Recently, I had the opportunity to show a newly completed home on Ono Island, and it reminded me just how much thoughtful construction and design matter when buying a coastal property. From the moment I pulled into the driveway, it was clear that this home was designed with both durability and everyday comfort in mind.
Exterior Built for the Coast
The home is clad in fiber cement siding, often called Hardieboard, which is an excellent choice for Gulf Coast living. It resists rot, holds paint well, and offers great protection against our humid, salty air. The metal roof, designed with a combination of gable and hip sections, not only adds to the home’s visual appeal but is also a smart choice for storm resilience.
Solid Foundation & Structure
A concrete slab foundation with wood framing gives this home a reliable, low-maintenance base. The framing is clean and secure—important when considering long-term upkeep in a coastal climate.
Plumbing & Utilities Designed for Efficiency
Inside, the PEX plumbing and PVC lines are modern, efficient, and corrosion-resistant. The home uses propane gas from an underground tank for cooking and the Rinnai tankless water heater, which means endless hot water without the energy waste of a traditional tank. There’s also a grinder pump system that ensures smooth wastewater flow to the city sewer—a must-have on Ono Island.
Electrical & Generator-Ready
The 200-amp underground electrical service is neatly organized, and the home even has a generator transfer switch pre-installed. While there’s no generator yet, having the setup in place makes it easy for a future owner to add one for peace of mind during storm season.
Energy-Conscious Climate Control
The HVAC system includes a newer split unit with an electric furnace and a 4-ton condenser. Coastal HVAC units have a shorter lifespan due to salt exposure, but this one is brand new, providing efficient cooling and heating for years to come.
Interior Comfort & Quality
Inside, the floor plan flows beautifully with a modern kitchen featuring stone countertops, a gas cooktop, and double ovens. The laundry room has its own sink, which is a useful feature for beach towels or quick cleanups. Bathrooms have safety glass shower doors, well-sealed tile work, and fixtures in great condition. The living room has a cozy gas fireplace, perfect for cooler evenings.
Garage & Outdoor Features
The attached two-car garage has high-wind-rated doors—a real asset for coastal homes. Outside, the irrigation system is already in place and working across six zones, making lawn care a breeze.
