As a Gulf Coast real estate advisor, one of the most common questions I hear is, “Did interest rates go down today?” I check the markets daily, because small movements can impact both buyers and sellers in Orange Beach, Gulf Shores, and on Ono Island.
Today, rates actually held steady to slightly higher. National averages for a 30-year fixed mortgage are hovering in the mid-6% range. While that may feel elevated compared to the ultra-low rates of a few years ago, it’s important to remember that the Gulf Coast market continues to see healthy activity.
What This Means for Buyers
For buyers, even a fraction of a percent in rate change can affect affordability. On a $1M waterfront home, a .25% swing can change monthly payments by several hundred dollars. That’s why I encourage my buyers to shop lenders, consider rate-buydowns, and keep an eye on upcoming Fed announcements.
A neighbor recently told me, “We locked when rates were flat for a few weeks, and it made all the difference in being able to purchase our Ono Island home.” Timing matters, but so does strategy.
What This Means for Sellers
Sellers often ask if higher rates slow demand. The truth is, in lifestyle-driven markets like ours, people buy for the Gulf Coast experience—boating, fishing, and sunsets over Bayou St. John—not just the interest rate. That said, pricing correctly and presenting a home beautifully makes all the difference when rates fluctuate.
