenty-eight waterfront lots along private Ono Boulevard at a 60′ right-of-way, labeled setback lines, Curves 1–3, and Declaration language (Misc. Book 22, Page 359) that keeps roads and common-use rights inside the subdivision.
For me, the value is in reading the February 1977 drawing next to today’s survey, ACC, flood mapping, and title — then confirming water, easement, and ownership-cost questions before any offer strategy. Two addresses in the same unit can look similar from the boulevard and still differ in bayou frontage, depth, elevation, and improvements.
